It’s official. Al Kasar, now owned by Initiative Resort Mediterranean.

IRM have increased their interest and holdings on Condado De Alhama with the purchase of Al Kasar, the resorts commercial center. This will be seen as a very positive move for the owners of Condado as IRM can now move forward with what is primarily their resort now.

All the commercial units will be released for sale/lease in the coming weeks and the existing services will go under new management. Anyone interested in owning a piece of the commercial activity on Condado should contact us and express interest. The no compete rules placed by Polaris World banning all food and drink establishments will now be a thing of the past, so we should see an array of businesses opening in the center soon.

The restaurant, bar and supermarket will be managed by new companies so we can look for changes there in the coming weeks also. IRM have done a wonderful job with the golf course on the resort, bringing in Olagolf to manage it and handle the daily operations perfectly, and I am sure they will do just as good of a job with the other services on Condado.

Some executives from IRM were seen at Al Kasar earlier this week in what appeared to be a meeting with contractors.

A lot of owners confuse the creditor banks and IRM, although IRM was formed as a separate company to the banks they are their own entity with their own plans for the resort. They like any other company must have viable ideas to get the financing from the banks to move forward.

It is not confirmed, but as Polaris World held the preferred land for the clubhouse, I can’t help thinking that the deal with Al Kasar is connected to making a deal on the land for the permanent clubhouse.

A group of Chinese investors also approached Polaris World this week with an offer to buy 100 apartments, the offer was too low, so it is reported that Polaris do not think their is a chance for the deal to go through.

The saying, use it or lose it could never be more real now on Condado De Alhama. All owners should commit to try and use their own facilities first before heading out to support other local resorts. The restaurant will open soon under new management and will be a very welcome addition to the facilities in Al Kasar for the summer.

Owners and interested parties in commercial units in Al Kasar should contact us. We will be able to assist with the sale or lease of the units and along with Rupert at Quality homes, offer you the best representation on the transaction.

    Now that it’s not PW, a weekly market with stalls set-up around the pool at Al Kazar would be a nice idea.

Fab news!!

Coffee shop / Tapas would be good, Hardware / toys etc, amusement centre (high end and well managed - thinking more Hollywood bowl than Southend sea front  no offence to S on Sea) with bowling, american pool tables, spa rooms / beauty therapy etc  may be.........

I'm sure we'll all have our own ideas on what we would like to see there that maintains standards but provides entertainment and relaxation that both owners and renters can enjoy without attracting the undesirables!

No doubt with each and every new amenity we'll have the usual debates!

Terrific news- hope there's lots of interest now PW are out of the way. Hope people can afford the investment to develop those enormous units.

It would be good to have the stores mentioned below, I still think many will struggle off season, hopefully they'll want to speculate on the back of Paramount rumours:-

Sports Bar

Tapas bar

Coffee shop/postoffice

Pharmacy/hairdressers/barbers/nail bar/body treatment centre

Outlet store with clothes/shoes/bedding/curtains and blinds etc

DIY store and with white goods

Bread/patisserie shop

Smart gifts store/handbags/belts/ glassware/jewellery etc

Fred Elliot style butchers

Holiday /Tour agency- arrange trips, coach tours, flights, complete holidays.

Have I missed anything? I hope in time we'd get a good smattering of these. I'm less keen on a weekly market in the AlKasar althought it would bring in outsiders but I think it would also have to be seasonal.

Are we no longer Polaris Worlds Condado de Alhama or does that name remain for those of us who want to advertise property rental?

I think many would struggle to stay afloat with a business in a unit in Al Kasar.  There are not enough people in residence all year round to justify costs involved in setting up a business and staying afloat for 12 months in my opinion.  Maybe during summer season when it is busier, but in winter time when things are quiet and slow it might prove to be tricky enough to run a successful and profitable business.  One option would be for several likeminded people to rent/buy a unit to share the space and the expenses - if their businesses are connected i.e. coffee shop/bakery/internet cafe/bookstore.  Or hairdresser/beautysalon/ladies cosmetics and gift shop...etc.  It would be fabulous if all the units were taken and I am sure everyone would make use of them whilst there - saving time and  effort travelling to Camposol and further afield.  I look forward to seeing what happens and hope this is the start of big changes at Condado, especially in that large wasted space in Al Kasar.  it would also be great to see a classy restaurant open in the old but modern PW sales office - which would be a perfect venue for dining.  Who knows what will happen but fingers crossed. We need to be positive and hope for improvement.  Maybe it's time to party in the Clover now that there are new owners who will run the place properly!

 It will be nice to see the Bar run properly and the Restuarant re-open but i cant see much else develop under the current climate, If IRM do own the Al Kasar and will lease units then at what price...remember they have owned the Sports Zones for 8 months or more and what have they done with that? ...they did offer to lease that to the community but the cost was crazy.

