'On a provincial level, figures released last week by one of Andalucía’s largest real estate firms showed that house prices in Almería dropped in the last quarter.
A report by Consultora Inmobiliaria Salvago revealed that there had been an average drop in prices of 1.44 per cent, confirming the view that house-price appreciation has slowed significantly since the beginning of the year.
The slump has also affected Almería city, Mojácar and Cuevas del Almanzora, three key districts where the cost per square metre is around 362 euros higher compared to the rest of the province.
Cuevas noticed the worst quarterly price drop at 6.63 per cent. In Albox – a municipality noted for its large expat population- remained steady, although prices inland had generally dropped an average of 2.54 per cent.

A reflection of the property market in general , not the best time to sell,with possible further expected devaluation and now a buyers market but that will change, and in an area allready with lower prices than other parts of tourist developed spain it would be my choice for medium term gains on investment and facilities leading to a great place to live or spend time there!
This will then be a desirable area to own property,restricted by the spanish goverments intentions to outlaw none approved developments and the over construction that is seen in other parts of spain leading to an area that is not over developed into a concrete jungle!! with an infastructure that can support the resIdents of the region, thats got to be my choice,hence my original investment along with many others who had that vision and o.k its taken a lot longer than promised and there has been some casualties along the way but i still have faith in the future of the ACC..

Yes, agree broadly - but not medium term. I think you have to be in for the long run i.e. 10 years plus. Then we might see some healthy gains.

I have not been on the site for a while, and I don't know whether to be sad that things are not sorted, or happy that so many people do seem to be moving on.
This is in this weeks Costa Almeria News - the whole article is worth a look
'A legal source interviewed by this paper said it was highly unlikely the Junta would insist on ‘wholesale’ demolition and that a ‘half-way house’ solution could be found, whereby affected homes would be left ‘Fuera de Ordenación’.
This means properties would be legal after four years, but councils would not be obliged to provide any services such as sewage, street lighting or paving. The exception being the notorious Country Club development in Cuevas, where 700 properties have no building licences and still face the threat of demolition.'
Notorious is not good - even if it goes ahead.

Hi all,
can anyone enlighten me please reading, the letter sent from Huma stateing that all the reports have been collated and sent to the regional government (Junta Andalucia) in order to give a Definitive Approval.????
Does this mean it could still go either way as approval has not been given as yet ??

I logged on to the forum today thinking that I would get a view point on what fellow buyers think of the two letters received from HUMA this week.
We have just started the process of withdrawing and I wanted ( even hoped to an extent) to see if there was anything that could change our minds.
Some constructive comment on where the process is and what outcomes are likely would have been helpful.
Instead I have spent 15 minutes reading an argument about doggy or dodgy solicitors, I did/did not recommend them, people holding up fingers and one person is posing as two....
Many Thanks for the total waste of time.
