We have purchased on a development called Princess Elisa, near to a village called La Matanza.
It is a rural, but not isolated, with other housing around it. I wouldn't have known about the break in's only that I am in contact with other residents by Email through this site. It is a worry if you are not resident full time there, in regards to security.

We were broken into in the night last November at Riveira(first tenants to rent a brand new house),we beleive we were gassed as they came into every bedroom and stole items from bedside cabinets etc..very scary.
We are completing soon on our new apartment..rest assured we will be changing all the locks and upgrading all aspects of security

We purchased a home on Playa Golf 3,Orihuela Costa and moved in full time in July.All was fine for 3 months and then all our world went upside down in the space of 5 days.On the Wednesday my wife was harrassed by a man in a car whilst on the way to her job in an English supermarket.On the Saturday we were broken into and jewellery,cash,credit cards,laptop and all my sons electronic games were stolen.Then on the Monday the thieves returned and ripped the grille from a window and stole a brand new LCD tv.My wife is now terrified of even visiting Spain,let alone living there.She wants to sell the property and begin life again here in the U.K.I on the other hand ,want revenge,to return to Spain and get these bastards back.If anyone out there has had a similar experience and wants to join me in Spain to set a trap for the scum there ,please leave a message here.Please be aware that this will not be for the faint-hearted .You will however get 2 weeks in Spain at my expense and all drinks provided.

This sounds an horrendous experience for you and your family Queso, I have suffered similar in the UK and know how this can affect your life.
I sympathise but working with other residents and the local police to identify and target the problem(if there is one) is the answer.
The reason I started this thread was to find out how prevelant this problem was, we tend to just hear of the positives when we are looking to buy. I want to know if there is a problem (not just isolated incidents) and what residents can do to minimise the threat. If people are aware and notice when suspicious people are around, fit alarms, start a homewatch scheme etc. we may not be perceived as easy targets.

Make sure that as soon as you move in you change all the locks. You don`t know who has has access to your keys.

We are also in the process of purchasing a property on the same development as San Maguel, and likewise we are concerned. It has been suggested that the building workers may be responsible - so I have contacted my agent - who told me they have a very good relationship with the building company - for any information and suggested to them that we may reconsider completion. Also we have friends who live nearby, although not in the village, to give their view. Another suggestion was temporary workers picking the groves. Unfortunately, like everywhere today, it is sad that extra security will be inevitable. On a positive note, we know more than a few people who live in this part of Spain, and they have never had any problems of this nature.

Hi all.
Firstly, i am sorry to hear that some peoples property has been burgled and hope you will recover from your traumatic experience. I presume that entry was obtained by either forcing a window or the front door? I find it difficult to get my head around as there are grilles on the windows down stairs and the lock and hinges on the front door are pretty heavy duty, so both of which i would have thought would have taken a lot to force open, but it has obviously happened. Has anyone been burgled without any sign of a forced entry, i.e. someone has obviously used a key?
So terri is correct in saying that we should all have our locks changed that require a key as soon as we complete.
One last thing, has anyone been burgled that has an alarm system installed and the thief continued to rob while the alarm was sounding?
Thank you for any information from burgled people, which may help some of us to alter our security arrangements and maybe not suffer in the same way that you have. I wish you well. Bob.

Unfortunately burglaries are fairly common, particularly on new developments.
Ensuring adequate security should be first priority when moving into your new home. If having Rejas (window grills) fitted, be sure to use a decent company and look at their work beforehand. There are many installers popping up that are fitting rejas that can be unscrewed and lifted off in seconds. Your grills should be solid metal and cemented into the walls, not screwed in.
Always have your door locks changed. Have good window locks installed, and on sliding type doors and windows have the metal bar that sits in the groove which will stop the window from sliding along. An alarm is also a deterrent.
Generally burglars want to break in whilst you are there (scary but true) as they will expect you to have cash, credit cards and other valuables lying around. It is less likely that a burglary will take place when the house is empty.
They do seem to target a development once they find the security weak spots, so if there has been a burglary on your development, make sure that they can't get into your home the same way.

Hi, I have a property in the Alicante region, which incidently has now been named as the top province for crime in Spain !! This problem is not just with new builds, I I have been broken into, the alarm system was ripped off the wall and placed in the swimming pool, the security cameras turned round to face the wall. The alarm system was connected to a call centre and the police did arrive after ten minutes however this is plenty of time for these animals to get away. We now have chubb security locks on all of the doors and windows, however I found the grills did not make any difference as they use an adapted bar to wrench the bars out of the brickwork, this causes even more damage, I would not bother with window bars again !! However after all of these problems we still love Spain and have not experienced any of the yob culture that seems to be ruling the UK now.

