Not sure RG, but the description for both Don Juan I & II on the Sevilla 2000 website (www.sevilla-2000.com) states "Plaza de Garaje incluida en el precio" while for Don Juan III it states "2 plaza de Garaje con puerta cerrada incluida en el precio por apartamento."

hello I'm Martin. I had a walk around the site this morning, in particular the garage area of Phase 1--block three where I have an apartment, It has finally been painted and numbered. I found all the car spaces to be reasonably sized except for number 12 which looks awkwered to get into, sorry someone. I was half expecting to bump into you Max as you seem to be up there as often as me, maybe nest week, I also live in Los Boliches (2 years). I also agree with all the coments about this green fence stuff, when are they going to stop.

Hi Martin, I agree with you about number 12 but did you see space number 3? you might find it even more difficult to get a car in there then 12. What floor are you in?

Hello RG, me and my girlfriend have bought an apartment on the ground floor, on the corner. I can't place car-space 3, I'll probably be up there again this weekend if I don't get to many xmas drinks and take another look, all the best Martin.

Hi Stuart, Sounds like you have'nt done too bad. Anyone buying a typical 2 bed 2 bath apartment in phase 1 would think that they are getting a 80.14m2 space in reality when you add up all thye room dimensions we are only getting 71m2! the developers say that 80.14m2 is the constructed area and not the useable area. The developers are expert at misleading people with the sole aim of lining their pockets! Do not believe anything that they say.

Finally managed to get in to my own apartment and recheck the measurements to the ones I took in Block 4 and 9 (possibly 10, not sure). To my delight the master bedroom in my apartment measures up as per the plans, still this is a little odd as in November when I measured up in the other two blocks the rooms where smaller. However the garage space is definitely smaller then the plans and due to the positioning of the pilar means if someone does park in space next to mine then the doors of anything bigger then a Smart cannot be opened. I have informed my lawyer of the situation and he is trying to sort something out with the developers, hopefully will know soon what can be done about it.

Having checked my contract I see that I am allocated Garage Space No. 3 in Block 1, Phase 1. From what you say RG going by your post on 18/11/06 the space No. 3 that you checked then only measured 1.86m wide due to the infringement of a supporting pillar. If my space measures the same and I have no reason to think otherwise at the moment, then my current car which is a medium size at 1.725m wide will leave only 135mm available for exiting which is plainly impossible if anything is parked in the adjoining space! I don't think that Houdini features among my relations!
This is really unacceptable so please keep us updated RG on any progress that you make as I think this is definitely something to take up with our solicitor.

Hi Gericom, You really need to have a look at your space as they do seem to vary from block to block. My met with my Lawyer on Friday before flying back to the UK apparently from his preliminary investigations the official regulations state that the space has to be at least 1.99m wide. He is still looking into the matter and hopefully will have some sort of resolution soon. In my case the width of the space if fine the problem is with the positioning of the supporting pilar which is located where the car door opens. This pilar really ought to be (as is the case in every single other car park i have seen) at the front or the back of the space not in the middle!

I was looking at the garage spaces the other day. Your bay, bay 3 does have the whole of one of the pillars within your bay. I cannot remember if there is one obstructing you on the other side. I have a photo of my bay, bay 2, that I will put on the site when I return to England. If its any consolation, I have stayed at the MonteCanada development that was built by the same developer, and I have friends that have apartments there, and I must admit the layouts of the underground garages are the same, but its not as bad as you may think.

We are in block 6 our garage is No2 and we have a pillar to contend with. We were staying on Mone Canada last week and no more than 10% of garage spaces were occupied but when I parked slightly "over the line" on 1 occasion I had a note in spanish left under my wiper (it seemed polite but I'm not sure what it said). We didn't go over the line again. I expect we will find the spaces tight but OK. I am certainly not going to make an issue on this.

I know alot of the parking spaces are tight in many developments in Spain but in most of them you can still open the doors and get out. In my case if there is a car in the adjoining space 3 then it will be totally imposible to open the front doors of anything bigger then a Smart car. I am sure this must be the same situation in many of the other blocks. I also cannot understand why the spaces are so uneven in their widths. I know that in most cases many spaces go unoccupied but that is not the point, better the matter be dealt with now then to have an issue with a neighbour later.

I think the reason why the pillars are where they are, is because they are loadbearing. They have to space them out to spread the weight of the above floor. This would be down to the architects drawings.

I understand that those are load bearing walls. All I can say is that the building is poorly designed in this respect. Look at any other car park and the pillars are at the end or at the bigining of the space which means even if the space is narrow you can still get out of the car! It looks to me like the architect has made the parking spaces an after thought rather then a coherent design.

It may not be the Architects fault but could be down to the builder’s poor setting out of the pillars or marking out of the lines. The reason for this that is if you look in all of the blocks some of the no 3 spaces are OK meaning that the pillar is on the yellow line and in the case of block 3 the no 3 space is completely unusable (as per your photo). I think if no 3 is your space then it is potluck if you get a proper parking space or not. If I found a pillar blocking my parking space I would be asking for a full refund as these spaces are priced within the contract at in excess of 10,000 euro.+

I took some photos today of your garage space in block 1 phase 1. I have parked the hire car in it, so you can see for yourself. You would all have to exit your car on one side if a car was parked in space 4. I really feel sorry for space 5, there are 3 pillars in that one. I will put the photos onto the site, as soon as I have worked out how to do it.

Hi Gericom,
I have just put a load of photos showing progress on Don Juan. File number 23rd April 19559 will be of particular interest to you, as I have first parked my car in my bay, bay 2, then I have parked in your bay, bay 3. As you can see you have a whole pillar to the left in your bay, where as bay 4 only has half a pillar so there should be a little extra room on their side. Only problem that I could find with your bay was that where I have parked it was ok to get out on the drivers side (left ), but as you can see on the right side if a car was parked there it would be tight, so everyone would have to get out on the left side. The drivers door is obstucted by the pillar, but unless you are 20 stone plus, it should be ok as I got out no problem. Let me know what dates you are going out there, as I may make a trip after completion which hopefully is the end of May beginning of June. Check out all of the other photos that show the external damage on our block 1. Its only minor which is good.
