Faro:
I know a few, but it is not my place to recommend anyone or anything to members on this site.
I happen to know that they put their reasoned opinions in writing, they answer queries, in writing, and they even provide clients with a written summary (leaflet) of what to expect in the conveyancing process (whether clients read this or not is another story!). I have seen how thoroughly these lawyers do their searches.
Clients are a mixed lot. I have seen those who come and take notes of what is being advised, and who go off to mull it over, then email with any questions to which they get further written answers.. There are other clients who sit through the interview in a sort of trance. (You know: "I can't believe I am here doing this!"). Sorry to say it but it is true. However, they also get the written summary of the advice and the leaflet with pertinent information.
Lawyers have also asked me why on earth some clients consult them, actually pay fees and yet do not pay a bllnd bit of heed to any advice, and go off on their merry way. It is amazing how there are some people who will not hear what they don't want to hear. If a client is hell-bent on buying a shack on four stilts in the middle of a marsh, then s/he will go right ahead and do that, no matter what advice is given.
Certainly there are incompetent lawyers. I know that.
