if you have particular questions about the Community you are part of you need to check with Resortalia and/or your Community President, they will be able to explain how Community maintenance and cleaning is carried out, which contracts are in place for various maintenance etc.
all of these items should also be in your Community budget for the year, approved at each AGM.
hope this helps, there is as you can see much effort that goes into running each Community and the Entidad in attempt to do the best possible for all owners, it is only when they know about problems from owners that things can be addressed.
if you are sure your patrols are only once a day and do not think this is sufficient then you need to tell them, I am sure the Community feels it is paying for more monitoring. Patrols need to be visible and wristbands should be obligatory to make it work.
it has certainly had a positive effect on collection of debts in most Communities

Hi,
Next lot of family out over 2 days no arm bands and no patrols will be In touch with resortilia later today. Not happy if they are not doing there job.

no problems other than no patrol and no arm bands. If not enforced then non payers are not going to bother paying up. We are talking about the first pool on phase 3

Hello Pommers,
i am on phase 3, block 86 and am told that people without armbands are using the pool. Can you tell me if, the problems you allude to are the same.

Hi Shannon
If you've got people using the pool without wristbands then you need to contact Resortalia and Security to get them removed. Phase 3 pools should be patrolled at the weekend so just grab the guard and show him the people without armbands.
Not sure what problem yu think I was alluding to though Frank.

We are at the same pool, returned last week. It's the 1st time I have felt that the pool was too busy and to be honest put off by this. Very few apartments around the pool looked occupied so it was surprising that it was so busy, but I think some people were coming from the properties around the other pool, which tends to be busier. There was also a large party of spaniards who we think were renting 2 apartments, although not sure that they were both on 3b. We can testify that when the security guard came past each party around the pool, including them, did produce bands. I am not convinced however that every person had a band though so it would be very easy for people to invite friends around to boost the numbers! I also noted that Security did not seem to come round pre noon (when to be fair the pool was quiet other than the tenants in the non paying apartment who I seen a couple of times!) or later in the day when the pool tended to be busier. I have made my feedback to Resortalia.
I agree that not many people were wearing the bands but it seemed that most had them. They are also a dreadful colour this year for spotting! It would be good if the guards would insist that people wear them as that way other residents can spot anyone who shouldn't be there and report them without the need to challenge them.
We also had a problem with dog fouling on the grass in front of blocks 85 and 86 which we reported to security. In the 3 weeks we were there we didn't see a dog, it seemed to sneek out at night or early morning before we got to the pool to stand on it or lie our towels on it! Security did take detailed notes however and seemed concerned over this so hopefully this issue has been resolved now.

It has been agreed that this year the pool patrols throughout the whole resort are from 13:00 - 21:00. As you say not as many people use them before lunch and the busiest time (certainly in our pool) is between 16:00 and 21:00.
The reasoning behind this was to have the last patrol remind people that the need to vacate the pool at 21:00 as last year there were quite a lot of problems on Phase 2 with getting people to leave at a sensible time.
And I agree about the band colour on Phase 3 (we manage an apartment for our friends in Phase 3B) and they are virtually invisible if you are nicely suntanned. Totally stupid colour imo.

All, this is the danger of referring to Phases, which comprise apartments and town houses.
The Communities of Owners are divided up into some 14/15 different Communities ranging from 4 Townhouses to 300 apartments.
if you note the Weekly Report from Resortalia it states which Communities are using the wristband scheme and therefore which are being monitored.
i will not quote the numbers not using them on here but sadly not all Communities have the funds to contribute to monitoring as debtors remain a major problem.

Just to clarify; P19 does have the funds but preferred to spend its budget on a different security solution which has proven successful. We have no debts besides Roda although appreciate our community doesn't have the amount of owners as others. Security patrols are for all communities irresepective of which security methods are used.

Yes of course all the various Communities have the right to arrange different Security measures and indeed do.
just for clarity though for others
General Security patrols are supplied currently by Vigilant and as they are paid for out of Entidad fees they do of course cover the entrances to public roads as well as the perimeter and ALL Communities, which is of course a big job.
Pool patrols to ensure use of wristbands however are a separate function and are generally supplied by Vigilant except a few Communities in Phase 2 who employ a Community manager on certain days.
The Vigilant and other pool patrols are paid for out of Community funds and only cover Communities who have requested this patrol and who contribute.
this has proved most successful in bringing in overdue fees in order to issue wristbands, which many Communities suffer from.
not to say the owners in other Communities cannot call Security if they see obvious outsiders using their pools.
Sadly or happily, depending on how you look at it Roda was set up as a number of autonomous Communities deciding on their own issues. Contrary to popular belief use of other Community pools in Roda is not permitted unless of course you are invited around by owners and use their wristbands.
Villas, of course were all expected to have their own private pools, Roda expected more money from buyers, they are not permitted to use any of the Community pools unless an arrangement with a Community has been made.

I should have included that General Security also covers all the villas as they are part of the Entidad.
once again the Entidads role is supposedly to look after and maintain areas of the resort which are the responsibility of San Javier Town Hall.
we were however obliged to employ our own Security company on the resort under the deeds.

Phase 3a apartments is Community P21
Phase 3b apartments is community P20
Armbands were introduced last year for both communities and pool patrols are in place this year.
Thomas88 - if you are VP of P19 then I believe this is townhouses and therefore not subject to the armband control.
Most people unfortunately tend to mean apartments when they refer to phases (sorry I know I do) so hence the confusion.

Hi - it is interesting if you vist other resorts with golf and other faclities that if you dont have a swipe card to lift the security gate you have to sign in and out and i had to provide a valid ID. Maybe this would be a better approach at Roda although i suspect the entrances arent wide enough.
The entry system at Roda does seem a little flawed as if you are asked if you are a resident - you say yes and without any proof, you are let in.
I also noticed at our pool lots of visitors to one or two properties who didnt have wrist bands and just pointed to the property when asked bu security and were allowed to stay - compare this to my hubby who had his band with him but attached to a sun cream bottle, who even to sun bathe at the pool was told it had to be on his person not on a bottle.
I am happy to abide by any rules but they do need to consistently applied and i fear this is not always the case.
I have also noticed cars of families with chairs loungers et al cruising slowly around the resort - dont know for sure but my suspicion is they are looking for a pool to visit.
