Hello - I have bought on Fairways.

I have trees in front of my apartment and Lino assured me that they will be taken down as in years to come they will obstruct my view. I have done some investigation and they are listed trees so I am a little confused. I am going to seek confirmation as I paid the extra for the views. Anyone else have this concern.

At least you haven't got a 100ft pylon 10 metres from your terrace!

Perhaps they're hoping for a conservation award to go with their prestigious golf award.  Their new business plan may include turning Medina Fairways into a forest within 20 years.  Maybe even housing endangered species (such as tourists) in our apartments.   And what's more, they wouldn't need to fix the lifts.  They could climb the trees and swing into their apartments.  Pure genius!  Only Peninsula would have the foresight to think of that.

Jetdog - how short sighted are you?

The pilon is clearly there for the kids to climb in the day and for us to crawl up with binos and watch the stable girls at night!

Leaving the trees at that height is also a brilliant idea - if I ever manage to stay there they may protect people from my dodgy golf swing and if we are being too onvious spying from the pilons then we can do this camourflaged from the trees.  Didn't think of that did you. 

Plus, as the security force promised hasn't bothered to show up yet we could do our neighbourhood watch rotations from a tree house with the above as a bonus!

So that's why they left the pylon there. And I mistakingly thought it was another one of Peninsula's lies when they originally told me it was to be put undergound. Aren't we lucky to have such thoughtful developers. Perhaps they could put some more pylons up so we don't have to queue to view the stable girls.

MG buyer here; I was also given a clear assurance that the grid line would be put underground. From my visits, it’s been pedal to the metal to get this far!

I to  bought(Fighting the case) on Fairways ground apartment right in front of the trees cant see the golf course mind you i can sit in the garden looking at the water from the viaduct running right along fairways perhaps the trees are there for the mosquitos to hide in.

For  information  no LOF been granted on Fairways I have a certificate issued to me from the townhall  architect stating 

Given that the lack of connections to waterwaste on the urbanisation to the general Systems no licence will be granted.

Probably a stupid question, but how could ME 23 get the LOF if they won't issue one for Fairways?  I assume there are the same issues for both.

Perhaps Gaspar had some cash and a friend in the town hall - just speculation of course. 

Maybe that cash has dried up now along with Medina Elvira?

Edit:

Just to clarify: I absolutely dont believe that any developer in Spain ever breaks the law, lies to clients, gives false promises etc, etc.  They are all honest to god, decent and proffesional people.

The LFO for ME23 states the waste water is not connected to the main system in Atarfe, and how the waste will be dealt with before the work is completed

I very much doubt there was a back-hander involved, more that it was granted on trust that this work would be completed after the ME23 LFO. The lack of LFO on Fairways does make it look like the works still haven't been done

Hi All

Just back from Elvira Medina today. I am buying in Suites and all the main work is now complete. Swimming pools are both complete. Golf Club restaurant IS open and was in good demand for lunch last sunday. My wife and I had lunch and it was first class.The weather was quite bad and very few people appeared to be playing due to the rain. There has been a lot of rain over the winter and it has broken a lot of records.

My apartment is finished and is awaiting the white goods to be fitted. I was in the apartment and everything looks good. There was lighting in the corridors but none in the apartment. There is some work still to be done on some of the gardens of Suites but this is not possible at the moment due to the wet weather.  A lot of work has been done on fencing , flowerbeds, shrubs etc around Suites and the clubhouse since the last time I was there.. The lift from the course to the clubhouse level is working.

I was told The licence of occupation is due March/April and the delay is due to local elections and a new mayor being elected. I cant say whether this is true or not. According to my solicitor I will also have to resubmit my details to the bank to take over the mortgage.

The restaurant at the entrance is called Romero's and is excellent also.

I'm glad you were happy with Suites upon your visit.  However, and correct me if I'm wrong, Suites' developer is Grupo Balboa and NOT Peninsula, isn't it.

An excellent point, and I believe you are correct, which makes me also wonder if the sewage, water  problems etc also apply to Grupo Balboa developments- also they were the developer of the hotel and (i seem to remember) I read that was being slowed down (?stopped) - ? any info out there

 Purchaser on ME 23 here, sitting in ME 23 as I type.

One or two updates for you from me and the 'mouth of Steve Hindley'

Sewerage:-

original plan to recycle waste water through a treatment plant to water the golf course scrapped now I'm unsure how far the developers as a consortium got with this, but there appears to have been incomplete progress [expensive?? change of policy?? wasn't it environmentally friendly enough??] the developments appear to have temporary [individual] septic tank arrangements pending the completion of the water treatment plant. The town hall appear now to have agreed that all waste water will go to Mains, necessitating the building of main sewage connections to each developer. Each developer has now agreed to shoulder their share of the total cost of doing this, so we should be seeing this constructed almost immediately.

Fairways trees:-

Peninsular are landscaping all the land they own, albeit slowly on account of the ground being waterlogged at present [and boy is it waterlogged all over Spain] - this is up to the aquaduct. Beyond the aquaduct the landscaping is the responsibility of the Municipality  and other developers- this includes the almond and olive trees obscuring the views of one or two apartments. This is not to say that Peninsular will not try to do something about this situation, it's clearly not in their interests to have scrubby overgrowth obscuring their lovely building or buyers lovely views. In consultation with others they are going to try to overcome this problem, but it won't be by tearing them up and out, probably by judicious pruning and undergrowth clearing.

Water damage:-

Excessive rainfall this winter has produced the kind of water incursion not normally experienced here, especially in the underground parking areas etc. In ME23 Jesus is toiling away manfully trying to repair and repaint but if he doesn't get extra help it may take a while!

Lifts:-

Apparently 10 or so have been commissioned, though when I checked only 3 were powered up. Work due to be completed before Easter.

Phones:-

Gaspar has done a deal with a service provider to install for free on ME23 [other developments later I should imagine] phones with free connections to internal apartments, the restaurant, golf Club, and reception with pay as you go cards to purchase for outside calls, at present door entry phones not commissioned.

Restaurant:-

Good value and excellent quality...definitely trying hard! open all day till 6 at present. spag bol €6 steak & chips €14

I have just seen a recent solvency report for Pensinsula.  Its in Spanish so the detail is lost to me but it gives Peninsula 3 out of 20, with 0 being high risk and 20 being low risk.  Probably not too suprising given the general state of developers at the moment.

And no mention about the stable girls or metal viewing pylons. Not another promise that Peninsula are going to renege on!
