Does anyone know what they are building on the spare land after Phase 2?
At the moment it looks like a half built petrol station but I am presuming its a new villa.

I see they are advertising the Beach Club:

Yes incredible. Nothing to do with Roda, No right of access, no discounts, shut the only time we wasted a trip to take a look at it. Unfortunately there are many owners still advertising the Beach Club on the holiday rentals sites in the same way.

Apparently just the show home for now but I belive they have permission to develop up to 20 plots along the Phase 5 frontage.
No plans for developing land behind as yet.
Obviously more local taxes to be gained in building new homes rather than try and sell all the empty or repossessed ones first.
Pay your deposit, pick your plot and they will build your villa inc pool for you.
You could however be surrounded by a wasteland for a while.

It surely makes very little sense to buy offplan when there are so many properties built and ready to move into. By buying a property you can see you have the added benefit of getting what you thought were getting all along. And can the beach club really still be part of the advertising literature?
It does seem madness to build more properties while so many are unsold. On a selfish note, I think I'd rather some villas were built on the frontage of the Phase 5 land, it will make the resort look better and bring more people in - who will hopefully pay their share of fees etc. (So long as they don't end up looking like petrol stations that is).

Roda has been selling the golf side villa plots between Phase 2 and Phase 4, i.e.phase 5 etc. This is on the condition that when they are developed then the villas must be in approved Roda styles. I guess a 'private' development advertised by Murcia Villas.
Yes a good sign for Roda owner that there is confidence enough to build there, but there must be some obvious issues about future development on waste land around the new villas, which would be more difficult to develop into apartment blocks.

Am I to assume that this parcel of land has not been bought then.If it has, then surely they can build whatever they like on the land without permission from Roda.They certainly seem to have an iron like grip.

Lots of guesswork etc on here about who is actually building the new villas, ie is it Calidona or another private developer? Hugh_man and Pommers - can you assist us with this please?
As an owner on P3 who has to a) drive past the wasteland, and b) who's apartment looks out over it, this is really great news for us, but the owners who bought the original frontline villas must be looking at the prices and thinking "what on earth?"!
On another subject, the Clubhouse was beginning to look very unloved the last time we were over in October. I hear there's been a new sushi bar opened since then but have the operators spent anything on a bit of TLC?

No one will ever really know which of Roda ( the developer's) many companies or friends actually owns the land and if you wish to reserve a plot you put down 15% deposit then make staged payments until it is built for you by their builders in 4-6 months.
Just do not believe all the sales amd marketing hype and inaccuracies that still persists.
They presumably cannot build the villas themselves as they apparently have no money, that is why they cannot pay their Community and Entity fees on many uncompleted apartments and are being sued in court.
But whoever does own the land will have sought planning permission from San Javier for up to 20 villas with the design shown on Murcia Villas website as they are agents is presumably what was permitted to build, very different to existing traditional style.
One would assume SMALL design changes could be made to suit individuals but I doubt very much if the Town Hall would allow ANY style of build on these 20 plots.
The apparent reasoning behind the new build is that NO unsold new villas are still available onsite and presumably they feel there may be demand.
Yes there are second hand villas at stupid prices or many apartments and townhouses available at sensible prices but any success in selling these plots will no doubt determine IF further development of more townhouses and apartments behind the villas would EVER go ahead.
Dont hold your breath
but there is small buying activity at Roda at low prices and hopefully that continues, once all the indebted and speculative property has been resold.

No real comments re Clubhouse, it is currently open from 08.00 to 17.00 only, in January.
One of Roda's companies or possibly the banks own the property, Collados have a lease, not sure who is responsible for repairs and redecoration.
It is not a resort facility, it is a business, expensive, handy at times, what more can one say, there are alternatives, sadly not onsite.

We understood that the development of the new villas was still being undertaken by Roda (Calidona) themselves, albeit with a new contractor and that they would only be building the villas in pairs at a time after the showhome and then try and sell them off, rather than go ahead and build the entire run of villas.
There has been quite a bit of movement lately with some of the last remaining apartments being bought directly from Roda, so we did wonder if that would quick start the final Phase IV and Phase V bloques being constructed. I kind of think that it would make the frontline villas more appealing having had the apartments built first, so they sat within finished grounds, rather than having to look out onto the wasteland, but hey ho.
However, I personally quite like the look of the new villas and welcome the fact that something is moving again - if you look at the overall site plans, the Phase V apartment bloques were a different style again from the other phases anyway.
Be interesting to see how it develops over the coming months (& years no doubt)

Perhaps it is worth noting that Roda (Calidona) still own around 40 built properties onsite, which include a small number of villas and as owners will discover at the Entidad AGM on 21st Feb they are still a major debtor to the Entidad as well as many of the Communities as fees on many of these existing properties are not being paid and they will not sell at market price as loans to banks are probably higher.
The Entidad and many Communities have issued court proceedings against the developer who will of course attempt to delay all payments, hoping that things continue to improve, whilst the overwhelmed Spanish legal system grinds on.
Yes it is true that sales are happening at Roda but sadly bank repossessions and owners forced sales are still an ongoing issue and it will take some time to clear the backlog, so I personally would be surprised to see huge demand for new build villas, let alone new apartments etc. but what do I know, after all I bought at the peak in 2007 and believed all the hype.
C'est la vie as they say in Peckham.
Still love Roda though and a good time to buy, at the right price, which Tinsa suggest is approx 50% below the peak.

Do Roda rent out the properties that they still owe community fees for? If so (and I expect yes to be the answer) can't we highlight this to potential renters somehow ie Trip Advisor or somewhere else (I don't know exactly how and where) and say that renters will not be allowed to use the pools without wristbands which they won't be given if fees are unpaid.

We can never be completely sure but I agree I do not think they rent any of the indebted properties, Calidona Rentals acts on behalf of owners and manages and markets like most other agents, offering a reasonable service to some satisfied customers and good golf packages, having the advantage of reduced golfing prices.
Many of the indebted properties were apparently originally bought but were never completed on, so there are complexities and high mortgages but no excuse for not paying, unless a court decides otherwise of course.

The majority of Roda owned properties are unfurnished so few are rented. However Roda are USING their ownership of these in certain communities to entice renters (via their agents) without explaining on booking that pool access is via another community. They wait until guests arrive and then confirm which just angers the owners of these pools. This is apparantly allowed according to Resortalia under the by laws. Roda will continue to do what they want when they want until they are brought to task over their debts. I hope the current lawyers are proving more successful than previous attempts. The AGM should be interesting!
