Hi All, I am just back after putting a deposit down for a ground floor apartment Block 1 in Don Juan after seeing the show apartment which is really very nice and well finished. I have uploaded some photos taken then on 23rd October - we were not allowed any further into the site because work was going on so did not see the fencing which others have mentioned - we would be concerned if this is inappropriate! However our overall impression was very positive hence the decision to buy.

You're right that we live there at the moment. We already sold our house so we decided to move to a rental here. Howevert the urge to move in to our 'real' house is still very strong.
For furniture you could very well shop in nearby Mijas. There is a long line of quite large shops next to each other. Depending on your taste and budget there are some alternatives. I seem to remember that the very stilish Roche Bobois chain of shops has one in Malaga. For the nearest Ikea you'll have to drive at least 400 km's so your price advantage will melt away at the gaz station.

I have a query re airconditioning - as there does not seem to be any airconditioning preinstalled or otherwise coming with the apartments, what is the likely installation cost of same for the typical 2 bed apartment?

Hi Gericom99, I looked into this a little while back and found out the following: several specialist air con companies i spoke to quoted me around €2000 to €2500 for wall units in the two beds and the living room with 2 to 3 external compressors and around €3500 for a fully ducted system but you have to add the cost of constructing the false ceilings for this, a fully ducted system looks neater with no visible units and only one compressor outside the apartment. I also looked at the local electrical superstore (there is one in La Canada cant remember the name exactly but i think Boulanger) who quoted me around €1500 for 3 wall units and 2/3 external compressors. All units quoted have heat pumps which you will need for winter. Hope this helps. Regards Raj.

As I don't have a plan showing all the blocks on the Don Juan site, I wonder if someone could identify which block is which by reference to the photo D6-495301.jpg under date 2nd June 2006. There seems to be 15 blocks in all - presumably numbered 1 to 15? Thanks in advance!

Start with the centre block at the back - this is Phase 1 block 1 move towards the sea in sequence 2 ,3, 4 & 5 at the front then move to the left for block 6 and count back to block 10. The right hand block at the top is Phase 2 block 1 count down to Phase 2 block 5 at the front.

Hi
I can help identifying blocks 9 and 10. Originally there were only 9 blocks with a large open area in front of block 9. The developers obviously then decided more money was to be made putting an additional block there instead, hence blocks 9 and 10 are reversed. We are in block 10, it is the one with pools in front.

When i put my deposit down back in March 2003 the original plans showed that there were to be 10 blocks in phase 1 with 6 apartments per floor but when the developers got their building license the authorities only allowed them to buid 9 blocks and only 4 apartments per floor to allow for more green space, after this decision by the town hall how did the developers manage to get permission to build another block!?

As far as I know, the developers couldn't get hold on the necessary ground for the tenth building as it was privately owned. They acquired it later. Just heresay, so correct me if I'm wrong.

Hi All, Went out to Spain last week and have posted some pics in shared photos. You will see that externally Phase 1 & 2 are complete and nothing much has changed. The kerb stones have gone in on the road to get to all phases however you will see that there is still lots of work to do on the road next to the train station. I have also took some pics of phase 3 inside and in the lower levels. It looks like everyone get their own private double garage with electric door in this phase "lucky devils ! " Regards Andy

Hi, we were out in Spain last week and got up to the development. Looking at the photos previously posted it didn't look to us like anything had moved on. I've posted a couple of photos, one if of the back of block 10. It shows that for some reason they are digging down to the basement level and also that the road that gives access to the garage seemingly is slipping down the hillside! Perhaps a bit of an overstatement but there is definately a large crack in the road and also the pavement has suffered some damage. We also noticed that the rendering on some of the blocks is a bit dodgy. Looks in parts like a different coloured paint has been used.
We did call in to the developers but Perla was on holiday. We wanted to gain access if possible to accurately measure up. When the girl in there first thought we were looking to buy she was all for taking us up to see the show flat but when we said, no, we wanted to see our apartment she said no, no way until March. What a load of ****. We obviously went up anyway, fighting our way through the mud on the road by the railway! Still a way to go finishing that off I think. Lots of activity going on around and about and on Phase 3 (the weather was great by the way!).

Hi,
photo 1 is taken from the block 5 on phase 2. I took it to give people an idea on how much of the view was being blocked out by the new building of Phase 3. As you can see, the lower 2 floors have a lot of their view blocked out by the new building. There should still be sea views though. I did not notice the wall, but I think you are correct and that it has been knocked over.
They did have a severe storm and it has caused some damage. On building 5 on Phase 1 some of the roof tiles have been blown off and also caused damage to a lower floor roof. I am assured that this will all be fixed.
As for the grass, there is none anywhere yet. I have pictures of phase 1 building 6, which is probably the most advanced. It even has air con fitted and sun blinds on the penthouse.

Hi Sawalanza,
Are you sure it's not Block 1, Phase 2 your photo refers to? As far as I am aware, Block 5, Phase 2 is down at the front facing out to sea so couldn't be blocked by the new building of Phase 3 which doesn't extend that far down!
Disappointing to see no signs of grass turf laying as yet. I wonder when this will be started and how long it will take .

As far as I can see all pcitures uploaded by Sawalanza are from phase 2, and I guess that the developer don't need to arrange grass in these areas until hand over of phase 2, If there is grass covering the green areas in phase 1 is an other question and the first picture looks like it is of block 1 in phase 2, which I'm very happy for, Thanks a lot Sawalanza. This picture show our balcony (the top one on the first picture) and comfirm that we will have a good view - nice :o) - we did have our doubts.
