Like evrybody else, I presume, we are delayed and frustrated by the non appearance of the HC. I would be interested in hearing other peoples views on this and how it has affected them.

We have been told by our solicitor that to support completion Peraleja are/ have drafted a document which is attached to the title deeds which says that if the HC are not issued within 6 months of completion then the purchaser is entitled to a 100% refund of all monies paid.
Not what any of us would really want but perhaps an indication of the confidence level that they have in it being resolved.
Our solicitor is very relaxed about it as is our mortgage company. Our solicitor advised us that she is dealing with two completions this week on that basis. We are not going to complete until May 16th purely because we cannot utilise the property until later that month.
It seems that it is a justifiable excuse to defer completion if that is what you want also seems to be of limited concern if you wish to push the button.

I heard today that the council have done some inspections, but are in no hurry. An insider gave me the impression that the council start to play games with resorts at this stage, demanding work which will benefit them, such as committing to or completing a better road at the entrance to the resort, etc. He was of the view that things are therefore unlikely to move too fast, but impossible to say! We have completed one month ago, and so far have had no issues as a result of not having the HC. I guess if you are in no rush to complete, then best to sit it out, but if you have deadlines then fine to sign, otherwise it is impossible to plan anything.

Hi all
your responses are interesting..thank you. I just wonder, Jeff, whether, although you have completed, are you actually living in the property and if so how you are getting on with the services. For example, one hears the villas are being powered by a generator which can be either intermittant or subject to power surges which can damage electrical equipment. Have you experienced this? Is the water and sewage supply adequate at the the moment and has anyone any feel for whetehr they would remain adequate if more people completed on the suggested basis without services being properly connected.

We were advised by our solicitor on Friday that HC would be available this coming Friday (April 18th).
Per earlier e-mails I assume that this applies to all properties as I got the impression that all would be processed en block.

We were advised by our solicitor yesterday that he was confident that the HCs would be issued before the end of April. He is contacting the Town Hall today and will advise before the end of the week. As soon as I hear I will post a message.

We only 'lived there' for 3 weeks, and had no issues at all with power or sewage. We saw in the clubhouse that the lights seemed to go up and down a bit, but not in our house, at least not noticably.
Good news to hear that the HC may come this month, although being Scottish, I was enjoying my free utilities!
