Could anyone recommend a company to do our snagging list please?  If so, could you let me know the following:
  • Company name and contact details (website if available)
  • How much they charge to do the snagging list
  • What reports are included (ie, before completion, after completion, after furniture has been installed etc)
  • Will the reports be in English and Spanish
We've now been given a completion date of 22 August, so would very much appreciate a quick response.

Our snagging inspector was told by the developer that only owners can view their property now, and snagging inspectors can't go in until after completion, when the snagging report has to be done within 15 days.  Is this normal?  (we're in block 10)

We have instructed our solicitors that we will not be signing any contract until we have inspected the apartments ourself  which will be the first week in september. With the project runing so far behind i cant see how they can object. If you have a problem and you have signed then it could be a problem to get anything rectified.

We are acting for a client who has two properties here, despite numerous  attempts to view we have been told only the owner can do this, agents cannot go in until after completion.

Here in Spain it is usual to have the snaggings listed after completion , once you  or your representative has the keys then you can go and do a snagging list.

We do lots of snagging lists for clients and very rarely have a problem getting the work done as the builders/maintenance team are on site most of the time.

Regarding the 15 days this is normal as well, get the snaggings list done and then fax and e-mail it to ensure they receive it.

The person who did the snagging for me, sent Jose the snagging report translated into Spanish, and has received verbal confirmation of receipt.  My snagging inspector has recommended that I should ask my lawyer to contact the developers and obtain written confirmation, however, despite 2 requests to my lawyers, since completion they don't seem to want to get involved.  They are not replying to my emails and are very abrupt on the phone, saying they're far too busy with other things.

I've sent an email to Sr Gallegos (who I assume is Jose, one of the developers?) requesting confirmation, however, I've not had any response.  My lawyers originally requested that all contact with the developers should be made through them, although they now don't seem to want to do this.

Does anyone have the developers phone number and email address please?

Hi

The best form of communication is fax the number is 0034 952 593 064 as this is classed as a legal document they have to respond, the next best thing is a lady called Maria who can be contacted on 0034 687 486 524. We are also chasing up snaggings and will let you know how we get on.

If a lawyer is acting on your behalf and has power of attorney, their work does not finish at completion. You will pay their fees up to that point but unless you discharge them, they are still your lawyer. They will work to get the services connected in your name and finalise the snags. There will of course be an extra charge for this based on the time they have spent working on your behalf.

Hi Everyone

We were told by our solicitors tht the snagging was done, we visited and guess what. Nothing done. I have left our keys with the developers rep in room 101 who is going to sort it. We"ll see

I reealise it tis too late for those that have competed but please see my post under SWIMMING POOLS.  Has anyone that has completed had their snagging done satisfactorily yet?  what about the 15 day rule?   Are lifts, car parks etc ready yet in any block?

After a bit of pushing, the developer has finally acknowledged in an email to me that he has received our snagging report, so hopefully things will progress.

Because I live in Dubai it is difficult to get to Spain very often, so I have employed a keyholder. I contacted the developer (AJA Promo) last week and they told me that all defects have been rectified. The keyholder is a bit surprised because nobody has collected a key from her. I had the locks changed (very good idea btw) so nobody else has a key. My lawyer is on the case now!..

I love Spain and the casual way of life so I am not too concerned but the time has come to get serious here. Please contact your lawyer and get them to state in the strongest possible terms that you MUST have the snags rectified and ask them for a specific time frame that you can hold the to.

I have just completed the Snag list for apartment 612 - in fairness the finish overall is excellent with only a few small issues for improvement.

Afterwards I compared  what I saw with the specification list that I was given on signing the contract and there are 3 items missing that were on the specification

 

  • Security hinge for the front door - no security hinge
  • Mirrors for the bathrooms - no mirrors
  • Preinstalled alarm system - the system is wired but no hardware in place

Has anybody raised these issues before this?

Interested in your comments. We are about to complete on 614 and will check these items carefully.  .we are still concerned about the communal areas ie lifts, car parking and pool licences, as we want to rent out for holidays and cannot do this until these areas are complete.  i am also worried about legal liability if say someone has an accident in the pool before it is licenced.

do you know if block 6 lifts and car parks are useable yet .  also have you arranged an electrician for light fittings?  If so we would be grateful for a contact .
