Hi everyone,

Just recieved info from Roda that Calidona will be the Rental Management company, They will be sending all the info in January however they have said that :-

They will actively search for rental clients through national and international tour operators.

Furniture packages in Jan.

Rental income will be deposited in quarterly periods.

cost of cleaning basic 2 bed apartment 36.5euro vat included + Laundrey doublebed 20.5euro single 12.5euro

Hi All,

Can any phase 1 owners give there experiences with rental management companys please. we are thinking of going with Macanthonys but when you do searches for Roda Golf Rentals on Google for example, not once does it come up anywhere under Macanthonys.

It makes me think "where exactly do they advertise".

As we bought our phase 3 apartment  through Macanthony, and are Lifetime Aftersales members, we will probably use them to help us get started. we are still researching other possibilities as well. From what we understand, they advertise in  golf magazines and have close ties with Worldchoice holidays group. They also say that they advertise at their property roadshows in many different countries.

I would research a little further. You have already stated that on one of the largest search engines MacAnthony don't show up. In this day and age I would believe , but don't actually know that more people book online rather than through glossy magazines etc. We have bought on Corvera - building hasn't begun yet! However I am searching Roda site looking at how people market their properties, and which sites are easily accessable/user friendly.  More importantly who seem to have more bookings. Havn't seen any Mancanthony rentals yet although I am sure my comments will prompt replies to the contrary.

Hi All

Has anyone any views on the new MRI rental website, I'll mention the little I know about it, but would be very interested in anyone elses views.

The MRI rental website is not up and running yet as they are still in the process of recruiting people with rental properties. After talking to someone from MRI I believe the following is correct. The website will list properties available to rent, the target audience will be travel agents and the like, who wish to rent properties for holiday makers. They will need an access code to get on the website.

The apartment owners I believe will get 82% of charged rental fee ( I believe the travel agent will basically get the 18%, this will act as an incentive to use the service). The rental charge will be allowed to fluctuate to make sure the apartments remain competitive, to ensure there are 'bums on seats'. There will be no charge to MRI aftersale members who have been members for some time, how long exactly I'm not sure ( otherwise I think the charge will be several hundred Euro's).

The only people that will not be charged to use the apartments are the owners ( friends and family may get a discount '10%'). I was also told that this is a unique system. I have not yet seen the terms and conditions, they are apparantly being finalised with the lawyers. As far as I can tell the basic idea sounds alright, what does everyone else think?

We spoke to someone from MRI rentals in January.  They said that they would advertise our property at no charge for the first year.  We would also be able to advertise with as many other websites/agencies/magazines as we wanted and they would just take their commission from the rentals they obtained for us.  I did ask them to put all this in writing for us but they never did.  We are about to complete so I will be contacting them shortly again for full details.  They never said they would want exclusive rights for the property rental market.

Hi Kev2,

I personally think it is a bit of a concern that Macanthonys have not yet got a rental managment system in place, its not as though they are a new company, they have been selling properties for some time accross the world. You have got to ask the question are they more interested in selling properties than generating rental income  for owners.

Also I have been told by Macanthonys themselves that the fee is 10% I have not heard about the 18% you mention or any costs going to travel agents.

I did not get told that friends and familly would be charged surely this should be the owners decision not the rental management company. 

It does sound unique and this is what concerns me.We are going over in 2 weeks and was also looking at MRI but I do have my reservations.

We have recently had a call from Macanthony's and they have told us that they are going into some sort of travel agency business, and will rent our apartment for us as long as we have purchased their furniture package.  If we don't purchase their package they advised us that it would take us up to one year to obtain a health and safety certificate and that they will not rent our apartment without this.  We have already decided we will look elsewhere for a rental management company.  Having received a lot of advice on where to purchase furniture recently through this forum we will definitely not be buying from Macanthony regardless of what they say about a H&S cert.

MRI told us they were going into some kind of agreement with a travel operator when they sold us an apt. on Roda over 18 months ago and that this would increase their options for renting out properties for clients. We dont know the latest as we decided not to pursue any of their after sales options.

