HI GUYS WE HAVE JUST HERD BACK FROM PW REGARDING THE NONE EXCITANCE OF THE COVERD BBQ AREA AS SHOWN IN THE SELLING BROCHURS FOR THE GARDENS AND ALSO ON THE MODELS IN PW MAIN OFFICES, THIS AND MORE TREES & PLANTS WERE PROMISSED TO BE COMPLEATED BY THE SUMMER. HAS ANYONE ELSE BROUGHT THIS SUBJECT WITH PW AND HAS ANYONE RECIEVED ANY ANSWERS???? IT LOOKS GOOD NOW ,BUT WILL BE BETTER WHEN ALL IS COMPLEATED {WE MUST KEEP ONTO PW } THEY ALSO SAID THE TEMPORARY ELECTICTY POLES SHOULD BE GONE BY THE SUMMER!!!!!;THATS IN JARDIN 4& IT WILL BE NICE TO HAVE A DRINK";IN THE SHADE BY THE POOL WITH ALL RICHARD & ALI N319 HOPE THIS IS NOT COMMING ACROSS AS ME BEING A WINGURE!!!!!!

Hi coconuts

First of all welcome to the forum, what was PW response to you on this issue? I have attempted on a number of occasions to have people group together and form a group action on the issue of PW not delivering what it said it would, but I haven’t had much success. I have written to PW about other thing they said they would provide and haven but unfortunately as one individual they just fob you off, as they know you will not be able to achieve anything on your own. But if any such group gets off the ground I am in.

HI PHIL,LIKE I SAID I HAVE EMAILED CUSTOMER SERVICES REGARDING THE BBQ AREA & THE LACK OF VEGETATION [ AS IN GARDENS 12 / 13 ECT] WHO IN TURN REPLIED BY EMAIL ASKING ME FOR MY HOME PHONE, THEY THEN RANG US AND SAID ALL THE OUTSTANDING WOULD BE COMPLETED BY THE SUMMER. I HAVE NOW WRITTEN BACK TO CUSTOMER SERVICES ASKING THEM TO PUT IT IN WRITTING !!!!! WE FILL THEY HAVE NOT GIVE US WHAT IS SAYS ON THE TIN ,AND BUY ONE AND ALL KEEPING ON TO THEM WE SHOULD GET SOME RESULTS. RICHARD & ALI

I agree by banding together we could have reasonable success in getting them to provide those thing they said they would, but its how to get people motivated to do that I have not been successful at.

The bbq areas stopped being part of the 'plans' very quickly. We asked why  on several occasions and were told they reconsidered these seating areas as they could be a health and safety issue. Who would police their use and prevent children using them? They also had had concerns raised from people who planned to be full time residents about how they might become gathering places causing noise and disturbance, bottles, broken glass etc. They would need striict rules about fire safety, times of use, number of people using and might be difficult for the community to manage. We were advised that Condado is marketed as a family friendly resort and bbq areas may not fit with that view. We were then directed to the small print on the drawings/plans we have signed which says the builder can make modifications and changes= purchasing off plan. Pictures and promotional adverts and models are only a suggestion of what the final product may develop into.

When we first visited our Jardin & saw the lack of the BBQ I was very disapointed but having read the Heath & Safety issue in previous thread & the monitoring issue tpoo I think PW has acted in the best interest for every one in the long run.

I`m sure residents & property owners would try to be a thoughtful and safty concious as posible but many of the propertys will be rented out & posibly to total strangers of the owner.

No one can guarantee that these people will be as thoughtful

Hello Richard & Ali.

We're on garden 4 Los Naranjos. Are you Naranjos or Jardines?

We spoke to Customer Services when we were out in January about the lights in the garden & the lack of shrubs etc. I think the lights are being put on now so maybe the planting will be sorted soon. Hope so cos it's sad to see that almost all the bouganvilla has died off in quite a few gardens including ours.

In respect of the bbq area's I doubt PW actually listerned to any concerns expressed by potential full time residents as they dont seem to take opinion on board at all. But health and safety may genuinely be behind the decision and its probably less expensive to site play areas than these seating area's. On other Spanish places we have stayed at there have always been rules about what times the pools, tennis courts can be used and so on so there would have to be rules for the BBQ area and that does require someone to be prepared to go out and deal with incorrect use or an emergency or using outside of the times agreed. In each garden that would have to be a full time rsident- potentially not much fun for them.

We did wonder why they didnt just leave them as seating area's as there's not much shade for people watching their children on the play area's or in the pool.

I agree that Shaded areas with seating would be ideal. Something like you see on the beaches.

But imagine how you would feel if one of those areas was infront of your apartment.

Particulaly a ground floor apartment

People talking. Voices getting louder as different conversations get started. going on until the  early hours.

