Hi to all future residents of LTR
We have bought a California villa at LTR, we are moving out to spain permanently from the 1st of March next year, 2008. We are renting an apartment in La Finka, Algorfa untill our villa is completed, Algorfa is only 25 minutes from LTR so we will be able to keep a good eye on the future progress of the construction. Hi Everyone
Just back from LTR last week. Very impressed with the show houses but not so with the change in amenities in the communal area that we will all be sharing. Peinsa assured me that this communal area will be for us all to decide what we want there, and I for one think that we need to discuss it at the next meet in Coventry to see what the general consensus is.
Apart from this is was quite busy on the site with a lot of wagons running around and the change in the site has been quite dramatic since I visited last year.
The latest straight from the horses mouth is that they are waiting for one form to be stamped by the Local Council and building will begin in December. They are now expecting completion in December 2008 and when we mentioned that feared word "compensation" it was quickly addressed with "we are providing you with free Air conditioning, vanity units in the bathrooms, and an Alarm system for the inconvienience". This smacked of concern from there side which showed that they are obviously concerned about the prospect of people taking this further.
What does everyone else think ??

About the communal area, I thought it was already decided and included in their plans...first I've heard that we get a say in it. Could be worth discussing in Cov.

Hi Andy,
I understood that the communal area had to be altered because of Murcia Council and has been approved as part of the planning permission. Unless she meant that we can decide what sort of shops/bars etc are put into the buildings.

We have purchased a three bedroom Miriam AB30 @ La Tercia Real expecting to retire there early next year 2009, hopfully it will be ready by then. Looking forward to reading the results of the Coventry meeting.

Hi All,
We purchased a Provenza, Q3, back in March 2005, with an expected completion date of November 2007. We are looking to be in our villa around March 2009. There are a number of reasons Piensa are late, which have all been discussed before. The two latest hold up's were 1 : there were not enough "green Areas", they reduced the build by aproximately 40% which is why there is a 9 hole pitch & put area and 2 : the licence to build was not granted. We have just been told by Piensa'a main office in San Javier, that they have now got all their licences in place to start building by the middle of February. We are having this checked out by our lawyer as we are now living in Spain.
We have rented a property which overlooks the Piensa site, which we walk round the edges of every day when we take our dog for a walk. They have just started to lay the tarmac on the roads so things are now moving more quickly than before.
Will try to keep you up to date as things progress.

Thank you for the update. You must have been one of the first people to purchase on site, and have had a long wait. Lets hope they do start to build mid February, the site office told someone over there last week they would start to build on 2nd February. If your lawyer confirms the start date will you please post and let us know. Maybe they are getting all the tarmac laid first. It will be exciting to be over there watching the progress once they start to build. We will appreciate any news you have as things happen.

Hi Folks we are have bought a Mario on plot AB19 so we will be near you. We will be moving permanently to retire from N Ireland.Thought we would already be living in Spain by now and renting untill La Tercia was complete but unfortunately with the house market slowing down here we are still waiting to sell our house, but it will come about hopefully before too long. Look forward to meeting you all

You will be very near to us, just 6 villas away. We are in exactly the same position as you, we are waiting to sell our house here, and then are going to rent over there until the villa is ready. The housing market here is very slow, plus the time of year around Christmas and just after is always a bad time. We can't wait to get over there. We are actually just getting ready to leave to go over to Murcia to see what is happening at the site. I am supposed to be checking to see if the flights are on time, the weather is pretty bad, very windy and hailstones but no snow as yet.
We will report back on the forum with the news when we return.

HI All
We are close neighbours over at UGR La TErcia and we have just returned from 2 weeks (staying at our other apartment at Roda). It looks like the groundworks have been started on seriously on your site and the local scuttle confirms Peinsa are just waiting for the building license.
The area is just lovely and although we have not completed yet on our 3 bed penthouse (available for long term renting by the way), the views over to your site and to the mountain are just spectacular. I am absolutely sure the whole development at UGR La Tercia and La Tercia Real will be fabulous. Our completion is scheduled for mid March.
AT the moment you can't access either site from the Balsicas/Roldan turnoff from the 3319 - you have to go further up and take the Garruchal/Sucina turnoff and La Tercia is signposted all the way. This is because they are in the process of putting in a new large roundabout near the front entrance to UGR La Tercia and redoing the road (which I understand is nearly done). A little bit of a detour , but not too far.
If anyone would like details of either of our apartments then please pm me for details.

Hi Kate and John,
We are Roy and Sheila from Wolverhampton, and are your neighbours in AB20.
We have already met the nice young gentleman on the other side of us and we are looking forward to meeting you.
Val and Dave have flown out to Spain today, so hopefully they will return with some positive up to date news.
It has been a long wait, but I am sure it is going to be well worth it when we see our lovely new homes.

You really have had a long wait we only bought ours in August 2007 but it seems ages ago. It should be worth the wait away from this awful weather we won't know ourselves. Hope we all get our houses sold here soon and get away. It will be great to hear from you Val and Dave how the site is coming along
