Dear Luis
Following your email on Saturday & the subsequent arrival of the letter by post today, I have been collating questions raised by various owners & contributors to Eye on Spain. As I have a responsibility to go back to these people with the answers, I would be grateful if you could provide me with your response as soon as possible.
Community Meeting
Where individuals own more than one property (including Key Mare) do they get just 1 vote or 1 vote per property?
With many people potentially not being able to attend the community meeting, can you explain how voting by proxy will work?
In respect of the community meeting, what will happen if people do not complete their purchase or Key Mare do not sell the remaining units?
How much notice will be given for the first community meeting & is there any further indication as to when it might be?
Indoor Pool & Spa Centre
Although your letter states that the Spa is open straight through from 10am - 7pm, some owners who were on site in December have indicated that the spa was closed at siesta time, with heat etc turned off - Could you clarify please?
It is also considered that the person responsible for checking the water in the spa is not doing so effectively, in particular in relation to the Jacuzzi - Could this be independently checked & rectified as necessary?
The closing time of 7pm seems a little early & prevents those who are working during the day or those arriving on later flights from using the facilities. Lorraine Braid who is resident on Thalassa has volunteered to hold keys & ensure that lights are switched off & doors locked. Could a later time be considered (say 10pm)?
During the Christmas holidays, children were in & out of the facilities, often leaving the doors open & allowing heat to escape. Is it possible for the doors to close automatically?
Pre-Community Fees
Your letter mentions a payment of €100 - Is this amount to be paid in addition to the €150 already paid? Please clarify
Will all owners have to pay this €250 euros even if their completion takes place after the first community meeting when the budget is set?
Your letter states that Key Mare are picking up all expenses prior to the set up of the community, so why are these payments required what will they be used for?
Waterfalls & Fountains
It is not clear whether the waterfall & fountains are on a timer system as over the Christmas holidays, they seemed to be on for 24 hours a day. The constant sound of water, particularly during the night can be irritating & it is also costly to have the pumps working solidly. Can these be put on a timer?
Security/Access
Why is the main pedestrian gate permanently chained shut?
One person has come back to me suggesting that there should be 24hour security on the gate & that this has been possible elsewhere. Is this something that can be put in place or will it be something that will have to be voted on at the community meeting?
The amount of time that it takes the main gate to close after a car has passed through is too long, allowing other cars, potentially intruders, to enter the development. Is it possible for the gate closing system to be adjusted? or is it possible that the fobs used to open the gates, could also be used to close them?
Satellite Dishes
It is clear that some owners have not abided by the instructions given to them by Key Mare at completion and they have already installed satellite dishes, in some cases on the front of the building which is unsightly (An apartment overlooking the pool in one instance).
How/ Why has this been allowed?
What will happen to these dishes if the community meeting votes against satellite dishes - will they have to be removed?
Luis, I appreciate that you may not have all the answers & some of these issues will need to be discussed as a community but I would be grateful if you could give me a prompt response, so that I can let everyone know.