All things have to be looked at very carefully I think. Weighing up all the pro`s & con`s

Have to agree about the reason for the barbecue area, we were also told it was a matter of health and safety.  All the sites we have been on have had lots of rules and regulations too,  I must say I don't remember the rules being broken too often, apart from drunk, late night pool users on La Manga once, but in that case it was the security people that dealt with it, and quickly.   We have also asked about the lack of "Nice shrubs" on our Jardin, and I don't think we have had an official explanation of why we are not getting our orange trees on Naranjos now.  We also agree that it would have been nice to still have the seating areas on the Jardins,  maybe these are all things that can now be covered by our committees once they are up and running?

HI TO GARY & ANGELA & ALL  AT  LOS NARANJOS,,  THANKS FOR ALL THE COMMENTS REGARDING THE BBQ AREA IT MAKES SENCE NOT TO HAVE ONE FOR ALL REASONS PUT FORWARD. BUTTTTTTT   I REALY FEEL VERY STRONGLY ABOUT THE LACK OF TREES & PLANTS IN OUR GARDEN !!!! WHEN COMPARED TO GARDENS 12/13 ECT  IF WE ALL DROP PW AN EMAIL REGARDING THE SAME AND ASK ROR A WRITTEN REPLY AND NOT A PHONECALL IM SURE THEY WILL DO SOMETHING ABOUT IT??  UP TILL NOW WE HAVE NO REASONS TO DOUGHT THAT PW WILL ACTION OUR REQUESTS.   DOES ANYBODY FEEL THAT WE COULD DO WITH SOME SORT OF SHADE BY THE POOL AS TEMPERTURES CAN GET REALLY HIGH DURRING SUMMER.   YES GARY & ANGELA WE ARE ON NARANJOS N319  LOOK FOWARD TO MEETING YOU SOON , GETTING BACK TO THE SHADE  WE CAN ASK  FOR A CANVAS SAIL  ,JUST TO SIT UNDER WHILE WATCHING THE CHILDREN IN THE POOL OR SOMETHING SIMULER..

Hi all, like Gary and Angela we complained to Polaris that our bouganvilla had died and that most of them in garden 9 Jardines have not taken, they told us that they will look at the matter and sort it, back over in April so we'll see.

I think that some of these things will be attended to in time. Probably PW have a lot of emphasis on the Foro and the properties. I suppose the fact people can bbq on their own terraces covers that need.

 I also remember being told that additional things for the individual Jardines would have to be finded by the residents in thos Jardines- so extra wooden benches or even a shade or additional sun beds for the pool. Time will tell.

Hi All

If health and safety was the main concern for PW not supplying the BBQ area, then it’s a pity they didn’t have the same attitude when erecting the cheap timber fence around the pools with gates that already don’t shut properly and have a cheap sliding bolt to lock them. It is a real heath and safety risk when pools are not secured from small children being able to access them on their own, yes they should be supervised at all times but unfortunately children have a habit of just wondering off the second you turn your back and seconds is all it takes to drown.

 

As far as BBQ’s are concerned the safest option is to have a flat area away from building and cordoned off from children playing and people playing games or drinking. Which is what would have been provided if my recollection of the original plans and promotional material were correct. Speaking as a former professional Fire Safety Office, as far as I am concerned the BBQ area would have been the safest option but I think it should have been the designated and protected area that should have been supplied and not the BBQ itself as people wouldn’t clean the BBQ after use if its not theirs. What we will have now are BBQ’s on individual patios close to buildings with varying standards of safety adopted. PW not supplying BBQ areas on safety grounds, I don’t think so.

 

As far as it being a focus for party revellers is concerned the pools will be the biggest focus for them when in high spirits, so one way or another the community’s will have to have a policy on behaviour and how situations are to be addressed.

Re: the bouganvillia that seem to be dying off by the downstairs apartments. It  might be too late to revive them when PW get round to looking at them again.  They need a high nitrogen feed. If you leave it too long, they will need digging up !  We have 2 bouganvillia seemingly on their last legs in pots. We hope to revive them on our next visit !

Hope you had a good trip, did you manage to find out anything?

I do believe them when they said they weren't allowed to have the barbecue area because of health & safety.  As for barbecues on individuals property, I think they would have had their own barbecues anyway,so lets hope they are sensible.

Also, with regard the pools, I don't think PW wanted to fence them off, they wanted them open, and again for health & safety reasons were obliged to do something, so they have put up the ones that are there, as a means to an end.  They are serving a purpose for now, and we as owners will be called upon to make them more permanent and secure in the future from our community coffers. On other residential sites that we have stayed on, the pool area has been surrounded by high fences with locked gates, and the residents/holiday makers have had a key.

On La Torre the pools don't all have fences around them at all. The one we used and the one next to it last summer were accessable by all at all times.

I can understand that is safer to have a fence, even if not as nice to look at but I wonder they didn't do that on La Torre.

My children are not very small but I thought that in the shallow end of the pool I could not see any steps for the little ones to get in. Does anyone know why that is? My kids always liked the pools that graduated in (like the sea) when they were little because if they are not that confident they can just go in a tiny bit at a time, but obviously that is not always possible. But it seems that small children would have to be lifted in or out if they have no steps. 

Unless I didn't look  properly
