there will be no new building work in the foreseeable future.the villas definitely will not be built for a few years at least.polaris say they have sold all but about 50 properties but with the current glut of properties on resale at 70% of the sale price there is absolutely no demand for new properties.so im afraid its what you see its what you get.

Does anybody know what percentage , how much the Restaurants , shops etc in the town centre pay for their share , do they contribute?
Also how much does the Golf club pay ? We have to pay for the up keep of the boundry , does the golf club contribute to this
Furher more Polaris are still building & thus keeping the place looking nice helps their marketing , so do they pay a share to keep the place looking good.
We also have a lack of rent ( or lower rentable value )due to no town centre this summer or golf resort , and some were reliant on rent to cover costs , will Polaris compensate for this , they just seem to get the properties completed at the expence of the afore mentioned .
What is Polaris's liablity ?

What is the general view regarding the total unsold properties..?? I was told bu a Polaris rep that all but 350 properties had been sold by Polaris out of the 3000 that were available on CDA. I guess this will be including agents reserving, etc.

I think we need to separate the "budget" and the "allocation of budget to individual property".
I am in the camp of giving RPM a chance to manage the budget for the resort, but I am in the camp of ensuring that charges are equitable between owners of similar properties.
I stand for fair play and not just because I am at the very top end of the charges!
Not being devisive between Penthouses, Los Naranjos and Jardines, I just want to pay the same amount for my 2 or 3 bed apartment in Jardin 7 as the next Jardin.......am I really getting more value or using more of the resort than someone in another Jardin!
And on the premise that the biggest Jardines apartments are paying more, I do not think we should count any economies of scale...the bigger the resort gets the more we will pay.....and if logic was part of any of this, we wouldn't need this thread!

Having said that, I have put a request into the community that the cost of trimming my mullet is included in the gardening fees !

Hi all,
Just thought I'd let you know that I've been advised that only penthouses are paying for the cleaning of stairways, etc. However, it appears that penthouses owners are paying towards all the gardening costs, etc in the garden apartments. Important to put the record straight for those that have been having a go at the 'unfair' spread between penthouses and gardens. Perhaps those that wanted all costs shared now want to contribute towards these 'penthouse only' costs (presumably increasing their fees and reducing the penthouse fees) ?
I thought not.
Hopefully that'll end the bunfighting.

Someone posted in a thread some links to spreadsheets that showed the charges down to each individual apartment - I'm trying to do some analysis but cant find the link anymore - can anyone remember where it was?

Arent we all paying towards the gardens and pools because they are available to everyone? Despite the penthouses not having specific gardens there are grassy areas and pools between and around some of the blocks and they can use the Naranjos pools (or Jardines if they choose) I suppose the thought process has been that the penthouse owners or renteees will be the main users of the stairways and lifts.
We have some friends very keen to rent a Jana Villa and if they do I know we'll spend time down there using those facilites close the them- surely thats what CdA is about. This issue about the c'charge is becoming very divisive, there's never going to be a true balance, even though we all want it to be as low as possible. The Horizontal Property Act appears to suggest that you dont get like for like c/charges based purely on the number of bedrooms a property has.
Long term one of main problems to the sort of c/charge we were all expecting has to be the massive reduction in the number of properties on CdA This message was last edited by Jann on 15/05/2009.
