Hi Cescacharl,
We went for ground floor corner apartment, main reasons more outside space and i have an elderly mother who will be useing it, the steps may of hinderd her during her visits.
We went for a spanish mortgage as we are in the process of selling one of our properties in the uk which once sold will enable us to pay off the mortgage,, pay off fees only 0.5% and with the Euro doing well at the moment equates to around £230
Interset rates are good at the moment in spain 3% typical rate.
Hope this helps, oh yeah we used Blue Med Invest and found them great.

Does anybody know why all the oasis apts have been taken off the Altamira web site, there was hundreds, I know plenty have been sold but they all can't have gone. ???

Hello we have just started the process of buying an Oasis apartment we have gone for a ground floor corner apartment. We have bee sent the Power of Attorney forms to be witnessed by a Notary in the UK has anybody else gone through this process and how things progress from now? All exciting but nervous of the whole process!

Hi
We have just completed our purchase in El Oasis. We found the whole process straightforward. We used a Spanish lawyer and Notary and had no problems at all.
We are just waiting for the electric and water to be put on. The process for purchasing took about 5 weeks.

Have just returned from 2 weeks in our apartment and we were delighted with our furniture from Jewell furniture and also the work that Spencer and his guys from Home-Space did. Couldn't fault anything except we had no hot water for the two weeks. Contacted the administrators practically every day (when they were working) and kept getting told a different story each time. Even got our Solicitor to chase them up. First I was told the technician was coming out to connect hot water..... He did that alright just connected the water but not solar panels so only cold water coming out of hot tap, then I was told altimara didn't give go ahead for solar panels on our block to be connected. Our sale closed on 27th of October Altimara were happy to take our cash but not provide the services...... Then last Monday I was told it was going to be sorted this week but would probably be Friday as Tuesday and Thursday were bank holidays. Before I left yesterday I called again to be told they thought it was done on Wednesday ( which it wasn't) so I was told it would be done yesterday. Wow probably have hot water in my apartment after I returned home. I was fuming so just to tip you off get your solicitors to ensure your solar panels are up and running in your block before you close the sale or decided to spend time in your apartment. I was lucky my friends were also staying in their house on HDA that I could use their shower. Also English channels not coming in on TV.

There is no way that services get connected to the properties until after you complete and therefore no way of checking unless you emply a third company to check this, after you complete
The properties are purchased, AS SEEN, from the banks and therefore no obligation to provide a working solar water system for hot water and any works required would typicaly be down to the purchasers
Unfortunatley the sysyems on HDA have not been checked or commissioned, they degrade over a oeriod of time if not maintained, especially the pumps, that seize up but in affition to the solar there should be an electric backup
I would recommend installation of your own electric boiler, inside the property which wouldn't be an expensive option

Yes, properties are sold on a AS SEEN basis, but you can not check water and electricty before you complete simply because they are not ON so the link between the street and the entry point in your property is not open.
So implying a third party before you complete does not make sense as they won't be able to check whether this working or not.
I'll comment my status on this in January when my sale should be complete and I would officially enter
Re UK channels not coming, try the FilmOnnet that is an internet app that will give you a lot of channels free to watch

agreed but regarding hot water provided by solar system not working before you complete, my point was that you can not check that BEFORE you complete so, in my views, this should not be understood as AS SEEN right?
AS SEEN means any fault in the structure you can see and notice from your visit

I was told it's just that the solar panels haven't been connected in our block and as the solar panels are covered under the community fees surely they should be connected when a property has been sold. Do I have to wait till all the apartments in my block are sold to get hot water!!!!!!!

The agent that sold you the property should be helping you with this, that's why they are there and they should know the process, ask them what service they provide, after all they are getting the benefit of the commission
What servces and advice are your lawyers providing, are they arranging the connection of the utilities, if yes how long will this take and what will it cost for the new meters, normally around €700 for connections
Has the lawyer explained about the potential extra tax, based o the reduced purchase price and advised getting the fiscal value prior to completion to avoid this extra tax
Because they are bought as seen it is more important that they are properly checked, have you an inventory of what's included ,because it varies by apartment, is anybody checking this immediately PRIOR to completion
Because here are no services connected you cannot check if anything is working, prior to completion

Hello inspectahome,
Thank you for the information which I am now getting checked. Can I please ask how getting the Fiscal value prior to completion will help to avoid the need to pay for an extra tax.
I would very much appreciate if you could please explain in laymans terms what actions I need to take to reduce the tax bill. Thank you for the help.

In Spain you pay your IBI, council tax, based on what the Town Hall believes to be the value of the property, not what you actually paid
In the seme way some people have been getting caught out when they buy a repossession and down the line the tax man, Hacienda, decides that actually the property is under valued for property tax when purchasing, typically 8% or 10% so they issue a bill on the buyer for the difference
This is known as Impuesto de Transmisiones Patrimoniales (ITP). It is paid as a percentage of the value of the house. The exact figure varies depending on what type of property is being bought and where it is in the country.

I don't like the idea of contacting the taxman before buying I have bought and sold twice in the last 10 years and I have never been asked to pay this tax, both times the property where bought below the market value at the time, you can bet if I had of contracted the tax before hand he would of said Yes you owe some money, I would much prefer to put the money to one side in case he dose come calling at a later date, I've known dozens of people that have bought in the last 10 years and NOT a one has comtacted the taxman before completion. It's a random thing on when and if the taxman comes calling. Buyer Beware

If you can the lawyers to get an idea of the value at least you can budget without them being specific on the property

Hi,
We bought an apartment at Oasis back in July and have visited in every school holiday since. I was wondering if anyone could give me some advice regarding electricity. We were originally told that the cost of the electricity would be reasonable compared to U.K. However, despite only being in the property for a maximum of 7 days, our electricity bill seems very high. It has been about €64 when we have not been there at all. And when we were there for 4 days over Christmas, the bill was double for December. When we are not there, we leave the fridge on only. Does anyone know if this seems right in comparison to what you pay??
