The costs of this policy is 294’34 Euros and is for a duration of 20 years. This works out to be less than 1 Euro a month.
I would be most grateful if you would read the following points carefully.
This policy covers the following:
Document forgery: There are articles in the papers everyday about this type of thing.
Fraud: Imagine someone usurps your identity and sells your property.
Fraud: The forger takes out a mortgage loan on your house.
Fraud: after a few years of you owning the property it appears that the person who sold it to you was not the real owner and was acting with forged or revoked powers of attorney.
Squatters: This policy covers the cost of dealing with this and pursuing your legal claim to conclusion.
Fraudulent sale: part of the land you purchase did not belong to the owner, or a terrace you thought was yours belongs to the community of owners, etc.
Marital problems: The person you purchase the house from did not have the spouses consent. If there is a minor involved, this may prevent you from accessing the property you have just bought.
Demolition order: Imagine that after owning the property for some years, a demolition order is placed on your house, because the Town Hall building licence was illegal, infringes land classification, environmental or coastal laws.
Tenants: You decide to rent your property, and when the lease runs out the tenants refuse to leave.
Compulsory purchase: You find out your house is subject to a compulsory purchase order. In some cases, apart from the compulsory purchase there is a large administration fee.
Other Administrative orders in force: You discover your house is subject to a ruin or eviction order.
Border disputes: Your neighbour says that some of the land you purchased belongs to him.
Legal claims against your property: Imagine that at some time in the future someone makes a claim for part of your property through the courts.

Purchase from incapable seller: You discover that the person from whom you purchased lacked the necessary capacity to sell.
Hidden valid lease: You discover the house you have purchased as been leased to a third party, and the lease is valid until it expires, regardless of who hold title to the property.
Impossible to access: Imagine you cannot access your home, garage or storeroom, because the previous owner has not vacated it, the garage is too small, you are not given the storeroom as contracted.
Non-inscription in the Land Registry: The land registrar found a defect in your title deeds.
Bankruptcy of the seller: The judge determines that the house you have purchased is subject to the preferential rights of the creditors.
Unpaid taxes, quotas or unsettled community fees: During the next 20 years: you find out you have been paying too much community fees because you were given the wrong coefficient. There are outstanding taxes that have not been paid by mistake or omission etc.
Community disputes: During the next 20 years it is possible that you will have disagreements with the community of owners, that may limit your rights over the property.

This cover is for a period of 20 years, with only one payment of 294’34 Euros. If the problem cannot be solved within 6 months, they will compensate you for your financial loss incurred up the purchase price stated in the title deeds with a maximum limit of 360.000 Euros.
