Even if the whole resort does need painting and not just our properties then we still should not pay anything because thats what we have been paying our management/maintenance fees for the last 7 years
Are the banks who own the houses not sold also paying their share of the costs I doubt it !!!
Perhaps if the money had been spent wisely we wouldnt be asked to pay these extra costs - management/maintenance costs are just that and as such should cover the painting of the whole site - I dont understand why people would be happy to pay these fees ????

We were told every 5 years our places would be painted well its now 7 years so they have had 2 years extra money so there should be more than enough money in the funds to cover the cost of painting the site as well as our properties - we were also told the fees would come from the management fees
It would seem the money hasnt been managed in a good way for example we had a quote to paint the perimter fence which ended up costing double the quote - we have paid to have extra trees in the gardens to be honest the list could go on and on but there really is no point
I have no confidence in the company who manage our site and finances, its about time we all stood together and did something about this - if you agree and want to support this then send me a PM or if you want put it on this forum.
Some people are struggling to keep their homes after the credit crunch and wont be able to afford this so we need to support each other in this and make sure we are all treated fairly. We didnt get the resort we were promised and now we are having to pay extra, where will this end ?

Been told that an extra €5/month was voted in at the two Naranjos AGM's yesterday, start paying in Feb, which will go into a seperate painting fund for painting somethime in the future? Guess this will have to go to the other AGM's before a final decision is made. So we pay an extra €200,000ish a year, then at some point they start painting. ( at least there will money in the bank for the next few years to cover the short fall ) I wonder how much will still be there when they start? Why not start now when the first quarters payments are made. Also say the the finial cost will be by quota, so i assume that when they do start they will workout the cost for your property then deduct what you have already paid and ask for the difference? perhaps questions to be asked that the Jardines AGM next week.
Perhaps someone that attended the AGM could post full details??

Hi,
My main problem as a few people have pointed out is having to paint peoples apartments who have not paid a euro maintenance since
they moved in. Its bad enough paying for their portion of lighting, gardening etc. as it is.
I have painted my apartment twice already and like most people 600 euro seems an awful lot. Surely every apartment block should pay
for its own painting. Would somebody tell me where all the extra painting needs doing??. There are no extra buildings that I can remember
that are in the resort. To my mind the timber around the pools are the only extra that need painting, and they have already been done.
I do not see that I should have to pay for some repairs in someones elses proparty.
Just my feelings

Well, at 5 euros a month that will be 60 euros per year..................10 years to accrue the sum of 600 euros per property previously mentioned. How is that going to pan out then ??

As far as I'm aware, the 15 euro quarterly payment is for one year only. This allows the worse areas ie., bare walls to be repaired and painted immediately.
However during that time we as a community have to decide and agree on a economical solution to have the resort painted.
Maybe somebody else can confirm the above!?

Not posted for several years now, but read from time to time
I think the original Polaris promise of "properties will be painted every 5 years and covered in your community fees" have to be dismissed. They made a number of false promises
The resort managers ultimately put together the budgets each year, and these are agreed by the presidents. I would think it is very transparent since day 1 that these budgets never made allowance for property painting. Could say that our elected presidents or ML have never done enough to communicate this possibly. I am sure it has been debated though for several years now, so I am not under the illusion that my community fee was putting aside monies for this
The quotes - I dont know what the right price should be. I think the full service tho of pressure wash, tending to cracks, and two coats with quality paint would not be cheap. If painting the resort, I assume this also includes the costs for painting walls not necessarily on our apartments (eg Al Kasar, perimeter, sports areas etc...). If ML have put it out to tender and quotes all coming back similar, then I reckon we are seeing a true price. Not every tender would be opportunistic with such a valuable contract at stake
I would support paying a little extra or trimming the budget elsewhere - for me, having the resort uniformally painted is better in long run than every man and his dog doing it piecemeal, but thats just my opinion and wanting to see a professional job

Barri - what do you mean by the con ?
ML and Presidnets most definitely havent communicated anything of the sort that there was no money for the paintint - its all about how they have spent the money - 300K to paint the perimiter fence ? as a classic example
The properties and walls should come before the fnece and wasting money on unecessary purchases hasnt gone unoticed by many
There is no way I will be paying for any painting we pay more than enough for everything to be taken care of - its a complete rip off

On the onging debate for the painting of our properties on Condado recently on tge forum and tge options of costs contained in the AGM document from Milenium
The painting contract has been awarded to the Condado Painting and Decorating company this is the very same company that when asked to quote to an individual for painting his own property quotes considerly less than Milenium has quoted us.One writer "John" writes on the forum that Condado Painting quoted him €200.00.How can this be possible?have Milenium lumped the total number of properties in Condado together?Looks like it to me.
This "one size fits all" cost is just plain wrong,what is needed is an accurate and precise costing for each of the different complexes and that precise quote should be applied to that complex.
Its got to be more costly to paint the Penthouses and the island than it is to paint Jardines or Naranjos.When painting the Penthouses and the Island specialist equipment will have to be otained and paid for,for the painters to reach the heights that exist here,there would also be an extra labour cost incured with the painters having to work at this height.
Condada Painting must have the estimates for each of the separate sections,Jardines,Penthouses,Island,Naranjos and the villas.
Each of the separate quotes should be applied to the complex it is relevant to.
This would be fairer than what is being proposed by Milenium,a little more difficult,certainly,but a lot more professional, absolutely
