Just thought that I would post on here again as I have wasted a year of my life thinking about the mess that this shambolic organisation has created.

Have you not had contact,Sabber,from Peninsula regarding the completion dates?
I had written confirmation that the first blocks are due to be completed at the end of September and I have had no infomation to the contrary.
As I've said many times,Sharon at Peninsula has always responded to my queries so far.......and Margaret Corley has been in contact too, re the rental scheme,even to the point of offering a discounted stay on site.
An offer which I presume is open to all buyers
Does anyone know how to locate posts made on the forums in mid-August,there were quite a few I think....but I can't seem to find them now!?

Have had lengthy e-mail contact with Margaret Corley re rental scheme.She has filled me in with the background to the problems they have been having.......the bottom line is that Royal Pen will be posting on here to provide all buyers with the same information.They will also be sending out e-mails to everyone.
The good news is that they have either resolved ,or are resolving, the problems caused by the lack of vital services such as lifts and air-cons,and Margaret believes that they can soon be back on track.
It is NOT all doom and gloom,as some will have you believe......nor,though,of course, am I suggesting for one moment that all is yet hunkydory.
But rather than doubting their credibility ,integrity and professionalism,could I propose that we actually give them a chance to put into place the scheme they have spent the last four years working on?
They are hardly going to bother replying to buyers who continually criticise their competence.
Personally,I have no interest in getting needlessly stressed out by trawling through their accounts,nor do I care HOW they pay the guaranteed incomes when the scheme gets going properly.......only that they CAN / DO pay it.
Surely,it's their problem,not OURS.
I do have some experience of renting out Spanish properties,but nothing on the scale of Medina Elvira,and I wouldn't presume to tell them how they should go about it.
As for communication,Margaret is the first to say that this has not been all it should be.But the setbacks imposed on them in recent months have been a major distraction,as you will hear.
I really think we should give them the benefit of doubt,although I know one or two of you won't,whatever they say!
Margaret tells me that rental companies etc visiting the site are "knocked out" by Medina Elvira's potential,and,having actually been there myself recently,I wouldn't argue with that.
Of course there's still a lot to put right......but I,for one,will continue to remain positive......others,as I've said before,must do as they choose.
I will be going to meet Margaret at Medina Elvira very soon at her invitation.
I have also been contacted by Stephen,property consultant at Peninsula.He is on-site this week to check out latest progress etc and is getting back to me.

you have some valid points but there is NO communication from peninsula, it takes 2 minutes to write an email and these people have tens of thousands of our hard earned cash and are too busy to respond to us.!!!
its all bullshite, if they show us some respect and let us know what is happening, we are all adults and can deal with it. but it is the total lack communication that gives me little reason to trust them.

YOU might not had any communication from them,Donefor,but I have,and so have plenty of others,including those who've had meetings with them as I have.
I have no idea why they aren't responding to you,although,as I said in my previous e-mail,.....and I am not pointing a finger at you personally,just speaking in general terms........they are hardly likely to reply if people constantly come on here to call them incompetent ,shambolic etc.
Would you bother?
I don't want to fall out with anyone and as I say,you must all decide for yourselves whether or nor you think it's all a complete disaster.
I presume,Donefor, you have actually been to the site lately to make a judgment........mine,when I went recently,and,again,it's an opinion shared by many others(including presumably the other rental company who posted on here) is that the site STILL has terrific potential,and that we need to be patient.
I have yet to read or hear much,if any, negative comment in terms of its potential from anyone who's actually been to have a look at the site for themselves..
There will be some news out soon which will certainly confirm how highly Medina Elvira is rated!
Margaret Corley has promised me she will be posting a full update on here regarding the rental situation,and I would ask that buyers wait for that before sounding off again.
But,as I say,that's up to each individual buyer, and I don't think anything I say is going to make any difference!

