On the onging debate for the painting of our properties on Condado recently on tge forum and tge options of costs contained in the AGM document from Milenium
The painting contract has been awarded to the Condado Painting and Decorating company this is the very same company that when asked to quote to an individual for painting his own property quotes considerly less than Milenium has quoted us.One writer "John" writes on the forum that Condado Painting quoted him €200.00.How can this be possible?have Milenium lumped the total number of properties in Condado together?Looks like it to me.
This "one size fits all" cost is just plain wrong,what is needed is an accurate and precise costing for each of the different complexes and that precise quote should be applied to that complex.
Its got to be more costly to paint the Penthouses and the island than it is to paint Jardines or Naranjos.When painting the Penthouses and the Island specialist equipment will have to be otained and paid for,for the painters to reach the heights that exist here,there would also be an extra labour cost incured with the painters having to work at this height.
Condada Painting must have the estimates for each of the separate sections,Jardines,Penthouses,Island,Naranjos and the villas.
Each of the separate quotes should be applied to the complex it is relevant to.
This would be fairer than what is being proposed by Milenium,a little more difficult,certainly,but a lot more professional, absolutely

Well, how about we all send Millenium an email telling them that we are not happy or get a petition going.. and tell everybody and our neighbours about what is happening, as was pointed out, most owners dont use this forum.. so lets find out who they are and tell them..... Condado Painting and Decorating must be aware of our dissatisfaction and should come on this forum and explain.. but im assuming they choose not to as far as they are concerned it is.. job done.. get the job done - we have a never ending job to do, for which we will get paid hansomly and thank you very much - what a lovely job guarantee in the spanish sun eh!!
We are over in condado for a week next week and will most certainly be paying the Office a visit to express our concerns in no uncertain terms.
PS - i dont really understad why people are even talking about who paints what and pays what.. we should not be having to pay it at all.. of course,, if i dont pay mine and they are happy to - then everybody is a winner !!

Hii all if i paint my own place like lots have i will not have to pay this extortionate [rip off ] price if are own management cumpany will not honour our contrat about the painting whats the point of having them they are meant to be working for us. I think if they bring this rip off painting in we should think about having our own vote of no confidence and get them out. We should also get an equal amount off different nationalities as presidents to represent all our points of view

I think there are a lot of short sited views being posted on here regarding the painting. As most of us who have been here a while, in my case over 6 years now, its clear that the properties need to be re-painted, properly every 5 years or so. The resort is already looking scruffy in a number of areas now, this needs addressing. If people can't affored to pay a reasonable amount to keep THEIR assets in good condtion, then they shouldn't have bought in the first place. As stated by an earlier poster I also fully support paying extra, having the resort uniformally painted is much better in long run than every man and his dog doing it piecemeal, & by a professional operation too. Of course different properties require a different level of equipment / infrastructure, so for me for example if the Penthouses need to pay a bit more to cover the charges for the Nifty-Lifters needed for the high areas then so be it. I wish I could do that job myself, but clearly that cannot be done by DIY due to the equipment & H & S issues. At €15.00 / Qtr is far too low for a meaningful refurbishment contract to be put in place. At that rate it will take 10 years to get the job done & the place will soon look like many others in Spain that have trodden a similar path.
C'mon guys, stop being so tight fisted & be prepared to pay a fair price, to keep your own assets maintained.

Contract shoud be given to a spanish company
If the painting takes place in 3 to4 years time whos to say this firm will be around , the contract should be made closer to the time also if the contrator could not meet the cost he as quoted in 3 to 4 years what would happen then ? how much is to be paid up front for the work ?
600 may be a lot now but what about in 3 to 4 years

I could not agree with you more.
Having realised that the cost covers all areas & the rear of the apartments really do need not just a coat of paint but re sealing, cracks sorted out etc then the cost really isnt that bad. As I mentioned in an earlier thread we had our apartment painted last year but I am presuming itwill start to look tired again long before the painters get round to us so happy to pay to have it done again.
I know the painting was in the original contract but that doesnt count anymore & dont blame POlaris they didnt ask for a resesion, they didnt ask to have to become bankrupt. Get a grip some of you.
We on Condado are still in a much better place site wise & facility wise than many people I know of who have bought in Spain & the UK
If any of the spelling is wtong then quite frankly darlings I dont give a dam lol. xx

It seems to me that it is all a mess and hasnt been thought through and discussed properly at all .. with the people who matter most.. THE OWNERS!! so until it is I WONT BE PAYING - 200 euros every year adds up to alot of dosh in the kitty... it all seems a shambles to me - nothing organised - alot of outstanding questions still to be answered.
skell - if you are happy to throw money in and not have a guarantee of when your property will be painted.. (ie..sometimes over the next 5 years).. or what will happen to the money ...good luck with that!

After having spoken to the mileniun and some other people we now understand the price difference and do agree that this is most necessary to be dealt with. The resort needs this painting program to stay succesful, otherwise property values will continue decreasing and we maybe face the same destiny as other resorts in the area. Some people should get their act together and understand that they have NEVER paid anything for painting so far and it was obvious to all of us that this will come up sooner or later. Mileniun as well confirmed that all properties have to contribute, being bank owned or privatly, so no idea why some people now think they dont have participate. As a poster stated already in a prior thread, if you cant afford it then why have you bought? Just a thought...

Of course I don't have money to throw away anymore than you do, and I do totally agree with you that this whole issue has not been thought through at all. They couldn't even get the wording right on the voting slips. I complained to ML & my level 2 president on this issue but they thought it was as clear as crystal. Clearly nobody would pay +€50 / €60 a Qtr more, without some guranteed schedule, but this vote was to ascertain the feeling from the owners. All they have done is confuse the **ck out of everybody - as I forecasted in my mail to the Level 2 president.
My point is that we need a Maint plan in place, surely everybody wants a well maintained resort and €15 a Qtr will not deliver that, €50 a Qtr for that seems reasonable to me. But yes it needs communicating properly, but what chance do we have with this shower in charge. The most important vote we have had in years, they mess it up

I dont think people have an issue about a painting fund, but when it is 3 times more than when you pay individually then I understand why people have a gripe. the fairest solution would be to give people a deadline to paint there own properties in whote of course and if then it is not done the community do it for them and bill then accordingly.Alot of us have already painted our properties as milenium where giving us the impression they wouldnt be doing it.
