I have just returned from a 5 day break at CDS. I met with our porter on the PM4 community and his name is Martin. He is basically the maintenance man for PM4 ,he sorts out the problems and cleans the pools. I also met with Javier from Amex on site to get an update of the issues owners currently have. An architect has been employed to make a report on certain aspects of the development like the damp under the garage vents and they have reported that the damp course was put in the wrong way round so instread of repelling the water it sucks it in this will be put ina report at some stage on behalf of the communities to interlerken to rectify. .
The bins for the community have been placed on the roundabout at the front of the site and is an eyesore for anyone entering the site. This was not the place we had asked them to be placed in .Temporary screening has been placed around them but more than anything being on the roundabout it a hazard as people pull up in thier cars and park on the roundabout to unload rubbish. Javier is approaching the townhall again to get them moved again. This however make take a few months as they are short staffed over the summer months. There was absolutely chaos there the other day when the cardboard recycling lorry parked on the roundabout and took 10 minutes to load all the cardboard. I took pictures and will send them to Javier to present the case to the townhall.
I met with the head gardener Oscar and advised that the watering system infront of block 28 was going directly into the garages and not even watering the grass area so the garage walls were damp and flooded daily. He put on the watering system and rectified the problem also replacing a few duff sprinklers. I talked with him about the brown patches of grass around the pm4 pool area and I could see that they were being watered following the resiting of sprinklers in june but the grass was still brown in places. Again he showed me the poor quality soil which makesit difficult for the grass to establish insome areas. He said it was going to take a year. the front gardens were being weeded and planted up in front of block entrances. I vistied the site in feb april june and july and can now see a real improvement in the grass areas. since the weeds have been kept at bay the grass has been able to grow and establish itsself in most areas.
I still believe we need to move money out of the cleaning routine 5 days per week into the gardens PM1 have now done this for thier newly elected community. Javier said we could do this once we take control.
I asked about the dumped car that has been infront of block 28 & 29 since Nov 06 and reported to police. We were advised that the police have said it will be some time before removal so we were advised to go down the unoffical route to report a dumped car with no numbers plates as it will be moved a lot quicker. Guess what the car now has no number plates and Javier is going to report it to the police again so I hope to see it removed before my next visit.
I asked Javier about writing to owners at lest 6 weeks inadvance to notify them of the AGM but he said he did not think they would have the staff to do this as they deal with other communities and its summer and they are only legally obliged to send it out 14 days inadvance. They have no obligation to send the invitation oversees to Uk addresses but they do this anyway . I therefore asked for an offical notice regarding the agm to be put on the notice boards onsite inthe PM4 areas and he \said he would do this. I hope those visiting inthe next 6 week will seeit and be there at the meeting. I advised those I met inmy visit of the dates and quite a few hope to be there.
I also hope to speak to Peter Lund PM2 president and kevin Howlett PM1 president regarding thier experiences and what they have been able to achieve etc.
I cannot say how much I enjoyed the stay, it was very hot and the pool was fantastic and everyone I spoke too is waiting for the hand over to really get the community changes inplace.
We will certainly be at the agm.
