Hi everyone, Can anybody give me an update on the certificates please and if they are now in place for completion dates or is there still a delay? Thank You. Best Wishes. Geoff.

We were due to complete on 31st July in Jardin 5 but this has already been put back to the 7th August due to the habitacion certificate not being ready. If it is not ready for 7th August we will give our solicitor poa to complete on our behalf.
Some people seem to be competing on time and the licences are already in place.

We completed last Fri (Jardin 2) with the certificate in place. However, we hassled PW direct, and also via our solicitor for several weeks beforehand and told them we wouldn't be completing without it... I'm not sure if that achieved anything, but it certainly wouldn't hurt.
The certs don't seem to be being done in any particular order - so your plot may not have one, but your nieghbour does. My advice to you (and everyone else) is to make contact with PW now - via your solicitor, and asked them if the cert is ready. If it isn't make it clear that you don't want to complete until it is (that's adds an incentive of PW not getting their 60% until it is)..
It's also worth noting that you CAN still complete without the cert is place - my solicotr told me that she has regularly done that, and that many of the properties in La Torres didn't get the certs until several weeks after completion. She said that she reached an agreement with PW in some cases that the completion would go ahead, but she would withhold the bank guarentess until the certs followed.. she said that she would advise against doing that, but that it was pretty low risk if the client wanted to do that. I was prepared to go ahead like that if the cert wasn't there for my completion date, but luckily enough I didn't have to.
The cert only lasts for 15 years anyway - so we'll all have to get new ones come 2023 anyway!

Hot off the press........just received an e-mail from Polaris this afternoon with habitation certificate attachment BEFORE we go over to complete on our Jardines 8 apartment. Is that a record !!?

Thats very good news. Our Solicitor was very gloomy about delays for Jardin 8. Although we thought she may be a tad tired of turning up for completions only to disappoint people and running up and down stairs between completions and arranging POA in the same building. We should have completed 14th August and have been told it could be September for Jardin 8 owners- fingers crossed this is wrong

We completed in July, but requested a copy of the habitation certificate from our Sol & Polaris before we even sent our money to complete. Funny, but for some reason as soon as I mentioned I would not be transferring the money for completion over until we had sight of our habitation cert they emailed me a copy......... This threat must of carried more clout then I thought, try it!!!!!!!!

Best news ever- just gone back into my emails and there's an email from our Solicitor. The Hab Cert is issued and we complete on the 26th whooppeedoo!!!

Hope its good news for you too Kazzy. Our Lawyer is on holiday other wise completion would have been sooner- no matter, as long as its sorted sooner rather than later. Yours could well be okay.
Got a pile of photo's of Jardin 8 but have to go through them before posting - my son has them filed now under 'loads of the same thing' !!!

Hi all,
Hope this is a collective batch of cert's and everybody due to complete can go over in a nice positive frame of mind. Funnily enough, one of my earlier e-mails to Polaris & solicitor was of the tone that if certain things were not in place (hab cert' being one of them) I would not be signing anything.
Hope we see some neighbours around when we are over Sep't 1st to 5th. Will be staying at La Torre.
Jan & Mike, look forward to seeing your snaps even though they might be 'loads of the same thing' they are still our own little piece of paradise !

We really liked what we saw, although we only made the one visit. I didnt ask about coming back after the snagging and so we had just abit of time after that to look around. Its a bit of a jaunt from La Torre if they wont let you back in. We liked our posiiton at the top of Jardin 8 (which is good as we'd just selected it from a list in the 1st place!) and the proximity to the sports boulevard and supermarket..Everywhere has come on a lot since we were last there in Feb. Building around Naranjos is well underway with lots of Valla Jana popped up-. They look cute little things- though from the road they look close together, but that bit's not finished so its hard to tell and with painting and plantings it might all look different . This Naranjos area is different from Jardines because of the variation in the buildings and how its all laid out with the penthouses across the back and the villas at the front. There's no doubt about it there are a lot of properties and they aren't half finished yet.!!

Hi there we are due to complete September 15th and have seen a copy of our hab cert. We have had absolutely no problems so far they always responded to our e mails and have rung us on several occasions. Is this too good to be true We snag the morning of completion so only hope it goes ahead I tried to make our appt later in the day but was told it was not possible We are in jardin 7 and apart from only one pool and no foro we can only look forward to holding the keys We are returning for the Xmas/ New Year bash and look forward to meeting everyone Liz and Chris Huddersfield

Congratulations. I am also in garden 7 and I snagged and completed on the same morning, snagging 9.30 and notary 12.30 we were 15mins late as we got lost (once again) but we were out and finished by 3.00 with our keys  Hope everything goes to plan. What number are u in
