I am more than happy with my purchase on Roda. Not having a hotel is bit of a bind, but there are many greath things about Roda.
If you're not happy, sell and go and buy somewhere else.

Hello All,
Without getting into the lack of faclities argument, I will tell you what I find to be a bind and I am not happy with; the garden rubbish tip by Phase 4B, the huge area designated for Phase 5 which is a wasteland of concrete, rubble and weeds that has stood completely unattended for years, the disgraceful temporary fencing around the Complex and the builders area that is a terrible eyesore. A 5* resort my a**e. An embarrassment more like.

The Entidad Board are responsible for all areas outside of your own community and should represent all owners to ensure areas such as Phase 5 still owned by Roda are kept in good order.
If you think they are not looking after the interests of owners then perhaps you should make your concerns felt direct to them. They were elected by us all to represent our interests.
Interestingly, a new massive sign has appeared at the roundabout nearest the bridge offering Plots of land for sale on Roda from 300-450 sq m with Rodas Sales contact details, presumably they will not proove to be that attractive if the site looks shoddy.

Hello Hughman,
Make no mistake I have been in touch with my representatives and they tell me that they are stymied by the stonewalling of Roda who, in meetings, promise to improve their areas but do not. The Council do exactly the same, albeit at different times by different political representatives.
What do you think might be another avenue to pursue if the above is correct? Or do you think I might be receiving incorrect information.

Shagan, thanks for your suggestion. I'm glad you love Roda, we like a lot about Roda as well, but our "luxury villa" backs onto the large hole that is supposed to be phase 4b. Two & a half years of this view is wearing a bit thin, not to mention the old chestnut of the promised facilities that have never materialised.
We still have the Calidona promotional material that promised the Earth, 90% of it is fiction & that's just not right in my eyes.

Not sure if you aware but approx 18 months ago quite a large number of people (100+) attended a meeting in the UK (Tamworth) organised by Costaluz Lawers (I think) which focused on lack of facilities promised at Roda and lack of building work at Corvera. The majority of people were more interested in Corvera than Roda and only 5-7 people showed interest in pursuing lack of facilities, which turned out to be more complicated than first envisaged. The lawyers said we were almost certain to win but couldnt put an exact price on what it would cost us to get to that point and that although highly unlikely if we were to lose then the whole costs of the court case would land on our doorstep which was a bit of a concern.
Since then I have looked at things in a different light and realised what we have actually got, yes Roda/Caladona are moving at a snails pace but they are moving and the resort goes from strength to strength. We completed in 2007 and since then our rentals have got slightly better each year and every guest praises Roda, we have not had a single complaint (touchwood) OK there is work still to be done but I know people who have purchased on developments where the builders disappeared 4 years ago and not been seen since, they cannot even use their apartments theirselves let alone rent it out. back in 2008 when the credit crunch started to take hold we thought we would have to walk away from our investment and felt for sure Roda would stop work completely or go bust as many other companys have, up to now they have done niether and are still working away on other phases. Surely what we have now is better than a half built hotel and business units that would have been almost impossible to sell or rent out in the current economic climate. I feel more confident than ever that the facilities WILL come but at the right time. I think Roda/Caladona also realise that our resort is to good an investment to walk away from as we do once again.

I think you are right in many respects in your view that many of us still enjoy Roda despite its shortcomings. It is good to see that Roda is receiving more visitors each year.
I do however feel that offering plots of land for sale on the resort is a precursor to Roda wanting to pull out and not commit further funds to the resort/development after making a very nice income from those that did complete.
If new facilities are to be built I feel it will be a new investor who is able to buy the land at the correct and sensible valuation in the future. Banks and developers in Spain however still have very inflated ideas on what they think development land is worth
