Sorry RD and others, only recently back from Roda and had hoped maybe someone may have published some news. Minutes will be late as there has been around 6 community meetings held last month.
The meeting was pretty lengthy and fairly noisy with approx 30 people 50% Spanish and 50% English/Irish.
The Apartmentos P12 Fase 11 comprises 288 apartments and will eventually make up 24% of the Entidad when formed
It was noisy as the Spanish do seem to like to make lengthy comments rather than ask simple questions and it was sometimes difficult to keep up with translations whilst other discussions were going on.
The President and Vice Presidents remain unchanged mainly because no one else would come forward
Main focus was to approve budget for 2008 which involved long discussions especially on the more costly items such as grounds,lifts etc.
The good news is that the Entidad which involves all communities has still not been formed so the budgeted figure to Dec was not spent and along with other savings gives us Euros 42000 to bring forward.
There was some concern re the unpaid maintenance fees but I was told the records are still not up to date and that if there were persistent debtors then 20% could be added as a penalty and at some point legal action could be pursued, hopefully it will not come to that but as some investors bought to sell on quickly I think they will be reluctant to pay fees until they sell.
The Spanish contingent expressed frustration over the state of the communal areas and also the fact the Beach Club has been stripped back and is not ready. Roda did say it would be open in June but they did say the clubhouse would be open in December. Spanish licence law is far too complicated for me.
Re the gardens, it was agreed that a committee should look into all the outstanding problems and seek out alternative quotes for maintenance.
I was press ganged on to that committee along with our President and 1 V P and am pleased to say we have had very constructive site inspections, discussions etc which will result in a list of requests for Roda to put right and we have also found a contractor whose quote is almost half our current budget, hopefully we can get this changed asap and see an
improvement on the poor work currently being carried out.
There was much discussion on costs of lift maintenance but we were told we had to have 24 hour emergency cover and there were many lits to maintain. Hopefully we will also acquire further competitive quotes in the near future.
We also talked about savings on lights and electricity in communal areas which are all being looked at.
The auditor (A Spanish owner offering his service for free) was happy with the work supplied by the administrator.
The administrator was re elected, perhaps in time owners will monitor their work to ensure they are acting in our best interests
There was discussion about railings on terraces and it was approved that these could be increased in height on safety grounds. However when asked by an owner if they could change their concrete wall to railings, they were advised that that was an aesthetic change and would need approval at an EGM. As you have seen on another thread, the owners in question are trying to enlist support for their proposal rather than go to the lengthy and costly process of an EGM.
Personally I feel more railings rather than concrete walls would enhance the area and hope they get as much support as possible.
I seem to remember many other discussions from the Spanish under AOB but got a bit lost as the meeting rather deteriorated into a free for all.
That seems a rather brief summary of a long AGM and no doubt the minutes when they arrive will correct me and have more detail.
