Thanks to the updated email information ,  I recieved a quick reply from MRI solicitors Martinez today . I had fired off a complaint about lack of service and this is what i got back

" Please find attached Bank guarantees for your property . We would also like to inform you the Building licence has been granted"

Short and sweet , eh? And to be honest it did not really redress the concerns I raised regarding continued lack of information .looks liike it will be me pushing for the extended guarantee in September 2008 as the solictor advises me it will be renewed "nearer the time"

  bought on phase 1 have recieved extended bank garantee today from MRI solicitor at long last, valid until 31/05/09

Hello folks, Quick question - my solicitor is saying that the developers are asking for my original bank guarantees to be returned before they will reissue new ones. This will leave me exposed potentially until the new ones are issued. Has anyone else encountered this problem? If you have not can you advise, or if you did but got around it, do you have a contact at Corvera or Calidonia who resolved this? Thanks Paul

Hi Paul, I think this is the norm.  I had my original Bank Guarantee and had to courier it back to my Solicitior in Spain before my new one could be issued.  I really wouldn't worry, it doesn't take long for the replacement.  Not sure of the reason though.  Also, our new one is personalised whereas, if I remember rightly, our original seemed more general.  I think that as our new Guarantee is with Cajamurcia this is who would offer us our developers mortgage.  Not sure if thats a good thing or not.  Any opinions?

My solicitor has refused to send back my original bank guarantee's before i receive my new one, they have requested a meeting with Corvera to exchange guarantees at the same time, heard nothing since.

i requested and got what the solicitor is assuring me is my building licence - trouble is i can't understand it!
is there anywhere on the document where you can specifically see your apartment number or any other relating details?

has anyone on phase two received new bank guarantees, ours expire on the 30th of september this year, has anyone sent their existing guarantees back to corvera and if so has anyone asked the reason for this, i would have thought that the existing guarantees would be worthless after the expiry date, why would anyone want them.
I cannot understand why they cant just send out new guarantees like they did with the original ones, under spanish law this is what is required i am reluctant to send my existing guarantees without some sort of written assurance regarding obtaining our new one

Hi Perse, I am also on phase 2 and to date have heared nothing about a new guarantee form.  
                   Hope this gives you some peace of mind. 
                   I will give you a shout should I hear anything and would be obliged if you would do likewise.

Hi Perse, I really wouldn't worry.  Our Solicitor returned our original copies and she received our updated Certificate within a couple of weeks or so.  As you say, if your current Certificate is not longer valid, there is no real point in holding onto it and delaying the updated one.  Hope this helps.

Asked Solicitor this week and he is investigating.

I agree it seems stupid to have to return out of date guarantees but that's the way they operate. The cynic in me says that if they need them back maybe there have some use if there were to be a case. However I must say that when mine expired (Phase1 last March) I sent the copy I had and received a new one valid until next May very quickly no more than two weeks if I remember correctly.
I would also like to assure you that as I am dealing with another company for another development, Calidona are a pleasure to deal with compared to the other lot!

Curtis; that was a nice reassuring comment. Many of us I feel are 1st timers with no other experiences.
 It's nice to get a view from somebody who is dealing wih other developers and that Calidona are not that bad in comparison!!!

Solicitor has informed me today that they will apply for a new guarentee.

has anyone on phase 2 with bank guarantees expiring on the 30/09/08 received, or been told when the new ones are to be issued,
i keep asking the question and corvera are saying the delay is due to holidays in august, any information would be much appreciated.

my partner was told yesterday that the licenses for the magnolias on phase 2 had been granted and a letter would go out with updated guarantees in september.