However i do hope that these units will be opened up with some nice facilities and as a resident i think a coffee bar would be high on the list we need a meeting point other than the Bar

It is great news...but I won't be holding my breath for all these new businesses to be opening anytime soon.

I agree that a cafe/coffee bar would be a nice addition.

Great for dropping off the bedding in a morning and picking up on the way back from the beach, nicely washed & dried

Surely Dot Cotton is due to retire to Spain soon and fancies a part time job.......

Im British and when im on holiday i like to get up in the morning and walk for a british breakfast, followed by a game of golf on a quality course ( which we already have )  then walk to the pub to watch premiership Football .

I know this wont appeal to everyone but if you dont want to join me stick to the clover.

Market stalls are all well & good but I do hope they will take their rubbish away with them & if new businesses do move in then the type of items for sale on the market stall MUST NOT take away trade from the shops or be placed too near to prevent access or the opportunity to window shop.

Having said that. I too think that you would need an extremely big cash flow to stay afloat @ this moment in time. As already mentioned there are to few people on Condado @ the moment.

Come on Dave . Dont be a typical Brit. Show a bit of Umph & give a continental breakfast a try.

Surely you can leave the knotted hankie on the head & the chips in the uk for a while. Only Joking !!

What ever floats your boat, I hope that eventually there will be something there for all tastes

I think its really positive news and a step forward. Now, at least there  is potential for the resort to begin to move forward. I still think a lot hangs on the Paramount project and IRM have to be realistic about their expectations and charges. I note that further down the thread it has been commented that IRM have had their hands on the sports zone for some time and have made no real effort to price that in a way that would generate interest. I'm hoping that decision was part of a greater master plan of theirs and hope that now they own a vast amount of CdA facilities they will set prices accordingly. We will see.

Unfortunately given the size of the units and the work that needs to be done to set one up even before they can start to trade I dont expect there will be a rush but I'm  more hopeful that over time some of them will now be taken up.

Should have included a Bank in my previous list!

Often on tourist resorts only few of the bars, a supermarket and a pharmacy (on restricted hours) are open off season. This is something I have often seen through my travelling around Europe in my work and I'm sure anyone who holidays off season will have seen that too- often to their disappointment. But, it wouldnt be a new concept to have outlets only open Easter- October.

I'm also happy that we are no longer tied to Polaris's model which always has reminded me of that British Television series 'The Prisoner', given their all encompassing control.

what is to happen to the supermarket

fingers crossed the move should be a good one

 

if facilities are are improved in the town centre and reasoable prices are implemented then those who take their business to neighbouring resorts will invest their time and money here

 

heres hoping for a brighter future with new owners.

Excellent news.  Hopefully there are exciting times ahead...

I have only posted a few times on here but it seems that everyone has always been keen to get some other businesses opening in Al Katraz.  If they now do, we all need to make the most of the opporutnity and make an effort to support them as best we can.   If we don't, I can't  imagine they will be there for long and there will be no PW to blame this time.

 We should have some very positive news this week about the first buyer. The executives were horrified to find the clover not open till 4pm when they turned up on friday. To be fair the clover then did excellent trade all late evening and night witht first the golfers then kar p diem who did an excellent show till 2 am and got their usual standing ovation after an excellent encore of hits from black eyed peas and la gaga. lots of people dancing. They cant confirm when they are back as its all change at the resort so watch the bulletins.

In the meantime i think you will all be impressed with the new facilities . The club house as well was discussed and will probably now  be  a smaller version than first discussed but will have  changing areas/ pro shop/ terrace bar  to keep the cost down  .Hopefully sooner than later!

Well the first thing they want to do is not employ a manager who is too stupid/lazy/unconcerned as to not put out cushions on the outdoor seating. How on earth they ever got away with this is beyond belief. Object lesson in how to discourage trade and p**s people off so they will not come back in a hurry. For God's sake thay are blessed with a climate (usually) where the outdoor living can be enjoyed to the full and what do they do....................make a balls of it.

Im not sure where the information came from but if its true then great. IRM have not bought anything they have reclaimed places through money owed by Polaris World.

Lets see what prices the units will be released at. Possibly it is the same situation in La Torre as IRM now own La Torre, El Valle and Riquelme golf courses.

OlaGolf most likely will not continue much longer in my opinion and IRM will most likely bring in new management for all 6 courses. Thats just my opinion though.

Lets see but I think it will be years before anybody takes up a space in Al Kasar. La Torre town center is well established and even it isnt full so Al Kasar is unlikely to have anything. Although IRM have apparently got the town center they will not have the Clover unless it is renamed. Polaris still own the Clover and the restaurants on the 6 resorts.

Hopefully things will pick up in a few years for Condado because it has the potential to be amazing. Paramount would help a lot but its not exactly looking promising at all.
