Hi Everyone

I visited the site for the first time last week, and as everybody else is, were impressed, nice to see everything the same as the artists impressions.

I am concerned regarding the commercial building which Eli said " Will not be completed until the end of the year at the earliest" ?? She did not seem totally convinced it would be then and also did not know who would be in it and where?

My concern is,once we have signed the contract it may never get finished, it may never have tenants, and where do we eat, drink and socialise? and who would want to rent our properties?

Also Eli did not seem to think they where doing any sort of landscape on the land set aside for the second phase, which not be two years, I do not want to arrive or look out at a building site?

Belive me if people do not complete the work, or definately have something in Black and White, they never will??

Please could anybody let me know their thoughts

I think (unfortunately) the contract we have all signed only refered to the construction of the townhouses and apartments for the first phase. i don't think it mentioned the second phase or the commercial buildings. I think we have no control over this. Completion will be at Rudinas discretion. it would be nice if we could hold an amount pending completion, but i don't know if Rudina would accept this retrospectively. However it would appear that his intent is good and he has to sell the remaining plots and Mirador. Eli told us he was thinking of building tennis courts on the 2nd phase plots in the meantime!

We are worried about the viability of the commercial centre when complete. 100 odd plots 400 people Max at say 50% occupancy is 200 on-site. Is that enough?

Yes, the figures for the commercial centre don't add up, but I think we were told that it would be open generally to non-Balcones residents. In any case, it is outside the boundary of the residences and as far as we could tell you have to come out of the secure part of the complex to access the centre - there's no direct access from the inner part. Maybe if there are enough attractive facilities there, others would come from the village. Of course, this would mean more traffic.
