OK where to start well I suppose the best place is to state that my commemts are coming from practical experience of knowing all of the resorts and from selling properties on each resort and I believe a balance approach to providing information
Next there is little comparison between the size, quality and of course starting prices between the propertes on Corvera and Terrazes, Corvera is a much lower density site, the apartments tend to be much larger, a penthouse tends to be a true penthouse spilt over 2 levels, they are all 2bed 2 bath, all have as standard gas water heating and central heating and of the course the starting price much higher therefore the discounts greater and the ability to make money
Corvera is a mix of properties, not just apartments, 3 bedroom apartments and of course frontline golf villas with pools, fewer properties therefore in the future less competition for rentals
It is also unfair to compare Terrazes with La Torre whicb of course has a similar mix of properties more facilities and a much higher starting price, apartments now I believe starting at over €70k, but similar issues with rental competition
Here is a question, givem all of the banks stocks on Terrazes starting at €41k wht are they still available when the new build blue fronted properties are selling so well, because the entry level price is realistic in the market, right now, they are almost twice the price of the bank stock where I believe ther are over 300 properties still available
You are absolutely correct, Corvera has no golf course, no clubhouse or facilities and you would have also read on another one of my posts some doubt when or even if the course will open again,fortunatley there are good signs for the area, the recent sale of Mosa Trajectum and works started to restore the resort, the sale of properties on Sierra Golf and the re-openning of the course
The airport will eventiually open maybe by 2020, who knows but Corvera scores because of the WALKING distance to the village which has variety of bars, banks, supermarkets with Spanish prices, medical centre etc and buses to Murcia or Cartagena, try walking from Terrazes to Roldan or Basilcas, you need a car
But I have also explained that on any local course a purchase is a gamble, especially as the level of community fees that you pay will triple on say an apartment close to say Villamartin, Campoamor or even Algorfa close to La Finca and properties are available for similar prices
I did not say that the prices would never increase at the same rate, in fact on La Torre prices are steadily rising. On Terrazes they are still building and the benchmark is the new property prices and they still have plenty of room to build lots more properties and plenty of bank properties available
But again as a balance all 3 resorts have their own unique benefits but in making a decision you must also consider Hacienda Requelme from €60k and El Valle from €100k, or perhaps a townhouse on Sierra Golf for €70k
So realistically buy a property that you plan to use, to enjoy, don't rely on the sales bu*****t regarding rental income or even potential increase in value, buy what you can afford and remember all of the costs, community fees, IBI, wealth tax, standing charges for utilities because they NEVER go away and only increase, by the way I agree , the theme park will never happen