Thanks for all the information, and having spent a lot of money buying a property, obviously it is worth spending more money on extra security, the best you can afford, so that you can keep the chances of being burgled down to a bare minimum.
With regards to the window Grilles, i have heard that you can have extra thick bars put in which will go even deeper into the mortar making it a lot more difficult to take out with a wrench.
Finally, our property should be completed later next year and we will be retiring to Spain about 18 months later. Having had a Dog on and off for years, [German Shepherds], we may well have the ultimate deterrent when we move.

Breakins are common in old rural houses also. We have 16 houses
in our Hamlet of which 5 houses have been broken into, 1 (3 times) and
the little chapel was wrecked. We are well away from the Costas
so there is no underlying violence with these breakins but with an
urbanisation and a golf course arriving next year this could change.
With a development being built over a period of years just how do you
tell who is a genuine employee of the company and who is not and most
new arrivals here are not used to the tactics used. One will talk
to you out front while the other is getting in through the back and all
sorts of things they dream up.
Dogs are good for making a noise but the intruders will quite often
feed the dog with something and put it to sleep. One of the houses
broken into our Hamlet 2 weeks ago has 5 dogs and it was the middle of
the afternoon. Which here is when most breakins occur.
My husband is a metal fabricator and locksmith and because of this we
are made much more aware of how frequently break ins occur.
Yes you can have fixings secured deeper into the walls but it depends
on the build quality. My husband sort of splays the ends where he can
get a good fixing and does not use tube as so many fabricators do
now. The other problem of course is that so many people do not
want to pay for the quality, they would rather spend 1500 euros on a
new telly than on a reja.

Hi all,
We are a private security company based in Algorfa. We have done a lot of reseach on the very big problem of break-ins. The culprits have many different ways of working and also have reseached their field very well. They come well equipped and will have prior knowledge of the areas plus the right time to hit.
We do all security products but our main priority is to supply Nigth Security Personal to urbanizations that need extra security. We are listed in the private security list of companies and all our secuity men are reg security personal. We work together with Policia Local and are here to help make our areas a safer place to live.
Geting back to security products, from Jan next 07 all new buildings must come fitted with reja/ grilles provided by the builder so these grilles will be much harder to get off. It is up to everybody to be as alert as possible to secure there own property. These people usually break in with in a night or two of the occupants moving in. There fore it is very important that grilles are in place, shutters are down by night, windows closed and secured with a window lock, purchase and set a good alarm for your property.
If you find a burglar inside your property, do not challenge them as they may be armed, escape as quickly as you can and raise the alarm.

There are lots of break-ins on the development where we have bought at Senorio de Roda, our house was broken into in October, and there have been lots of others since then.
The thieves took jewelry and money belonging to my mother who is nearly 80, she still has not got over it, the jewelry had sentimental value.
The problem at SDR is the window locks are shoddy on the whole of the development. which is such a shame because the develoment is going to be so nice when finished, why can't builders build in higher security as it will be a much better selling point and give the company more respect.

Hi Everyone,
Just found this site and thought I would let you know about our experience. We bought a 2 bed apartment on Playa Golf III, Campoamor and received the keys in September 2006. We had the locks changed immediately and had a door grille fitted to the front door. Some friends of ours went out in November and on their last day the apartment was broken into. The ink was hardly dry on the contract! Although we had the door grille (we are 2 flights up) the just used a wrench or something to batter the door in - you should have seen it - it was completely demolished - so much for door grilles and changing the locks! Unfortunately we are only about the 3rd people to move into our block - so it was nice and quiet for them.
All they got away with was some English money and a couple of gold chains of my friend's - the total haul probably amounted to about £50. Now we have got to have a whole new door and frame and will have to look into having a better security grille (the one we first had was bought off the builder San Jose). It has left us feeling very upset and wondering if we have done the right thing in buying in this part of Spain. I dont even want to go out there at the moment and feel very disappointed and let down. What other security can we have? We thought we had done everything to stop this happening to us.

It is terrible when this happens and I sympathise with you. The only thing I can say is, that when the urb gets busier, there will be more people around to deter this type of thing.. I am lucky at my holiday home having people permanently living next door and haven't had this problem. I did, however, have my house in UK broken into while I was in Spain for a week. They got in by jemmying the window locks off the kitchen window!!!!
I hope this doesn't deter you from your plans. It does, unfortunately, happen everywhere.
