Hello all,

Thank goodness my wife Shelley and I stumbled across this forum, the posts have been extremely helpful, in particular Lennie the resident caretaker!

Well PW have been in touch and apparently our apartment is due to complete within the next month........hmmm heard that before. We are on phase 2, Cilantro 7 the same as Mac and Liz.. Not sure of the area or block number, but it is on the North Eastern side of the resort about 4 or 5 blocks down the road from the town centre from what I can remember and it looks out directly over the green of hole 11. Anyone who could offer any insights into whether that block and pool are really ready to go, or just PW idea of ready to go would be appreciated.

Also I would be grateful if anyone who has completed already could offer any advice on things to look out for when completing. We had intended to have a snagging company called Hola Life do the business before we come to complete, has anyone used them and do these snagging companies give you any legal ammunition for not completing?

From what I have read utilities seems to be an issue, and we also have a furniture package to be fitted as part of our contract. Having re-read the contract it seems that PW can install the furniture pack any time within 90 days after the electricity is switched on! I am just concerned that we will be forced to complete legally before the apartment has all utilities and furniture fitted and wondered if its worth our solicitor fighting the issue.

Sorry I tend to ramble, on a lighter note the HR resort looks like in time it will be the best one and the community looks like a good bunch. We look forward to meeting you all for a beer soon.

Hi,

Brian and I did our own snagging, with the help of EOS downloaded The Beginners Guide to Snagging.
It was a great help, knowing what things to look out for.  It also gives templates so that you can fill it in yourself as you are going around with the person from PW.  It's useful to see if the snagging that he is doing is comparable with yours.

We were lucky because we didn't have very much to do. I'm not sure about other people, but for us the snagging hasn't been an issue. Getting the utilities on has been the issue, as it has been with many other people.

But not to dwell on the downside.  We are going out on the 30th May and hope to have it all up and running, even if the water and electric are only builders supply. That's something.

We did our own snagging as well. There wasn't really very much, a chip on a door, a window that didn't fit very well. Actually we did miss something, a tile that clicks when you walk on it and which no doubt will crack one day, but PW say they will fix it.

We did have a bit of a problem with the boiler but it's done now. One of the ladies in the call centre told me that they have now changed the Roca service engineers and a chap comes all the way from Cartagena every day and is brilliant. Originally they had the local Roca engineers from Murcia who were useless but they were tied into them by contract for thee years and have only just managed to get out of it. So even if your boiler doesn't work to begin with you will get it fixed really quickly!

The fact that you have no services connected or facilities on-site are not reasons for not completing on time - sorry. 

Unless things have changed, completion process rules are as follows:
PW normally snag 1 or 2 days prior to completion. Once initial snagging has taken place, PW have 30 working days (6 weeks) to rectify the problems and during that time, the property should remain empty. If its not, you will have to sign a form that removes any charges against PW for damage to your contents whilst the snagging is taking place. 

If you're getting a pack from Homestyle, they won't install until the snagging has been signed off which means either you agree with PW when they say all has been done, or you go over to inspect at your expense..

We used QPM for our snagging - very professional and worth the money.  www.quattropropertymanagementspain.com

Ian (QPM) did not sign our property off until the third inspection. Imagine the cost if I'd gone over to inspect twice before being happy. PW would not have refunded my air fare and accommodation charges.

With respect to utilities, its the gas that is the problem as it controls the hot water and heating.  We completed in Nov and ours was connected in Jan.  We were told the water was on but when we got there, found we were still on builders supply.  didn't mind about that though as it was free.  Meter now connected and monies taken from account!!

We used Ian from QPM and would do the same if we had to do it all over again.

Well worth the money.

Wouldnt do a DIY snag unless you live in Spain and can do the follow up visits. Our bath tub was damagd as was some of the edges on the kitchen units, it took 2 or 3 attempts to get PW to rectify to a finished standard.

Cheers HarrynHelen & Mozz, very useful info. I was going to use Roy Howitt at InspectaHomeSpain, but I think he is losing the personal customer service touch with it by taking on too much. Pity as he was recommended by name. Why not just take on more staff lol?????

sorry, just passing thru.

im purchasing on condado de alhama and theres no sign of the habitation licences coming through from polaris. rather than re-inventing the wheel, how did ye fair out with the habitation certs.
