Accounts very perturbing

1) The accounts colums are wrongly dated.  The first column on both the assets and liabilities should read 31st December 2009

2) The list of overdue debtors that AE have circulated does not agree with the accounts.  The accounts show € 208,574.79 

    AEA's list shows € 183,170.45

3) if the seriously overdue debts are not collected the reserves will be depleted by some € 62,000. If further debts prove irrecoverable then there will be insufficient funds to meet the community's liabilities.

Much stronger recovery action needs to be taken. The developers debt of € 40,734 should not be allowed to continue

I agree.  All possible steps should be taken to recover debts from the developer and others.  Some communities have pursued debts, as allowed under European law in the debtors own country with great success as their assets / credit rating in their country of origin are affected.  I hope we are able to do the same at DV.

 Accounts are not correct definitely, as we appear on the debtors list and we are up to date with payments. I have looked through all bank statements and the amount we seem to owe has been paid.

So are the account going to be corrected and re-issued.  They should be.  We have a right to see final, corrected and audited accounts.

i see that the 2008 accounts have been audited.

At Coto Real, also managed by AEA (but hopefully not for much longer), we have never saw Audited Accounts since 2006. We have been asking for them for over a year now.

Coto Real use Steve Kettlewell for the chasing of overdue Community Fees and he's been very successful, with no cost to the Community.

Will, Steve is beginning soon on DV debts. I introduced Steve to AEA some 9 months ago so am less that pleased that the required data has not been sent to him by AEA yet they had the time to assist CR during this period. DV's list must have been larger than DR's hence why AEA chose to focus on CR.

Will be interrsted in why you are changing administratos and who you are going with.

CR got in first then coming up to a year now (I think), and if I remember right, it was me who passed his details to DV. He's done a fantastic job for us.

Regarding AEA, I'll email you, but at our AGM in Feb the majority of Owners voted to get them out. I can't begin to tell you the downright hostility towards AEA from Owner after Owner.

RyF used their block vote to keep them (which they shouldn't have done) as it's now going to an EGM in June.
