Meeting started 1000, the following people were present:-

Gerardo Cabellero (RyF), Sandra Jackson (AEA), Melisa Alem (AEA). Pepe Torres (AEA), Jeff Layton (owner)

- Minutes of AGM should be available this week or next week, they have been prepared and Gerardo needs to check and correct. Log in to AEA site.

- Security was discussed and since the stepping up of cover no further incidents are known. Provision for an AEA office at the gate house cannot be accomodated here and alteratives will be discussed with the builder. Possible near Paddle Courts or near lower large pool. Current AEA office in apartment in block 11 is open 10 -14 each day and the post is now there sorted into blocks. Phone number for office lady is 699909017 use during office hours only.

- Misuse of paddle courts/ pools etc. should stop within the month as the main gates are installed

- unsold flats window boxes to be tidied up 

- mud slide in heavy rain near small lower pool - addition drainage at top and bottom of stairs and in pool area being looked at.
 
- lift problems being looked at and report written maintenance company may be changed

- debtors - process started letter, court etc.

- the roads may be classed as public even though we have gated access, the original license is being checked, this will not affect things as security will still be on and gates closed, gap near lower pools will be closed off when roads complete.

- NOTE THE ROADS ARE LIKELY TO BE ASPHALTED ON 30TH JUNE 2008, THIS WILL BE CONFIRMED BY NOTES PUT UP

THE FOLLOWING CARS NEED TO BE MOVED I HAVE BEEN ASKED TO PUBLISH THE FOLLOWING:-

BLUE MERC PARKED ON LOWER ROAD C149 GVU
BLUE BMW PARKED AT ENTRANCE TO ONE OF THE LOWER BLOCKS MA9235AW
MAROON CITRON G81166 PARKED AT TOP OF HILL NEAR BEND

DOES ANYONE KNOW WHO THEY BELONG TO? THEY MAY BE TAKEN AWAY OR MOVED IF THE ROADS ARE CLASSED AS PUBLIC THE POLICE MAY BE INVOLVED.

-  Incoplan the builder is being asked by RyF to continue with maintenance AEA not happy with this so further discussion taking place. The gardeners, pools, cleaners all still under AEA control.

Meeting finished 1220, Pepe, Melisa and I went up to DV to look at things. An apartment with a washing line full was against community rules as only racks should be used. Pepe went to see the owners to discuss.

At the next meeting at least I or JC will attend, Melisa will not organise follow meetings without one of us present.

Sandra has regular meetings with Gerardo to pursue issues. I was impressed at the way AEA were handling things with RyF.

I am told that about 65% are sold.

Hi Jeff

We agree with Jan.  Thanks very much for everything you have been doing.  It sounds as if everything is finally coming together and it will be great to finally have the gated entrance that we've waited so long for.  We will be out there for a couple of weeks from tomorrow.  Looking forward to relaxing in the sun.

The merc on the bottom road has been ther about a year and has been reporterd on numerous occassions. It seems it has UK plates so the police cannot legally tow it away!!

This has now been done.  The tarmac has been removed from the narrow connecting lane and this is now just bare soil ready for planting.

Hi all

We have just returned from a wonderful break in DV, villiage is starting to look really good now that entrance is nearly finished, however Jeff it would be nice to have the gate issue confirmed as we heard whilst we were there that no gates would be at the entrance, barriers only - which we were sorry to hear about.,  Security seems pretty good now.

The AEA office at the present is next door to us and we are unhappy that we have lost quite a bit of privacy and have to say for the time we were there apart from the weekends, we just about learnt everyones problems and the intrusion whilst sitting on the terrace having breakfast coffee etc was very off putting , so it is reasurring to know it is going to be moved - sooner rather than later we hope.  Please keep us posted as it has rather spoilt our purchase. The first day we arrived the door bell did not stop ringing - ............

I'm very glad to hear there is an on site AEA office which holds our post too!  That's great news.  I sympathise with Mimmie and others who reside near it though - it must be very annoying.  I hope it is moved to somewhere more suitable soon.  Are there still plkans to have it by the paddle courts / pools?