I think any person who reviews the postings on peninsula developments will see the general complaint is the lack of communication.
I dont understand your point regarding why they dont return calls. my identity on this site is private. there is no valid reason why communication with purchasesrs is not better.
I have posted on this site after a recent visit how impressed I was with the development.
It is my opinion that clients would not be venting there fustrations on this site if peninsula kept us informed of what was going on, surely that is not too much to ask.
I look forward to seeing Margarets posting.

Could I just repeat my suggestion that everyone posting says which development they're associated with....I really think it would avoid a lot of confusion among us.Messages pop up everywhere.
Sorry,can't remember which development you're buying into Donefor.
I don't think anyone disputes communication hasn't been good enough.
I agree posters identity should be private,but I'm sure,in some cases,Peninsula etc would be aware of who certain buyers on here are from the contact they HAVE had with them.
Anyway,let's please try to stay positive and remember why we bought there.Glad you were also impressed by the project when you visited,Donefor.......I've yet to hear from anyone who hasn't been.
They do need to keep us better informed,though.........they know that.

Update on Medina Elvira (all resorts).
Having read previous posts on the forum, both Fairways and Medina Golf are only waiting for the Licence of First Occupation to be granted.
We have inserted a link with photographs and videos which have been taken (some as recently as this weekend) of the resorts as they are today.
If you cannot for some reason access the information via the link, please let us know.
The Clubhouse restaurant and bar is now scheduled to open on the 9th October.
The Pro-shop is open and the installations are complete.
Royal Peninsula did “trial runs” with bona fide tourists (Medina 23) during the summer, and the owners were paid for these rentals.
Owners were also contacted previously to this to ask their permission to use their property on a non payment basis (one or two days) whereby the appliances- such as the dishwashers and washing machines, ovens etc) were tested for leaks, connections, and any possible malfunction under “usage” conditions.
Anything that was malfunctioning was repaired and made ready for use.
Royal Peninsula is now a member of The International Association of Golf Tour Operators (IAGTO) which is the global trade association for golf tour operators. IATGO membership brings numerous benefits by being at the heart of the international golf tourism industry and it also ensures that we are recognised as a high quality and professional operator, by both the trade and consumers. IAGTO has strict membership criteria, a Charter for consumers and a Code of Conduct for the trade. Again, this is another seal of approval for the resort and Royal Peninsula itself.
Worldwide Golf Exhibition Nov 16th to 19th
Royal Peninsula is also exhibiting at a major exhibition (via IATGO) dedicated to Worldwide Golf Tour Operators running between 16th and 19th November.
We are also waiting to hear if we have been accepted into the Ski club of Great Britain affiliation network.
Various Championship Ski competitions are being held in the Sierra Nevada, from March 18th through to beginning of April, including the World Cup Mogul and Ski Cross competitions.
This coming weekend (02-03 /10), the resorts are being inspected by a major European tour operator (servicing all markets) and this visit will include Fairways and Medina Golf. Tee 17 is a little too far away from completion to be targeted at this stage; although of course it will be part of the inspection tour.
The operators have visited on previous occasions and we hope to formally enter contractual arrangements with them.
The combination of golf and ski that Medina Elvira provides is proving very popular and this has also generated significant interest from golf tour companies on the Costa del Sol who would normally only consider providing golfing holidays on the coast.
We hope you find this update interesting, and that you enjoy the photos and videos.

Absolutely: An email is being prepared for owners on other resorts to go out this week.
Checking forums is not something that we want to do on a constant basis: now that Fairways and Medina Golf are in line for completion the communication with those owners will become more regular.
What we wanted to do first was to update the photos etc. so that owners could see the progress and how the resorts look in relation to one another and to the complex as a whole - a lot of owners havent visited for a long time now and are unaware of how it has all come together.

