one of the group has asked to sell on 2 of his properties to fund purchase of some villa janas he has his name on. the price he wants is 165k each. they are in naranjos jardin 2, no. 90 and no 96. they are either end of the block of 8 apartments near jardin 3. very nice location and both end of terrace first floor penthouses with the pergolas to the front of the roof terrace. jardin 2 is the nearest jardin with a pool to the new foro town centre. anyone interested pm me for plans.. what u think shampers, only 100 yards to the watering hole. only one pool to dodge on the way back.

These prices seem a bit expensive. I'm looking to off-load one of my 3 bedroom appartments on Los Naranjos and I think I'll be lucky to get my money back...which would be nice!!!

i suppose the price in condado is based on supply and demand and the fact that some areas are better than others,why were the la isla penthouses a bit dearer?anyway its up to the individual to decide if they want to live in el mirador with 2 solar panels as their coffee table on the terrace and a car taxed and insured outside the door to get you to the shop or else live in naranjos 2 and walk your granny to the pub and back.

the price is 165k euro and it might take a month or 2 but he wont need to offload them till the first week in nov. and condado is coming together at a rapid pace id say he will have no problem once the foro foundations start.

at the moment if i was to buy another it try not to go behond naranjos jardin 4.

Interesting price Ace.  If you check out the Polaris world site, they are selling "key ready" 3 bed apartments at €131k - there are over 30 in Jardin 13 available - which is also pretty close to the new watering hole.  Good luck, but think they may struggle to get rid of them at anywhere near that price.

Problem with the selling on is that the agents/developers reps are offering that service to people on inspection trips along the lines of 'my friend is also selling his apartment and there's 3,000 euro's cash if you buy that one'. In fact when I was told this I was also told that there was a real hard sell going on now in the Polaris trips- which there wasnt when we did our inspection trip- so maybe the reps are working on a different comission basis now. Plus many of the staff ( on building developments)supplement their income by buying off plan and either renting to Polaris/their company as the show apartments or selling on quickly using their colleagues to promote and sell their apartments with a bit of cash changing hands to smooth the way. This puts regular sellers even further down the food chain and so their prices have to be really competitive regardless of the position of their property.

This is all very interesting reading. To be honest I'm pleased to see someone looking to benefit from buying off plan. We bought a Penthouse in Block 16 last year, well before the Faro position was in question. We picked Block 16 as it was in the centre of Condado, close to the Oasis and overlooking the 12th Green. When we heard the new combined Faro was to be next to our Block, it was mixed feelings. My wife was worried that shoppers might park in our Block car park. I was thinking it would be very handy and there would be plenty of activity. If there's any chance our property would now be more desirable then it's all good.

Good luck to anyone selling there apartments, I hope you can get as much as possible for them.

Yes it will be good to see what they go for because most of us only have our valuations to base any idea of a price increase on. Although when people have been wanting to move to another Jardines because of issues with their apartments Polaris have wanted a further 6,500 euro's whether thats all in the asking price or admin charges to manage the exchange I dont know. If you look at agents sites and even via google there are a good number of apartments selling at below purchase price- so there are many good deals to be had. Slowly they'll clear and then things should level out

I think you are correct Migde- location is all an individual choice and not everyone will want to be near the Foro especially if ther's a mini mart close by. The Foro may be somewhere they only visit occasionally but its a big plus for those renting apartments because renters often choose to be central and therefore close to the Foro, which means it'll probably will be busy in the peak months or if they do have those tournaments.

Meanwhile we're looking to buy a couple of bikes!

hi ted h,

id say jardin 13 key ready are all facing a block wall with no pool thats the reason they are so cheap,nobody wants them. if you're buying a property in the sun whats the difference in paying an extra 20k or 30k for a nice one, divide it over the mortgage and if you u want out of it in the morning you can sell it that bit easier than the others. some people like to buy half shares with another and that makes it even easier to go for the better ones.all the 2 beds in jardin 2 were sold out months ago so it must have something going for it. its also got a very low pool to no. of apartments ratio so thats another good thing.anyway we will see how he gets on.

Excuse me but I WANTED Jardin 13 with no pool AND it does not just face as you put it a brick wall....... It is half wall & half fence facing what will be the Oasis !! I chose that Jardin as I am going to be living there and didnt want ogling at everyday on my Terrace while peeps are using the pool or just generally sauntering through, I wanted privacy and somewhere quiet. 

You cant start offending people by saying we bought cheap apts that no one else wanted, as mentioned before everyone has bought for their own reasons, if I was buying to rent out maybe I would have gone for a differrent jardin but I paid  the same as anyone else for mine and I am happy .

Ace, lots, but not all.  I do hope he does manage to sell at the asking price. As Midge said, it is good for all of us to know that people can make a profit off plan.  On the Polaris site there is only one 2 bed available in the whole of the Jardins, so you are right they are selling well.  Worth your friend knowing that 106 and 108 are available in J2 of Naranjos are up for €132k - but they may not be as well positioned as his.  As you say it is all personal choice, and I wish him luck.

 If these apartments sell at near those prices it would be an indication that the market tide has changed little else.
