Hi,like most people I'm trying to juggle figures at the minute and trying to estimate costs.
Has anyone out there experience of the rental market in Spain?How much rental potential has Alhama?I know in the short term not much as the golf course and Foro won't be open,but how about in the mid-term when these are open.Also what type of income per week would be reasonable?
Maybe I'm being pessimistic but with over 1000 new dwellings and a weak pound ,I'm wondering is it realistic to rely on rental when looking at affordability.
Also can anyone give me an approximate for a solicitor's fee and a fee for snagging?If you sign via power of attorney is it more expensive?
I don't have a date yet (Jardine 5) but I probably need to be thinking of a level of borrowing so any info greatly appreciated.

Judging from numerous postings on this and other sites, I don't think there is going to be guaranteed rental on Condado due to the reasons you have already stated. Also, for the last number of years, we have always rented but this year the guy we are renting from has noticed a decline in bookings. I don't think it's because of a lack of people, I think it's because there are far too many people renting out and are dropping their prices in order to secure business. However, having said that, once Condado has settled down over the next few years, and as long as PW continue to develop the site properly it should attract a great deal of interest due to it's location and facilties...and with that comes rental opportunity. I thnk that most contributors to this site will agree that although we are pleased with the progress to date, once we have all taken possession, we have to take a deep breath and wait a while to let the dust settle.
That's my thoughts anyway.

On La Torre in 2007 I rented out at £250 a week all year round which I thought was fair as the resort was not complete, I ended up with 43 weeks booked for the year.
This year, I raised my prices to £300 off peak and £400 peak, the peak weeks went first and I have off peak now available, so far I have 26 weeks booked for 2008.
The problem with renting very cheap is that you run the risk of underselling your resort and people will expect cheap rates all the time forcing you all to undercut each other by £5 here and there.
My advice is to stick at it, be very pro active and respond immediatley to any requests, if you dont someone else will.

Those figures are really encouraging,even allowing for a slowdown it looks like there is still some demand..Thanks.
Anybody got an approximate for solicitors fees and snagging fees?
Does power of attorney make it more expensive?I haven't got a date yet but it may be August when the flights are very expensive.

I mentioned this briefly on another thread but I think it's CRUCIAL that we get PW to agree to inter-resort transportation from the outset, otherwise we will find ourselves with very little to 'sell' to would be renters for the first year or so until the resort develops. Does anyone have a firm answer on this one yet??

On inter resort transportation I would say having a rental car is most effective and in Spain relatively cheap. I just rented a car at the airport (of Valencia) for 4 days at Euro 108 (excluding fuel of course).
