Following a conversation with Luis at Seasun earlier today, you should all receive an email detailing the current situation with Thalassa & how it is being run. A letter is also being sent to your Thalassa address & to your home address.

1) If you have not received the email, I have a copy that I can forward to you. Please PM me your email address.

2) If you have any questions as a result of the email, I am collating a list which I will put to Seasun & then provide feedback to everyone. - Please PM me your questions before 5pm on Wednesday 16th January. (Those of you that have my email from Andrew Rampton's list, please feel free to use that - I just don't want to publish it on the forum.)

So far I have questions about -

  • How the proxy vote works
  • How many votes do owners of multiple properties get, including Key Mare
  • Spa issues, including cleanliness, heat levels, water treatments, opening hours
  • Clarification required to confirm that a further payment of €100 is required (in addition to the €150 already paid) in advance of the community meeting

3) If anybody who sends me a PM is not on Andrew Rampton's email list & wants to be added, please also include your apartment number.

Progress is slow but at least Luis/Seasun are communicating with us now.

For what it is worth, my first impressions of dealing with Luis are very positive, after all, he didn't have to go to the trouble of telephoning me today. I also have to say that his command of English is excellent, so I think that will also be a positive. I also got the very clear impression that Luis is just as frustrated that things have not moved more quickly in respect of getting the community set up.

Dear Luis
 
Following your email on Saturday & the subsequent arrival of the letter by post today, I have been collating questions raised by various owners & contributors to Eye on Spain. As I have a responsibility to go back to these people with the answers, I would be grateful if you could provide me with your response as soon as possible.
 
Community Meeting
 
Where individuals own more than one property (including Key Mare) do they get just 1 vote or 1 vote per property?
 
With many people potentially not being able to attend the community meeting, can you explain how voting by proxy will work?
 
In respect of the community meeting, what will happen if people do not complete their purchase or Key Mare do not sell the remaining units?
 
How much notice will be given for the first community meeting & is there any further indication as to when it might be?
 
Indoor Pool & Spa Centre
 
Although your letter states that the Spa is open straight through from 10am - 7pm, some owners who were on site in December have indicated that the spa was closed at siesta time, with heat etc turned off - Could you clarify please?
 
It is also considered that the person responsible for checking the water in the spa is not doing so effectively, in particular in relation to the Jacuzzi - Could this be independently checked & rectified as necessary?
 
The closing time of 7pm seems a little early & prevents those who are working during the day or those arriving on later flights from using the facilities. Lorraine Braid who is resident on Thalassa has volunteered to hold keys & ensure that lights are switched off & doors locked. Could a later time be considered (say 10pm)?
 
During the Christmas holidays, children were in & out of the facilities, often leaving the doors open & allowing heat to escape. Is it possible for the doors to close automatically?  
 
 
Pre-Community Fees
 
Your letter mentions a payment of €100 - Is this amount to be paid in addition to the €150 already paid? Please clarify
 
Will all owners have to pay this €250 euros even if their completion takes place after the first community meeting when the budget is set?
 
Your letter states that Key Mare are picking up all expenses prior to the set up of the community, so why are these payments required  what will they be used for?
 
Waterfalls & Fountains
 
It is not clear whether the waterfall & fountains are on a timer system as over the Christmas holidays, they seemed to be on for 24 hours a day. The constant sound of water, particularly during the night can be irritating & it is also costly to have the pumps working solidly. Can these be put on a timer?
 
Security/Access
 
Why is the main pedestrian gate permanently chained shut?
 
One person has come back to me suggesting that there should be 24hour security on the gate & that this has been possible elsewhere. Is this something that can be put in place or will it be something that will have to be voted on at the community meeting?
 
The amount of time that it takes the main gate to close after a car has passed through is too long, allowing other cars, potentially intruders, to enter the development. Is it possible for the gate closing system to be adjusted? or is it possible that the fobs used to open the gates, could also be used to close them?
 
Satellite Dishes
 
It is clear that some owners have not abided by the instructions given to them by Key Mare at completion and they have already installed satellite dishes, in some cases on the front of the building which is unsightly (An apartment overlooking the pool in one instance).
 
How/ Why has this been allowed?
 
What will happen to these dishes if the community meeting votes against satellite dishes - will they have to be removed?
 
 
Luis, I appreciate that you may not have all the answers & some of these issues will need to be discussed as a community but I would be grateful if you could give me a prompt response, so that I can let everyone know.

Just a note to add to Noreen's list of queries re the pedestrian gate. 

As all those who have completed have been given several keys to this gate, do we really need to pay for a security presence in addition to the cctv cameras and Teo (although I appreciate he's not there full time)?  I cannot see why a chain/padlock is required and defeats the object of us having keys.   In an ideal world, owners/renters would always remember to close and lock the gate behind them and I realise this is not going to happen 24/7 but I think those that don't will be in the minority (hopefully)

Only too glad to help.

It has all proved a great distraction from the horrors of daytime TV while I have been off work unwell this week & last.

I too hope that we get the answers. although realistically speaking, I guess many will remain unanswered or unresolved until after the community meeting. I do think that by all of us adopting this type of proactive approach, it sends a good message to Seasun.

Lorna, I hadn't even tought of it but seeing as how you mention it - 4 weeks 3 days!!!!!!

I have also taken the list of questions for the first community meeting from Gareth, so please let me have any other issues. I did say to Gareth that I may have to shout for help with this one, particularly if I am unable to attend the meeting.

I will relay the response from Luis as soon as I hear from him.

Our thanks to Noreen,

Your "sick leave" has proved beneficial to "Thalassians".

No doubt we will have to wait for the response to several of "our" questions until the "meeting". I am told that questions can remain unanswered until well after the first meeting as this is only to substantiate the status of a community.

However, I,  along with many other residents/owners can wait , though not forever!

I eagerly await the response of both Seasun House and KeyMare.

Once again, thankyou Noreen, your efforts have not gone unappreciated.