We rented an apartment in June on phase 1 which was furnished by MRI  and were very disappointed with the furniture package. It was very basic so we will certainly not be using them to furnish our apartment. That sounds like a sales ploy trying to make owners purchase their furniture in order to use them for rentals. There are loads of sites where people can advertise their own apartment if necessary - don't be pressurised to buy their pack!.

We made a trip to Roda specifically to discuss rentals/furniture with MRI in February - we could not see the furniture and although we spoke to a very nice lady in their rentals dept. we were left with the impression that rentals were  not a priority for MRI.  We were told initially that we would need to buy their furniture, and then that we wouldn't.  We were not told when we bought our apartment that we would have to pay for Lifetime Aftersales (which we subsequently did, but aren't quite sure what we got for our money).  We have now received a phone call from another MRI person, wanting to discuss furniture/rentals with us.  It would appear that the goalposts are about to be moved again!

Mandy (RD) posted a message on 6.7.07 asking for advice from phase 1 owners about rentals, but most of the replies seem to be from purchasers on later phases.  Are there any phase 1 owners out there willing to give newcomers the benefit of their experiences?

we are on phase 1, and we bought the furniture ourselves and are using resort mangament for rentals etc.As for a health and safety cert, never heard of that one.I did have to have fire ext  fitted as well as standard safey equip but thats all.I think a lot of these companies are trying to rip the new comers of.Resort management have been good so far and I have no compalints.If someone wants to e-mail me please use rodagolf4u@hotmail.co.uk or use my website rodagolf4u.co.uk

Hi everybody

We also bought through MRI a phase 2 penthouse apartment which is now nearing completion. We have decided not to go with MRI rentals and did not take out their Lifetime Aftersales package as we felt we were not getting a great deal for our money. We also didn't like the idea of buying their very expensive furniture without seeing it, even although we visited Roda and requested from MRI we had a look at some furniture. They did not get back in touch with us therefore we never did get to view furniture through them.

We are now looking for our own rental management company. Therefore, would like names of companies that some of you in phase 1 may already be using and would be happy to recommend. Is there anybody set up a management business that may stay in or around Roda? I would appreciate any advise anyone has on the subject.

We have had further phone calls from MRI about furniture and rentals.  We have again been told that we do have to buy their furniture to use their rental scheme and then that we don't, but that if we do we won't have to pay 2000-3000 euros for health and safety checks and insurance!  I'm not sure what this is all about, we're not going with them, but wonder if anyone can shed any light on this health and safety issue as I have never come across it before.

Hi Jane,

I would suggest you check the H&S issue with an independant rental management company. We have rented on Roda a couple of times because our place is not built yet. If you want to contact the guy who manages the 2 places we have rented so far then PM us. I suggest independant advise from someone who not trying to sell you something.

We have also been contacted by MRI Rentals and have decided not to put our property with them.  They told us that we would have to pay a hefty sum for a Health & Safety Certificate as we hadn't bought out furniture from them.  We told them that we had bought our furniture from a company (the Art of Living in Spain) that they actually take their clients to to buy furniture and receive a commission from.  They said they would get back to us but never have.  They also told us when we met with them in January that there would  be no charge for advertising our property in the first year, now there is.  They also said originally we could have our own property management company but now they say that for the weeks they rent out they have to hold the key and deal with the cleaning.  We are now looking for other ways of renting out.

We visited Roda in May 2007 and stayed in a two bedroomed apartment on phase 1, which we rented through MRI and oddly enough it hadn't been furnished through MRI, which is extremely odd as they are now saying that they will not put properties onto their books unless their furniture packages have been bought.  It seems to me that they change their story to fit their sales pitch.  We are already investigating advice from other purchasers as to where they bought furniture packages and I must say they are very reasonable compared to MRI prices.  We have also been in touch with a management company that was recommended to us and we are impressed.  We dread MRI calls now as they only ever phone us when they want more money - well, no more!!!