What Mimmie reports about the change of plan for the  gates is worrying.  We all saw the plans which clearly showed gates.

But yesterday I was looking at the entrance it is did seem to differ from the plans and it was hard to see how it could accommodate sliding gates.

Without the full access control that other developments enjoy in the area we will be plagued with local free loaders enjoying our pool and paddle court.

I went to the large pool for swim on Saturday at around 12:00 and was disappointed.   The pool was full with about four Spanish families,each with many small children.
Certainly no chance of a serious swim - it was just too full of children and Spanish mothers with toddlers  - why they couldn't use the small adjacent children's pool -- which was empty..
So I  departed back to the apartment.
No idea if they were local freeloaders or genuine apartment renters.
I rather wonder if they were acquainted with the life guard?

I also think that the pool/paddle tennis facilities are being used by non-owners/renters and if there is not sufficient security including electrically operated gates and random key checks then the situation will stay the same.

Has anybody actually complained to AEA about the situation with, apparently, non-residents using the facilities?  With AEA now having an office/employee on site, it should be easier for them to get a grip of this situation.  What happened to the suggestion about having a lock put on the gates to the paddle court/pool areas?  Coudln't we have some sort of security key fob, requiring pin access?   With the possibility that there are not going to be gates, and only barriers, at the entrance, non-residents using our facilities is just not going to stop unless we get AEA to take serious steps to combat it.

I agree.  I am upset we may have barriers rather than gates.  That's a real shame but key or code access tothe pool / court areas is a good idea.

Even with key fobs  etc.....

let;s hyperthetically assume that the life guard decides to invite his wife and her friends along on a Saturday.
After all it is a really excellent pool (maybe the best in the area)  and usually there are not many residents using it.....

Or friends of AEA employees or friends of the gardens or the pool maintenance man etc etc.

Ironically one of the causes is that the large pool at the bottom is a very nice pool.  The location  and the view is excellent.  There is no traffic. It's peaceful
and only overlooked by a few apartments, most of which are empty.

I  suggest we consider:--

1.  SIGNAGE
A sign at the entrance (in English and Spainish) to all pools to read 

"Private Pool - DV residents only
Pool users may be asked to provide proof of residence
Non-residents may be subject to prosecution  "

2.  SECURITY PATROL
To include the  pool and to questoin any suspect pool users.

3.  Life Guard and other AEA site staff to recieve communication that pools are for exclusive use of Residents.
ESPECIALLY at weekends.

Similar for Paddle Court.

It's not nice having to have such signs but currently  it seems some non-residents are taking  the piss.
What else can we do?  Any better ideas?
On three Saturdays now I've not been able to enjoy DV facilities because it  seemed they were being used by non DV resildents.
But of course I don't have proof because we have no way of proving.
And that is exactly why the non-residents are there.

The life guard definitely had visitors with him the other day, whether family or friend I cannot say.

All other Spanish people at the pool this weekend appeared to be residents.

This has to be dealt with.  AEA must be advised by residents that the contracts of any employee of the community and/or AEA (eg lifeguard, gardener, etc.) will be subject to termination should they be violating any terms of their employment and/or rules of the community.  Allowing non-residents/friends/family, etc., to use the facilities of the community without the authorisation of the community should be a violation of their contract, if it is not already.

Paul, with all due respect, "ESPECIALLY" at the weekend should not even be an issue!  It should NEVER occur, at any time of day or night, 24/7!!  Weekends shouldn't even be mentioned!!  The facilities are  for the exclusive use of the residents and their guests (when residents are present!) ONLY.  No matter when!

This will be something we will be taking up with AEA when we are there next week - although, as we are only there for a limited period each year we, obviously, don't have a lot of impact or knowledge of what is going on (save for what we read on EOS and the DV website!!)

Unless ALL residents/owners have an input on this, it will just continue.  So, let's all write to AEA and make it an issue!!
