Wife just called me and told me that its pouring down in Jardine 2 and there are a few drips coming through the roof (under drain hole on roof). She went to the roof and the roof is flooded. Looks like the drain can not dispense of the rain quicker enough. Does anybody know if this is a common problem as she said that everybody else is doing the same thing on the roof and sweeping the rain off.

Also does anybody know of a solution for replacing the drain top with a better one and enable the water to run down quicker?

Hi Martin,

We are also on jardin 2 and my wife is having problems this morning. Looks like the sheer volume of water, during this freak storm is just to much for the drains etc.

 Hi Martin,

The drain usually get blocked up with muck,  if you undo the two phillips screws that hold the cover on you can then clean it out, this will help it flow better.

Its terrential and causing major problems again...... we are now witnessing stranded cars as roads are flooded and its now covering the kerbs which are high by any standards........ people arriving are going to experience difficulties getting to and from CDA as autovia is flooded too..........Please if you have guests arriving todya it maybe a good idea to phone them and let them know for when they land !!!!

Thanks for the replies and offers of help, I have text my wife and waiting for response.

Cleared the drain 3 days ago, just before I left, so should be clean, but I guess its just volume of water.  I wondered if you could change the drain top to a grill if that would help or make matters worse. The drain at the moment seems to have a U bend, slowing the flow down. Plumbers advise very welcome.

Have just heard from a friend of mine on Jardin 5.  She has 5inches of water in her apartment this morning due to a drain problem.  Would advise all residents to make sure their keyholders check their apartments for water damage......fingers crossed mines ok!!

Is it actually worth contacting PW for any of these issues, I have been waiting for 9 months for a water mark in the kitchin, which has now dried up.

Or it best to try and fix these ourselves or via insurance?

Shirley, Can you tell your Friends.

I have just received this information from Mileniun, with the recent change of providers for the community insurance we now have extra cover, so If you have suffered damages caused by the heavy rains, please visit the administrators office in Al Kasar providing pictures of the damages and Mileniun will deal with it through the Community Insurance.

Has the rain stopped yet?  I (foolishly) left all my sun lounger covers on when I left on Fri for my friends arriving today thinking 'it's August, it'll never rain'!!!  Doh.

Is this Community insurance something we all get as part of the builders guarantee or only if we have paid for this particular policy rather than use another company ie; Zurich or Intasure.

 Hi Phil,

Yes all owners now get property insurance cover by the community, see http://www.eyeonspain.com/community-forum/21643/important-insurance-information.aspx.  So from now on you will only need seperate content insurance, which you can also get from the community.

This has nothing to do with the builders guarantee, as with most insurance policies it will provide cover for any damage caused but if the underlying problem was caused by lack of maintenance or a building construction or design defect the correction of that will not be covered, for that wou will need to contact Polaris, if it is still covered by the builders warranty, or rectify at your own cost.

If you mean Jardines 8 and not Naranjos then we haven't seen any evidence of anyone bailing out. It's always possible that someone has had a problem but the only visible sign of the heavy rain on Tuesday is that the sand from the play area has slightly leaked onto the grass.

Hi All,

Does anybody know or can explain how the water runs away from the roof down to the pipe above the plaster board in the hall way, please?

I have email polaris but no response, (surprise, surprise). Should I expect any help from them now?

But I get the impression from my wife that when you look down the roof drain whole, there is not a straight pipe connecting the grill to the bottom pipe, but their seems to be a cement ledge in the middle where the water splashes on to, and then down to the grey pipe.

I believe it is here that the water is leaking, but I do not know what the ledge is for and if a pipe could be installed from the roof connection straight down to the bottom join, avoiding the ledge?

Thanks for any advice, as I am a bit stuck here in the UK trying to imagine what the ledge is for.
