Dallas, either you have bought a resale at an extreme discount or you are just spamming this forum!
But, tell you what, your mate Simon - is he paying you? Because you say "thanks to me" he sold another apartment this weekend!!! So what's your commission, if he, in fact, did sell another one! Even though he doesn't advertise them on HIS site - but does have lots of other apartments for sale in different regions/countries, etc. You seem to have done him a service advertising them on THIS site, evidently, according to you in your only posts on EOS!!
So when are you relocating there and is it to DV itself or elsewhere? Have you actually visited DV? Will all us genuine owners in DV have the chance to meet up with you at any point???
Sorry if I sound a little cynical, but the fact that - according to you - your friend has sold an apartment this weekend due to free advertising by you on EOS just grates a little. Especially on the forum where lots of genuine purchasers are looking for advice and info regarding very serious concerns.

Can't believe the cheek of some people, I thought the price was very low and a bit unreal, with pressure to buy now or lose out.
I'm sometimes like a dustbin and take everything in, there is hope for me yet!!!!!!!!!!!!!!

Can I just ask what happened to dallas??
I actually contacted this 'Simon' via the link in one of the e-mails yesterday. We are waiting to complete in block 17 at the moment, we purchased our property off plan almost 18 months ago.
When we saw a property in the same block for sale at over 83,000 euros cheaper than ours we felt that we had to look into. It did sound too good to be true but we couldn't ignore it. He sent us floor plans for apartment 1 in block 17!! Does he actually have the property to sell or is he just taking people's deposits and running??
We certainly won't be looking into this any further now and wouldn't have proceeded with anything without our lawyer checking it out for us. Its just reassuring to know that we aren't being ripped off!!

Sad person that I am, I have been monitoring asking prices in DV as advertised on ocean estates web site. I thought others may be interested. I guess what it shows is that asking prices haven't changed much in the last year or so. Steve

Its not sad that you have amassed this data, they say that doing things with your brain may delay the onset of dementia, however this question may be:-
What are the numbers 1, 2 etc in the matrix? are they the number of properties for sale in that price range?

I too was interested as a discounted price would have some attractions.
However the large number of break-ins has stayed my hand.
The property in question is (17.64.01)
Living area: 95 m². Terrace: 31 m².
So why is it so cheap at something between 180 - 190 Euro.?

Paul, is the property you refer to the one that Dallas' company/friend sent details of? If so, I think the question is "is it actually for sale, or is it a scam?". Are the same details being sent out to everybody who enquires? Is there anybody who can confirm that that apartment is, indeed, for sale? It all sounds just a little dodgy to me. Especially as we all know that there are still approximately half the properties on the development for sale! Anyone can go directly to the developer and make a deal - without involving an agent. So why would anyone, who knows who the developer is, go through an agent at all?? Knowing that the agent has to make their commission on top! Unless there are some poor souls out there who are selling at a drastic loss because they can't complete. But, saying that, has the LFO been granted yet for block 17? I believe it has (or will be soon) for block 15, but haven't heard anything about block 17.
Obviously, the developer is looking at lowering their prices due to the market at the moment, but that is really very cheap - and I would venture to say cheaper than a lot of lower quality apartments for sale in the area.
I'm no expert, but something just doesn't add up here!!

We are suspicious to, particularly as we have bought on the same stairway.
The April price list that was posted on the Duquesa Village owners site earlier this year, did not have any apartments left on the ground floor anywhere in Block 17. Via EOS, have also exchanged PM's with someone that I believe must have bought the adjoining apartment to the one described. The Terrace size sounds about right, but the living area does sound small for apartments in this block.
Will only know truth if Dallas comes clean about source of the apartment.
Understand from earlier postings that Block 17 has rec'd it's LFO, but we have not heard from our own laywer yet. As we are in no hurry to complete till new yr, have not been chasing him.
It could be that original purchaser can't complete & looking to cut & run. The purchase figure quoted though would suggest that they are probably willing to write off bulk if not all of their deposit. Only other thought is that an investor bought a parcel of apartments at a discounted rate off Ros y Falcon somewhile ago & now trying to stir some interest.
I had looked at the web site that Dallas claimed to have bought through and came to same conclusion as earlier posts, where nothing in Duquesa/Malaga area listed for sale. All very interesting!!!!!!!!!

I've been looking in to it with serious interest.
It does seem that there are some distressed buyers who are off loading at a loss / break-even for reasons of cash flow etc.

Hi,
We have bought the apt. next door to the supposedly "for sale" apt. no. 1 in block 17. We were told at the time of purchase that No.1 was sold to an english couple. Also the terrace would be much larger, probably 45 m2. Also floor area would be larger.
Believe it is a scam and would not go any further unless you check with developer as to who actually owns this apt.

I believe there are people who need to get rid before completion...in fact that's how I acquired mine last summer...just browsing the estage agents in the port and you will see them. There are bargains to be had.
