As Promised...a summary of the meeting Jeff and I attended with RyF and AEA primarily to discuss the issue about the road, however we took the opportunity to discuss other matters.
I suggest anybody going to the AGM ensures that the actions are followed up by AEA.

- Subsidence
Gerardo presented the report from the engineer, which outlined the findings of his study into the cause of the landslip outside block 6.
The cause of the subsidence was excessive water run off and that part of the development being built on fill rather than being on solid foundations.
The engineer has sent soil samples away for analysis and the solution and fix to the problem will be underway as soon as the weather permits. There is no evidence of movement of block 6 or block 7 and the fix will be done and finished with landscaping to the front of the block.
Work should take 3 months to complete.
Action – GC will send to JC/JL a copy of correspondence from engineer to confirm that the status of the other blocks.
2. Cracks and small repairs
All requests for Incoplan’s resident maintenance team to repair problems need to made to AEA and Gerardo. There is a team of engineers on site to carry out this work.
3. Connection of electric supply to phase 3.
Now that LFO for phase 3 has been obtained contract for supply is being applied for with electric company.
4. Noisy dogs
It is necessary to report to security who will report the culprits to the police. It will then be necessary to follow the procedure to denounce the owner to the police . After a number (5?) of denunciations the dogs are removed.
5. Bank ownership
A bank is buying a further 75 units in phase 3. this will be over 200 owned by banks.
6. Cost reduction
Sandra is working on a proposal to reduce the costs of the development by looking at energy reductions and maintenance changes for different parts of the year. Will be presented at next AGM
7. Repainting
Areas of paintwork which need attention should be reported to Gerardo and AEA. However AEA are producing a report for RyF showing the areas of painting that needs attention. Incoplan will then complete the remedial work.
Action – AEA to report to RyF the areas for repair.
In the meantime AEA will propose a plan for the repainting of the development. This should be an agenda item of the next AGM.
8. New Pools
RyF have applied for the licence to open the new pools. Hopefully they will be open by Easter 2009.
9. Poolside cleanliness
Photos of the dirt around the small pool near block 4 have been sent to AEA for their action.
Action – AEA to advise JC/JL of the work to be done to remedy this issue.
10. Role of the lifeguard
The lifeguard will advise security if the situation arises around the pool, such as misbehaviour or glass bottles/tumblers being used , that he cannot fix.
11. Sun Beds and shades
RyF will provide sun beds for the new pools in phase 3.
Additional sun beds and shades will be at the cost to the community.
Action - AEA will provide quotes for 20 new sun beds and 8 new sun shades and present to the community.
Action - AEA to provide additional visible signs around the pools reinforcing the rules concerning use and reserving of sun beds and eating and drinking around the pool.
12. Barrier
The barrier is not being changed to operate independently coming into or out of the development due to cost.
Security should be encouraged to close the barrier and challenge all people who haven’t got the access device to operate the barrier.
13. Abandoned cars
AEA continue to report them to police however that is all that can be done. Perhaps if the barrier was in operation incidences would be less.
