Is it true we will all have meters for each apartments water usage. If this is the case, your quote on the 30th of August, " R egarding the individual pressure regulators I find the discussion premature. Only if we still have problems after installing regulators for each block this could be considered. However I don’t expect major problems. If all blocks are at f.i. 3.5 bar than the penthouses would still have about 2 bar pressure which is enough. The semi-sotanos would have a tiny bit above 3.5 which is completely safe," If the penthouse apartments get about 2 bar, and those on ground floor / semi sotano level get about 3.5 bar, does that not mean that those of us on the ground floors would end up paying nearly double for our water, as the flow for having a shower etc would be much faster, wasting more water. I know someones reply will be " well turn the shower down a bit." Try telling that to renters etc.
Any news on the water contract yet, and the regulators.

Hi all,
The water pressure situation is much better now. So far we didn’t install pressure regulators, but meanwhile we worked on an important issue. If you all remember I reported before that our water reservoir/pump installation didn’t function until a few months ago. The promoter never handed it over to us, so we finally had to break in to inspect it. We found lots of problems with it, our plumbers fixed a few and got it working but it was not satisfying. We needed the original schematics and plans to fix it properly but Arrohabitatge refused to hand them over.
Thanks to the efforts of the committee we finally found the original builders of the pump station. When we phoned them they were quite surprised: they expected someone to call them years ago. They finished it but knew that a final fine tuning was necessary when it would be started. A week ago their engineers came over with their computers and calibrated the whole system to our current situation.
The pressure is much more reasonable now and it’s now dynamically regulated. Meaning that out of the four pumps only these which are needed for current demand work and they adjust if demand changes. This helps for the basic pressure and saves lots of money on our electricity bills.
We’ll see if we still need pressure regulators and if so which blocks need it, but so far it seems that all blocks are within the allowed pressure tolerance for households.
If you are afraid that you or your renters use too much water you will have to regulate it yourself. Renters use electricity (aircon!) and water at will and it’s not a community issue to control that. We don’t know if they take showers for five minutes or daily baths. The water pressure is a minor issue compared to the actual usage people make of the utilities. If you’re worried about it it would be best to install meters in your own apartment.

Sorry if this question has already been answered elsewhere but what is the water situation now? We have friends coming over in a week or so and don't want them to be left "dry".
Do we need to register with the new company and if so how do we go about it, what do we pay them and is there a time frame?

Hi SRS,
The boxes to hold the meters for phase 2's water are now built and the contract is currently with our community lawyer for checking. The procedure for sign up is not yet agreed and you can't sign up anyone until the main contract is agreed. As soon as the situation changes Max or I will post it here

Hi all
When we signed for our appartment our lawyer withhold money to sign the watercontract, and they have proxy to sign it. I would assume that more lawyers did that?

It is likely, if you are not here, getting your lawyer to sign for your water will be best. There is a yellow form issued with your title deeds by the "Officina Liquidadora de FUENGIROLA" which is required along with proof of title to sign for the water.

To be completely clear and reassure some people:
the water contract has sofar not been signed so you can't go to the water company for a private contract. The mentioned thirty day period to do so before a cut-off hasn't been started. The dates quoted by DavMunster in another topic were from a draft letter.The moment the official letter is here I will let people know.

Max i have told our lawer last friday to sign up with the water company as my son will be there at the end of october and we did not want to be cut off when he was there so what will i do know ?bye irene

Likewise I have instructed my lawyer to initiate the private contract for water to avoid being cut off. Do you have any idea when the community contract is likley to be approved so that I can update my lawyer?

The feria is this week, but we expect gestaqua to act swiftly now. We checked the meter readings today to make sure we will be billed correctly. The exact date however is not ours to decide.

Apologies for my premature post. I thought it important to tell people right away when I saw the draft letter but there is always the risk something gets changed.
Hopefully getting your lawyers to reschedule the signing will not cause to much inconvenience

At least you were in good company. Gestaqua sent out a letter to all neighbours offering a private contract at least a month before you mentioned the draft letter of the administration. I would think that the official water company really knew what they were talking about but no...
The good thing is that most people are now aware that they will have to act in the near future to secure their water supply and their lawyers are ready to do so.

Presumably the letter from Gestaqua is waiting for us in our mailbox. Has anyone else received their's? We are coming over the last week in October, if the letter has arrived does anyone know what we will need to do that week to sort it out and if they have not yet arrived does anyone know the current situation?

I believe they are saying:
We enclose minutes of the last meeting of Res. Don Juan together with notice of calling of the next AGM for 8th November. They are also saying that it is now in order to sign the individual contracts for water supply with Gestagua which can be done up to 30th October next.
You should also have received other documents for consideration in relation to the AGM on 8th November next.

Thankyou for your response. I have since received emails giving me a lot more detail.
I understood that we were not to sign for the water yet, has this situation changed and is it okay now to get the ball rolling for the water connection. Maybe Max or David can answer this please.

The instructions about signing for your water should have been taken out of the letter as the situation has not changed. There is supposed to be a committee meeting next week. I will try and get an update on the signing of the contract with Gestagua and report back