What sort of income is coming in for clients on ME23 please on the guaranteed and variable scheme in 1 bed appts? I am trying to work out a budget. Could you also list what we will expect to have deducted in terms of costs, taxes, management fees etc. The initial contract said 1100euro pa until 2009, what will this be changed to next year?
How are rental booking doing? Is there only interest or perhaps some solid bookings from tour operators? It would be good to know the details of the tour operators so we can at least see how things are advertised.
Is there any news on the development of the riding school and sports stadium yet or the supermarket?
I am considering the variable scheme and getting some of the bookings myself bysetting up a website. Can we still use the management service there if we chose this as an option.
Is it true that in all developments the aircon is not included? Reading through the brochure it said that aircon fitments would be in place and it seems a little odd that this has never been mentioned in any letter to me from Peninsula so please assure us that this isn't true.
When rentals start to come in then how are the payments actioned and at what point do the tax office take their 25% and peninsula their management fees? What insurances must we take out to protect against squatters etc or damage to the furniture.
Can you confirm that the payment for the furniture package does not have to be repeated at any time as I understand that the extra expense if on the guaranteed package covers this.
The answers to these questions in depth would be of great benefit to those who are doubting the integrity of the rental scheme or have any doubts as to how much they will have to find to balance their mortgagae payments each month.

I couldn't see any pictures of Tee 17 in your links. Have you taken any by any chance? I know completion is still a few months away but since we haven't been to Granada for a while I was wondering how work is progressing. I know construction is not your field, but any comments would be appreciated from you.

It depends on the purchase price of the apartment where the guarantee is concerned. Variable rentals are being marketed at 550 euros p/w, sleeping 4 people.
Management fees are being held at the same rate for 2010. Taxes are calculated depending on your title deeds and usually are a year in arrears: your lawyer is better able to answer that question.
How are rental booking doing? Is there only interest or perhaps some solid bookings from tour operators? It would be good to know the details of the tour operators so we can at least see how things are advertised.
As explained in earlier posts, we did a trial run with bonafide tourists in summer, and the feedback was very good. There is a tour operator inspection visit this weekend and we ll have more concrete information on Monday. We have also been admitted into the IAGTO tour of Granada/Almeria, and so far 15 dedicated golf tour operators are booked in with us for a game of golf so that they can experience the course themselves. We will also have a pre-tee off “elevenses” hour with them.
By Monday/Tuesday next week we should have confirmation of our affiliation to the Ski Club of Great Britain.

If your sales documents/qualities say that the air conditioning is “pre-installed”, then that means that the ducting is fitted but the unit isnt. The aircon in Fairways is installed, which means that the unit is there.
Its actually very normal in Spain for the words “pre-iinstalled” to be used, as this is usually an option that the purchaser can take up or not. In this case, air con is paramount because of the high temperatures in Granada.

Management fees are paid in advance on an annual basis. We pay the IVA on rentals, but do not handle any other taxes for clients. That is between them and their tax regime: whether they pay here or abroad. That is something each client will have to assume themselves with the help of their tax advisors. There is a “Civil Liability” insurance which is obligatory. Your community insurance covers all common areas, and in some cases your mortgage will cover building and contents. The Civil Liability on a one bed should be around 250 euros per year, and again, paramount for rentals. On the variable rental option, payments are made on a monthly basis, whereas on the guarantee option, payments are made quarterly in arrears.

We have chosen the furnishings for durability as well as comfort and esthetics. We don’t expect to have to refurnish for around 5 years, and wouldn’t envisage a complete refurbishment. Renewal of bed linens and towels : calculate 2 years. This will be an eventual cost for the owners, but again, way down the road.
The answers to these questions in depth would be of great benefit to those who are doubting the integrity of the rental scheme or have any doubts as to how much they will have to find to balance their mortgagae payments each month. The rental income should be viewed as a contribution to the mortgage and running costs – we don’t deal with the mortgages and therefore don’t know what the individual repayments could be.

We did take some photos of Tee 17 not so long agao ( couple of weeks past). I m not technical enough to post photos so I ll have one of my IT gurus handle that!
I really am not able to judge re. the construction. I havent been inside for a good few months so cant really advance any opinion on it. Sorry!
