Property Dimensions

Having just seen the latest Eye on Spain newsletter concerning a couple buying off-plan they refer to the dimensions of their appartment they were buying as being totally different to that on the specification. To those who have completed, was that an issue with your property on Corvera? I naively assumed that the developer would not get away with a significant specification change but obviously based on that story this can happen.

you cannot assume anything will be as advertised, the plans within my contract shows a large green area with trees etc adjacent to our block of appartments, also shown on the model in the sales office, in realiaty the area is a large car parking area, no mention of this change which drastaclly changes the outlook of the area not to mention cars coming and going all hours below our bedroom windows.

your contract should have had a copy of  your floor plans which if like mine were scaled at 1/100 which allows you to measure each room and balcony area, i suggest you do that and then check when on site.

We are Roda owners and please be aware, you cannot naively assume anything when dealing with Calidona,  check everything.

All previous posters are right as I have found dimensions different in seemingly identical properties which are three villas apart. The floor plans are not to scale as none of the measurements correspond to the finished product. However, the actual number of rooms and general layout are the same in the finished property. Just be very careful with curtains and blinds measurements as these need to be done for each and every window even if two rooms look the same.

Apartment room sizes vary from floor to floor and even from apartment to apartment on the same floor, so measure everything yourself or get someone you trust to do it for you as there are so many different property types on Corvera this is especially important. Take furniture sizes and measurements with you especially for bedrooms as wardrobe doors in Corvera are much wider than in Roda and you need to allow for opening these with your bedroom furniture in place.

I have found the finish in Corvera to be very good so far and the general layouts of all of the properties I am working on are very spacious especially the Canela Villas and the Laurel Apartments.

Using a Disti laser measure I have checked a large number of properties and have so far found that the measurements all match the specifications in the contracts which are actually based on the square metres for the room as they do not publish actual room sizes

We have also been measureing the plot sizes on Villas and one we checked that had previously checked by the valuer we found that he under calculated by more than 50 d1 mts, as I used a trundle wheel which is more accurate

Often the problem is that people don't undertstand how to correctky measure the room and you have to calculate in the wardrobes and halls

I have also measured many windows and agian not found any variance between types of properties as these fran es are pre-manufactured nad fixed so the width and drop cannot vary but of course there are many different of windows and many differenbt styles of apartments , different Laurels Tilos etc

In Spain a developer can legally reduce the property and plot size by up to 10% and not havre to compensate the buyer, outragous I know, plus vary the surroundings

If you read the article they were able to cancel the contract based on the failure to deliver the property based on the delivery dates using the BG not on rrom sizes or views etc
