Dear All,
Surely security was not just implicit but spelt out to all purchasers, as was the promised luxury etc. etc. etc.
In which case you have already paid for it.
In my case, had I completed and by now funding a mortgage, there would have been no spare monies available for "build it yourself" missing elements. Accordingly I would have been offended and unwilling to accept these extra costs being lumped upon me through the community expenses budget, even from well meaning volunteer presidents and committees, time for the millionaires to come forward, I think.
I suggest that the rich among you get together urgently to fund the missing elements including security, or join others in funding a legal claim against the developer forthwith to provide what should have been there before you completed.
Personally I would not have the conscience to offer this scenario for letting or sale as things stand. It just would not be honest.

I just wanted to update everyone that we have a 1st floor apartment in block 26. When Homecare were doing their twice monthly inspection on Friday they noticed that there had been an attempted break in. There was damage to both the bedroom window and the frame to the patio doors.
I imagined that being on the 1st floor offered us an element of security but this is not the case obviously. Block 26 is very exposed. Did anybody attend the PM3 AGM and was security discussed?
I phoned the police in Sabinillas and Casares but with my limited Spanish could not make myself understood. Homecare will phone policy on my behalf.
Site security were helpful but there is only so much they can do.
I sent a message to Ammex for what good it will do!!
What security measure do people think I could take at the back of the property?

Correct, Block 26 is isolated and really does present an easy target for thieves. We own a ground floor apartment and were broken into last Friday. The thieves smashed through the outer glazed units we had fitted around the utility area and smashed through the back door to gain entry. The good news is that they only took the flatscreen TV and left everything else untouched. They made their getaway through the main patio windows at the front.
We are now thinking about fitting an alarm, but we're still not sure how much of a deterrent this will really be.
Apparently the authorities have opened the access road to the side of the development which had been previously blocked off. This makes it so easy for the burglars to enter and leave the development undetected.
Can I take this opportunity to thank Lorraine and Natalie from 'Mi Casa Tu Casa' who notified me immediately as soon as they discovered the break-in and for waiting for the police to arrive before arranging full repairs. We very much appreciate your help and assistance.

sorry to hear yet another flat broken into this puts it well into the twenties, you and everybody else must inform the police otherwise this will just keep rolling on. And Norman your silly comments don't help anyway I thought you had signed off from this forum?

We have again had a burglary and the TV was taken from our apartment in block 26. The repairs from the previous attempted burglary had not been done. The security situation is NOW critical. We might as well all leave the doors open to save them causing damage. I don't know what the answer is but if we do not get decent 24 hour security on the site asap our investments are worthless. Even if I wanted to rent the flat who would want to in the current climate.
I know that not everyone is paying their community fees but if we do not levy additional funds now we might as well pour our money down the drain but then again the drains could not cope!!!
I have tried to remain positive throughout but am of the opinion that we now own very expensive white elephants.

These Break Ins, show the total incompetence of the local Police. I served in my local force for 30 years in various capacities. When you view stats. of the area, when, how, etc., there must be a pattern and M.O. Even at this distance, I can see one. In my junior days, my Boss would have been chasing me for "Collars", what an easy opportunity. Just a week for 2 men would produce results and could produce other leads. Come on, the Local " Fences" must be coming down with Flat Panel T.V's. There again, there might be more action, for the Muncipals, hanging around the local Bars, viewing Women's Arses and taking "Free Bees".

Have just had a look. Amazingly similar problems. Don't know whether that is a comfort or not. Is a problem shared a problem halved or a sign of an endemic problem the authorities are unable to deal with?

Hi all
I have spoke to a few people who live on the Costa Del Sol and a few agents and all of them are reporting high levels of break ins all along the coast at the moment so its not just us that are being targeted.
It doesnt make it right and we need to make every effort to make our complex far more secure than it is.

While I was at CDS up to new year many of the next block was broken into, including second floor appartments. The people doing the break ins seem to be acting with impunity. I know neighbours I talked to had to report the break in to the police at Casares town

I replied to Pepsi by pm yesterday, but realised it might be useful to post on the forum: if you go to the Geneal Forums here, under "Owning a Property" and the "Property Crime" section, there is a post which includes a pdf of the Spanish crime report with English translation, called the "Denuncia". We had to complete one of these when our hire car was broken into last February.

Just back yesterday from CDS as my apartment had been brpoken into on 27 Dec - LCD taken. I rang CRIMELINE - 902102112 - you ask for an English speaker who takes the details, translates them into Spanish and agrees a police station to go to in order to sign it off. I had gone to Casares but no-one spoke English and I was advised to bring a Spanish Speaking friend on my return.
I assume that if you cannot go personally you will have to get a representative to go on your behalf.

Hola again. More Flat Panel T.V's stolen. More form filling at the Local Municipal Police Station, for Insurance Purposes only. As regards investigating crime, forget about it, further to that, your Crime Stats will not be recorded, as it will show up their dreadful detection rates. Construction Workers sacked by Interlaken would be a start. Anyway, you are never going to get a Gated Community and will continue to be Fair Game. It will reach the stage that Insurance Companies, will no longer provide cover. I have watched the "H.M.S. Never Budges" outside the Municipal Station at Sabinillas, with grass growing around them, fighting crime, I think not? I would suggest that your Vice Presidents compile all your Crime Stats, contact your U.K. E.U. Reps, heavily Lobby them, to put pressure on their Southern Spain Colleagues, to get action NOW from the local Municipals, that should put some heat under their arses. Dear All,
Oh dear - continue to be fair game in this corruption ridden society - what a prospect.
If your police experts have no answers then the continuation of this site as a holiday complex is surely untenable.
It was always a daunting prospect to be told that you must immediately, on take over, change your locks and install grills and barriers etc.
Now these have failed also - what next?
Is the only answer high occupancy levels? How could this be achieved?
Would it be possible to hand this site over to the Local Authority in its entirety for use as municipal housing?
Some level of compensation could perhaps be achieved.
Is it not the case that in the current scenario these properties are currently worthless?
Just a thought.

sorry to be simplistic but I am not a plant for the developer.
I have no Spanish so could not read a local paper for any part of Spain. Are you saying that the endemic corruption extends to the whole of Spain, not just the tourist areas?
How does that make the sorry scenario at Casares any better???
I live in England and was simply sold a luxury apartment ON A CLOSED GATED SECURE COMPLETE HOLIDAY COMPLEX AT CASARES WITH A GUARANTEED LOW COST MORTGAGE.
Something which doesn't yet exist or is ever likely to.
How about you? are you yet another plant like Captain whatsit? Your post gives no clue does it?

While there was a flood when I was over at Xmas and my TV was stolen-when I returned home, the lead had gone off my roof-so it is not only Spain that has problems with thieves. Fortunate they did not put any lead in our construction in Spain, I suppose-anyway that's three things this year so I hope thats my lot for now
Forgot to mention how much better the site was looking, each time I go gets a little bit better. If weather continues in Uk like it has, Southern Spain has my vote

Whilst we were at cds 7 - 11th jan the local polic arrested 4 people in connection with the break ins . I also note a greater presence of the garda police driving around the site.
There continues to be a problem with the lightening and Interlarken still refuse to adequately light the site in the evenings. This is an ongoing problem that the presidents are trying to address.
