Are we all sure that taray have finished the development for eg green area? as i am sure we have now all become aware taray are not the quickest at dealing with problems my thoughts are this if we take over with a president etc and there is still outstanding development of the site are we going to take over responsibility for that to? can anyone check! to see if in the contract any areas are incompleat or outstanding works are still to be done as dont forget soon as we take charge we pay the bill!!!!! when i hand a project back to a client in the uk and they accept it as compeat then they carnt come back 6 months later saying you dident do this and this it is up to the client to check before we hand over and tell us of any outstanding isues they can find all i am saying is lets be on the ball befour it is to late and check!

I think we will have a chance to air these questions at the meeting on 24 January.  Taray cannot expect a committee to be appointed at the time of the meeting as, and I am speaking for myself and my husband only, but we do not know who have thrown their hats into the ring for the various positions.  I therefore think if we can speak as one voice at the meeting and tell Taray that we want a green area developed before we are prepared to take over the running of the development.  I've been to San Cayetano which is still very much a building site and they have green areas in place already.  Ours is a very small development.  The least Taray can do is to develop a small green area and get rid of the eyesore that is in front of us (looking to the railway line).

This was the responce I recieved from the admin people who will have sent you all an e-mail regarding the up and coming meeting, makes interesting reading.

Dear Kevin,
 
Please, find the answers to your questions below:
  1. The President is the only compulsory position a community needs and has to be an owner of the community elected by attendants or representatives to the meeting. You could have a vice president to have but it is the community decision, not compulsory. The secretary administrator is not compulsory either. All elected by the community. They are not payable, only the administrator as they are professional and must be register in the legal association.  
  2. The community works as a democracy and is based on the Horizontal Property Law.
  3. If you cannot attend the meeting you can send a representative who must bring to the meeting a proxy form signed by yourself. It is not compulsory to attend or to send a representative if you cannot come. Minutes of the meeting will be written and translated and sent to everyone.
  4. Communities have the Horizontal Property Law. Other internal rules (like swimming-pool rules for example) can be made by owners in a meeting by the community.
 
-          Budget: A budget of the money the community could need during a year will be presented at the meeting. This budget is just an estimate that can be modified at the meeting. This will have to be agreed at the meeting.

As for people putting their names into the frame so to speak, the one bit of advice that parador gave myself and the wife was to have: {if possible] a Spanish member on the committee, as having read various threads us Brits don’t seem to be having much luck when it comes to dealing with the Spanish, example Tary.
A friend of mine has property up in Costa Blanca and he said the same thing it’s a MUST as far as he was concerned, without being disrespectful to anyone who has put his or her names forward.
 
The problem quite a few of us will have when possibly voting for someone is we all don’t know each other!!! I only know 5 residents on the development and a couple more via e-mails, so whom would I vote for? Nightmare!!!!!!!
I think its going to very stressful setting this committee up as I feel we have to get it right 1st time and as you can see from my previous thread one of the positions has to be someone of a professional standing and registered, any one fitting the bill??? Who knows???
 
Would be interested in anyone’s comments about this as we still don’t know WHO to hand are proxy vote to, any volunteers????

Hi Kevin/Corrinne, don't think you've got anything to worry ab0ut. There is no way anyone is going to vote for anyone on24 january because, as you say, who knows who is ready to throw their hat into the ring.  I've been given a few proxy votes  but do not worry we will not vote for anything until everyone, and I mean, everyone, has  been told what is expected of their votes.

Hi all i have been informed that Taray will guide us for a probationary period untill we find our feet this seems to make more sence to me now as it will give us more time to organise and air any questions we may have

Hi quite agree.  Having also spoken to a few people the concensus of opinion is that we do not want to take over the community from Taray until they develop a green/leisure area for our development.  Apparently in Spain they are supposed to give a recreational area to property owners and at this moment in time our development is definitely still unfinished.
