What is the reaction to this "No Interest and Compensation" Just your money back. I for one have been trying to get my money back for a while now, My views are stick with it and fight for all Interest and Compensation back, it's our entitlement. My solictors are Anderson.
what is everyone's else's reaction to this?

If Huma are willing to return the money it would suggest that they are financially secure ,or at least they have the money at the moment. If you go to court it may take years, and there is no guarantee that you would win ,or that Huma would still be solvent.

has anyone contacted the banks direct, that hold the guarantees?
the clauses in a normal bank guarantee should allow you to get your money bank as soon as a condition of the contract has been broken, in this case the time period post contract signing. A bank guarantee is set up for exactly this reason, I have dealt with them before, but obviously not in Spain or to do with property so cannot say for sure the same rules apply, but would think so ! The bank would just have to prove a condition had been met - which is pretty easy in this case....there is no building!
I know this would not get you any interest or compo, but should get your deposits back.....I bloody hope so !
I am sticking with it until after Xmas, see what is what. If the Junta meet bi-monthly, well Huma cannot be blamed for that extra delay. Once they meet, we should know better what is going to happen....I wouldn't mind, I have got quite attached to my plot of dirt.....

Apparently, from what I've read on other forums, a snowball has more chance in hell than anyone has got of getting a Spanish bank to cough up on a BG without you taking them to court

Something interesting, but I cannot decide whether positive or negative - it can be read both ways I guess.
On the viva site someone says they have been offered a post dated cheque by Huma, to be cashed in January. Now, this could mean that they have no money in their bank account, but that they expect to have money by January. Does this mean they expect to be selling again in January? Interesting.

We are in process of trying to pull out of ACC our solicitor has e-mailed us to say that HUMA are prepared to settle out of court by returning our deposit plus 1st stage payment but no interest or legal expenses. Can anyone tell me if they have had any difficulty getting HUMA to return their money if they have settled out of court. and approximately how long they had to wait if they did send money.

why is it such a big problem in getting your money back if you have a bank guarantee.
I was under the impression that the word guarantee mean's security against loss on a purchase.
that is the same in any language is'nt it ? or am i wrong.

Hi All,
1 month ago I wrote to Parador spain looking for our money back for the after sales service. To date our money has not come back. Does anyone have the address for watchdog or the complaints committee that oversee these people.
By the Way, Why are Parador, one of the selling agents not pushing to get our money back, that is of course if there is as they say, no problems with ACC. They are still selling it, We went through them, so why can't we get our money back

Parador work for (as far as ACC is concerned), and are paid by, Huma (as do all agents who sell on ACC). It is not in their best interest to push for the return of your money (unless they can sell you another property which will pay them a higher commission). They, and the others, are selling agents not buying agents. If you pull out of the sale they have to repay the commission.
