Estate Agents Commission

Think the problem with the bank guarantees has gone on for years.  It seems if you don't chase them up, you won't get one.

Our solicitor chased ours up for months, we finally got them when we threatened to withold our second payment.  The solicitor said it was quite common for this to happen.  Our second bank guarantee came without a problem.

Regarding the issue of our habitacion license.  Our solicitor informed us on our last visit, that he wouldn't let us complete until all the paperwork (including the habitacion license is in place).  I didn't think you were could get any utilities connected without them.

At least the valuers are getting access now.  Just a quick note to everyone on the first phase of completions - am sure we all wish you all the very best and that you have a great time in Murcia next week.  We will want  a FULL report from you though when you get home!!!!!!!!!!!!!!  Enjoy your new homes. xx

Gosh Payton you really need to calm down it is not good for you getting so worked up !!!  Have you got any positive comments for us just to let us know that everything is not doom and gloom???

Tell me about it!!!  Have to confess that I have really lost it this weekend - could be last minute nerves!  Everything seems to have come at once, trying to sort out the apartments, mortgages etc, completing sale of my grandmother's bungalow for which I am an Executor and 19 year old daughter having a road traffic accident whilst on her driving lesson!!!  Even the wine wasn't making any difference!!!

Whilst we are probably lucky to be some of the first to complete, I think JHMurcia is right when she says that there will probably be a few teething problems at the beginning.  And none of us really know what to expect - as things stand at the moment we will be flying to Spain on Saturday  not knowing whether we are completing or just going to get NIE numbers and deal with snagging - but I guess that makes it more exciting!!!

Feel a lot better today after speaking to Polaris World.  The positive comments are that I am sure it will all be worth it once we are enjoying our new homes in the sun and all the stress leading up to completion will be a dim and distant memory - well after a few glasses of wine it will be!

Will post a detailed report of our completion visit next Thursday when we get back.  Good luck to everyone completing next week (or hoping to) - hopefully will see some of you out there.

To be fair, if I was Payton I would be on much stronger stuff than wine if I was due to complete in a weeks' time with no firm mortgage offer nor a valuation!  Glad it's all worked out good now though and I'm sure the end result will be brill.

We're due to complete for our apartment on Jardine 4 on 24 June and have had our valuation done this week by the Leeds Building Society.
So for anyone worried about the value of their property, we were given a figure of €131,685 as the valuation for the 2-bed apartment.
Not quite as much as we paid, including the IVA but the value in sterling is better, considering our initial deposit was at €1.51 to the £.

Hope this helps put minds at rest for anyone waiting for their valuation of similar property.

I have also just got my valuation in from Bancaja - 121,000 euros (plus IVA) so slightly more than what I am paying (119,800).  Enough to secure my 60% mortgage.

We're buying a 2 bed in Jardin 4 as well, completing 30th June.  I'm curious, the valuation you were given of 131,685, was that without IVA? In other words is that the price it would be marketed for?
