I think that if the developers are in breach then if all off us collectively instruct our solicitors to raise this matter we might get somewhere, individually i don't think we will have much luck. I think Perla is trying to dodge this issue as she hasnt yet replied to my emails.

Hi OtterAndy,
This is the first that I have heard of these store rooms. Where are they, and when was you given the option to buy one, or is it part of the purchase price. On the garages, we have an apartment in Phase 1, Block 1, semisotano 'C'. Does anyone know which garage space number we will get.

Hi Westport, the garage number is mentioned in your contract. Like you, I never heard about storage rooms.

Hi, I found out about the store rooms about 1 year ago after doing a bit of digging. I have the actual measurements taken from all of the store rooms in block 2. They are not as big as the developer makes out! I will scan and upload within the next few days.

I just come back from the site. I tried to check the room dimensions but I couldn't find any open appartment in Phase I.
What I could check by peering through the windows is that:
a) our two children bedrooms are about the same size as the kitchen, which means that either the whole left part of our house is much smaller or more reasonable the dimensions on the drawings are correct. No possibility that they made a mistake by forgetting the 60 cm of the closets.
b) measuring our master bedroom from the outside as precise as I could (it's parallel to the terrace) I came up with 2,70 from wall to closet door. The drawing states 2,73 so that one is also correct.
So there maybe errors but apparently not in every appartment.
I checked one appartment in phase II, block 5, but I don't know what it should measure as I have no drawings of it. If somebody knows the dimensions of the single bedroom in the semisotano of block 5 (or 2 as that's identical) we can compare notes.
Regarding garage space: we have nr. 11. I couldn't enter block 2, but I checked two other blocks at the left side of the road (looking at the sea). Our space is 3,80 mtr wide. You can see on Andy's drawing that ours is a medium sized one. Just to give an idea.
At the right side of the road the garages seemed to have a different layout, but I'm not sure.

Hi all,
there is some mention of Store Rooms - These are called Trasteros and they are available at extra cost. We had the last one in our block and it was the large one at 6000 Euros. The smaller ones are 3000 Euros. There are only 10 in each block, with 20 apartments this means that 50% don't have one. If you are interested, I suggest you contact Pearla immediately. It was a 'must have' for us as it means you have somewhere to store all your beach stuff.
Prices are plus tax 7%.

A rep. of the estate agentsuggested that attaching a large metal box to the wall at the back of your garage space is a good option for storage. He is Spanish and he said this is what the Spanish do. It is much cheaper, costing only aboput 300 euros ,than the storage spaces ofered by the developer. Hope this helps.

Hi All, When we were purchasing we asked about storage rooms and were told that some but not all blocks have a limited number of them. As a smaller one 3.30m sq. was available in Block 1 at 3k€ we bought one. There may still be others available, contact Perla for info. From earlier posts it appears that some of the garage spaces are smaller than others and in the case of No.s 2 & 3 (Ours is No. 3, Block 1) due to placement of supporting pillars there may not even be enough space to park 2 cars alongside at the same time. Whether this applies to all Blocks or not would be interesting to know. I think this is an important matter to be taken up with the developer. On a separate note I noticed the aerials in some of the photos all right and was wondering about them. I also noticed a roof tile or two missing at roof edge on one Block in a photo...

Hi Max, Am I right in thinking that yours is a 3 bed? and that;s what you have measured up? The ones I measured were 2 beds, the master bedroom in these are definitely smaller then the plans given by the developers. The second bedroom and lounge measure up more or less as per plans so i dont know how they have made the master bedroom smaller.
For those thinking of storage rooms be careful of the smaller ones as some really are not worth the money the developers are asking. We reserved one of the smaller ones but upon inspection we found that it was completely useless as the door to the room opens inwards meaning that you could only really put up shelfs on 2 walls and then of limited width, quite frankly better to put some storage cupboards up in the terrace or in the car park space as deerpak has suggested infact this is what Perla told us that many people in Spain do! Needless to say that we cancelled our reservation of the smaller unit, thank got we did not send any money to the developers.

You are right RG. We bought a three bedroom semi-sotano.
However the fact that ours seems to measure up suggests that it's not a simple mistake including the closet space.
Which apartments did you measure?

Hi Max I measured a 2 bed in block 10 semi sotano C (incidentally this one had quite a bit of damp in the walls of the 2nd bedroom!) and i also measured up another 2 bed in block 4 semi sotano D. The measurements i have taken are from the skirting to the skirting and the skirting is about 2cm thick but even so the master bedroom in the 2 beds is way out.

Hi All,
I've just uploaded my sketch dimensions of the store rooms in phase 1 block 2. You can see that they are no where near as big as the developer makes out I asked lena from the developers at the time about this and she couldnt understand why they were not measuring up to size??????.More likey she did know but did not expect anyone to go on site with a tape measure before completion!!
I have roughly calculated the m2 and the best value for money is no 3. Also note that in my block as above we have matching wooden doors in some other blocks further down the hill the doors were made out of thinish grey metal.
I would make sure that you get accurate sizes before buying as the rooms could vary from block to block.

You're a great source of information Andy!
I did my best and applied my rusty mathematics to these dimensions. Best I got was 2 m2 for the small ones and 3,2 for the expensive ones. The developers seem to have missed all classes in mathematics as they are certainly not 3/6 m2.
The number three seems indeed the best deal as it has the most useable surface for the money. The largest ones are the most expensive per square meter

With regard to the area of the 2 bed apartments and the discrepancies noted I wonder if it would be useful to compare them with the measurements of the show apartment (especially the master bedroom and hall area where the greatest difference seems to be) in order to see if the show apartment checks out the same way?
I don't expect to be out there until nearer completion date otherwise I would try to check this out myself!

Hello Gericom, I did have a look at the show flat and that appears to be the same as the others i have measured. Anyway i have now received a reply from Perla with regards to the discrepancies with the room / garage and store room sizes and this is what she has to say: Perla didnt actually bother replying to the queries about the master bedroom and garage space as for the store room she says she has checked with the architect and he says the dimensions given include the thickness of the walls and common areas! That's something i seriously doubt.

It's very hard to imagine that the dimensions of the storage room would include communal areas. The stated garage space in your contract does include the common part so maybe she mixed up as her English is not that good.
Anyway thanks to Andy's measurements we all know about the real storage dimensions, so we know what we are really paying for. I find it quite disturbing that she didn't answer on the shrunken bedrooms! (although mine seemed to measure up as posted before).

Thanks for that RG. I seem to remember that the apartment area as quoted in the contract includes a big element for common areas so it appears that developers are able to avoid being pinned down on precise dimensions and areas for the actual apartments, storage rooms etc. It seems reasonable to allow 10/12% for walls etc but even with this deduction a storage room 3.3m.sq. should come back to a little under 3m.sq. but plainly it is considerably less than this going on Andy's measurements.
Unfortunately this is a big grey area but seems to be common enough with developments of apartment blocks.

I have been doing a little bit of research into this and from my understanding the stated m2 plus the floor plans and room dimensions given at time of placing the reservation deposit forms part of the private contract we have signed. However the developers are allowed a small margin to deviate from these measurements but this allows them a few centimetres at most not half a metre difference! Anyway i have been advised that the best way to proceed is to get a copy of the bank valuation as apparently they accuarately measure up the apartment and m2 (as this is how they value the property for mortgage purposes) and if this shows & proves the big difference you can then use this to ask for compensation from the developer which the developer should give as they are in breach of contract.
Furthermore the fact that Perla has failed to explain or comment on this matter leads me to think that the developers are in the wrong on this one?
