HI all,
I am interested to know who is looking after everybody who has brought or put down a deposit with Sunset Estates?
I am sure Luis Mendes has disapeared from the scene but he seemed to be the go between with Romanber and clients!
Does anyone in Romanber speak English? It has gone quite quiet on this forum and as I live and work in the area and have
brought an apartment in block 2 I have an interest in what's going on!
I shall be putting the same questions to Romanber this week but I thought I would ask all of those of you concerned to see if
anyone has offered any help?
I have already seen one of the apartments up for sale but I really don't see a need to panic, I believe Arcos is a fantastic area
with a long term growth and believe Romanber to be a reputable company, who from what I can visably see look like they want
to finnish the complex asap.

Hi everyone
I last heard from Luis on 21/4 and he said Sunset were moving offices to Arcos !! and that our sale was with Romanber and everything going to plan with completion Feb 09 and basically to sit back and wait. I also asked him about the kitchen which Sunset was going to install for us and he said we will have to wait to see if there are any monies left after liquidation.
I have been wondering the same thing about who is our link now with the builder, so I have faxed twice to Romanber asking this and also to Banca March with regards to the bank guarentee for the deposit this was on 28/4 and to date had no reply from either. Not overly worried as not really sure if fax was received I have never faxed abroad before.
So any thing you find out after speaking to Romanber would be really appreciated.

Hi all I too have had recent contact with Luis so he has not disappeared. It seems at present there is no one to replace the agent & Romanber apparently have no english speaking rep'....so it feels like we're left in limbo a bit. However Luis tells me the demise of Sunset should not affect the purchase.I agree with Spanish sol that this is a great part of Spain & i look forward to using the appt when it's done in feb 09.

Luis is still dealing with clients of Sunset, no fault of his the demise of Sunset Estates.
Luis is still your best bet as he has a working relationship with Romanber and has dealt with them over the last few years.
The development is still attractive despite the problems some people have encountered and a suggestion to members of this forum who have bought there is to is to become "salespeople" yourselves and try and get other people interested in the development as Romanber can really only sell to the Spanish market and I believe this project is more suited to the North European clients.
My personal situation with this development is that I reserved 11 apartments in Phase 2 and was an investor from Phase 1 also so Sunset Estates have also let me down badly but I think we would all like to see everything completed here.
Any positive comments ?

I share Bahamabaz's sentiments on wanting to see the remaining plots sold and the development completed. As I've stated before, I think the biggest risk would be if Romanber fail to sell the remaining units and run into cash problems themselves. I am hoping that they are actively marketing to the Spanish market whilst trying to appoint a new, credible, agent for the North European market. I did send a note to Romanber in Spanish via their website asking for an update following the demise of Sunset, yet 3-4 weeks later I have not had a response.
I did see an advert in a Gibraltar paper for the Novo Arcos development - this was 6 months ago. I assumed at the time that the local agent was a sub-agent for Sunset, but maybe they were acting independently. I'm just looking for evidence that there is still active selling happening.

There are two websites that I believe are currently selling the Romanber development,
1- agentarcos
The contact is Adam Winfield. ( click on English Commission Areement )
2- terrazas del-lago
The contact is Timothy Davies, Director, Sunset Estates

Are we facing a global slow down.
I have purchased a lovely apartment in Arcos de la Frontera but all I keep reading in the press is slow down and property crash.
I have not managed to get toArcos fora while and I have read some of your great coments about how things are progressing and looking really lovely.
Keep posting the picy`s please!
I am really happy with my purchase and can't wait to visit the town of Arcos again towards the end of the year.
I have also invested in Brazil and am still waiting for the builders license to be granted but it seems that things are even slower over there!
Keep them coming please!!!

You obviously didn't buy through Sunset Estates then or you wouldn't be thinking it all soooooo wonderful.
Not so many great comments at the moment. Let's hope it doesn't put you off.

Are these websites not property of Sunset Estates that was liquidated? How can assets of this liquidised company be used by former Directors to continue trading in the same Industry? Is this not illegal?

Looks to me like it's one of their old websites - they had a load of different websites all advertising Novo Arcos. I remember asking Tim why they had so many sites, he said because different people had different tastes!

Hi
I was wondering whether anyone knew if we have electricity in the communal areas of the apartments yet and if the lift and underground parking is accessable. Has anyone spoken to Romanber recently regarding these matters?
Have we any idea when the pool is going to be built as I have enquiries about future holiday rentals but they all want a pool on site.
It seems that terrazasdel-lago was registered in 2006. Interestingly though there is an address and telephone number for Tim Davies.
I found the details on "networksolutions" website under the "whois" section, I cannot give the full website address as I have not posted more than ten messages.
Regards
Eric & Christine

HI
i am currently in Arcos on holiday. Very hot! We have an apartment in Phase 1 Block 2. I can confirm that there is electricity to the communal areas. The lift is not yet working but there has been an electrician working on it most days! The builders are working around us everyday (not weekends) and the development has certainly progressed since we were last out in April. Though this is good news as it is the best situation that they get on and complete as quickly as possible - it is very noisy and dusty for us right now. As far as I know this should be completed and finished with pool next summer. Lets hope this is the case. We have been using pool round at Hotel La Molinera on the lake. Arcos is quite a bustling place at this time of year, but not in any way overun by tourists. Just pleasant. If there´s anything else I can help with while I´m here let me know.
