Hi - we are buying at Roda's sister resort, Corvera. I'm interested to know if Roda owners are getting regular rentals and also if anyone is using Roda's own letting service and has any comments. We are wondering whether to ask Corvera to manage lettings. If we do this, we will need to buy their furniture package which is more expensive than buying it ourselves, but would be simpler. However, this would also mean we'd need to get more rentals through them, to make up for the extra costs we would have in buying their furniture pack. Of course, the market at Corvera will be different from Roda, being further from the sea but closer to the town. But your experience of how good the letting service/furniture pack will give us an indication. Thanks in advance for any advice from Roda owners.

Hi Thedts, when I spoke to Esther at the site yesterday, she told me something along the lines of if you opt for Calidonia to rent out your property, you will pay no fees back to Calidonia for the first year.  That is, all rental income will be totally yours.  If you choose to go that route maybe worth contacting the sales office to clarify this.

I am always surprised that there are very few comments on this forum regarding the success of the letting service and most of the people I meet that successfully rent on RODA do this using their own advertising, friends and family etc and the larger website like Holiday Rentals and Daltons, which  is how I rent out my properties

There are a few considerations as yes in order to use the rental service you have to buy their furniture pack which is good quality and fitted well but will be more expensive than sourcing items locally

The other consideration is how much you intend to use the property yourself for your own use or friends and family as you will be allocated a number of weeks per annum and then you pay them commission for the rental

Clarify exactly what is meant by no charges is it purely the commission because i still would expect that you would have have to pay keyholding and cleaning charges and you should compare these with local organisations providing these service

Realistically it can take 18 months to establish a rental business especially in the early stages of the development so look at all of the costs carefully as often the price differences can add up to 1 -2 years rental income and no rentals are guarnteed under this scheme

In order to get coverage on most of the leading rental sites you would expect to spemd around 600 pounds a year but here are also a number of free sites and for more help and afvice please mail me for a guide

Hi have spoken to a couple of people who have tried the Roda Service and not been very happy with it. At the present as there is little infra structure on Roda it is sometimes more difficult to get holiday rentals If you are over why not visit a few of the local agents and compare serviices and prices

Many thanks, Anita, Roy and Maureen/Brian for the advice. I think it is correct that rentals will be slow until the resort is more established. And also correct that someone who has the time and inclination could do a reasonable job independently. Unfortunately, pending a lotto win, time is something I'm pretty short of! So I think I will need to have an agent to take care of things for me. Thanks again - any other comments based on the Roda experience are appreciated. And if I think I have come up with an ideal solution, I'll be sure to share it.

we have found that the best way to advertise is word of mouth.

we are booked pretty solid from easter to sept this year again, but it is winter letting we are finding hard.

so.... if you are looking to come to roda ... ;-)

Thanks for the response and well done for the high level of rentals. Not bad at all given the relatively high supply and slow market! I guess no one is keener to rent your own place than you! I think winter rentals will always be slow (although homing in on the golf angle should extend the season in theory). As for the offer or your appartment (looks v nice btw!), we should soon take possession of our own in Corvera. So if you ever fancy a change of scenery ...:-) Thx again.

we will def stay at corverra once things are up and running with the golf etc.

i would imagine the longer you have a lace to rent then the more people in theory will know about it therefore letting should become easier
