The original question is now sorted and it´s up to chrisets if he wants to update the topic. There are more very good deals to be made at the moment in Don Juan (all phases) so feel free to either use this topic or PM to get an update.
I won´t provide detailed lists here but at starting prices of 190.000E for two beds Don Juan is suddenly within reach for people with lower budgets than the original prices. Be aware though that a number of people will just sit out the temporary decline and stick to the 300.000 asking price for their two bed.
Independent valuations by an expert (not an involved party like a bank or a real estate agent) show that in the current market conditions a three bed should be 285.000E. I don´t have the same expert valuation of the two beds but I would say that the small ones would still be at least 220.000 and the bigger corner ones higher.
The main problem is that the market climate in the UK is not very good so we see mostly other Europeans and the Spanish themselves profiting from the current conditions. If people don´t need a mortgage or are willing to take out a Spanish mortgage they can profit from the troubles of others who are looking for a quick sale.
For the 90% who don´t want to sell but just like to know what their apartment would be worth you can PM me for a specific answer. In general I would´t bother as it´s irrelevant. My own house is now back at the price I bought it for, but as it´s a three bed demand is still high and I have no doubt that in two years time the market for three beds will be back to normal.
Two beds will take a bit longer as there currently is a cork on a bottle of two beds, meaning that a lot of elderly UK owners want to sell but wait for a return of the market. The moment that happens they will be for sale so the price will drop again. This SHOULD not affect Don Juan owners as that bottle full of 2beds is actually filled with small apartments which were built in the seventies and eighties and are incomparable to Don Juan. So if you want to sell make sure you don´t get a real estate agent who just picks up everything on the costa as yours will be drowned in his portfolio and he will try to convince you to sell lower than is needed.
