Have been informed this morning that our apartment at CDS has been broken into.

The news we were dreading !

Not sure yet what has been stolen apart from TV/DVD/Sky , bed linen,awaiting police report.

Were in the process of having utility screened for security but not quick enough.!

We think they jumped over the wall and broke the glass in the kitchen door.

Has anyone any info on what is happening regards security. We know the security on site at present is just for building tools/machinary.

When are we going to be appointed security for our properties ?

Sorry to hear about the break-in .........

I have arranged a meeting with AMEX the community administrator  (early Jan 2007) to review the community accounts. So far approx 190 purchasers have completed each paying over 800 euros into the community account i.e 150,000 euros.  This fund has already paid for the life guards over the summer period, gardeners, cleaners etc....... As you maybe aware the swimming pools are now closed as there is insufficient funds to pay the necessary wages.......... My intention is to check our current community account balance to see why it is not possible to employ some type of security presence onsite as I also have concerns about leaving my ground floor apartment unattended etc..... even though I have installed the laundry window and had window and patio door locks installed ,,,,,, I will also be looking into installing patio door shutters similar to those already installed on the windows. As purchasers we have a right to see where are money is being spent etc.......

This statement re the need for lifeguards is not correct. My understanding is that the law requires lifeguards only during July and August. I stayed at a high quality development in Spain last week and spoke to a Spanish friend of mine who is involved in domestic property in Spain. She confirmed to me that the law only requires a presence during the aforementioned months. In her development there are 5 pools (much larger than the ones at CDS) and they only employ one lifeguard for the 2 months required. Their pools were open last week (one is heated) and there were no lifeguards on duty. This should be challlenged if you are concerned on this point (I have not taken it up with anyone because we do not have a flat yet and I would not have any legal right to ask for an explanation) but I suggest that owners who have completed might want to ask for sight of the relevant legal requirement or to put the question to their lawyer.

I might be becoming paranoid about this development but I wonder if there is an ulterior motive which I cannot detect as yet. Ask yourself this question, how many developments have had their pools closed and how many lifeguards are there in the whole of Spain?. I would think the lifeguard job is something students do in the summer, if not, given the number of pools in Spanish developments Spain would have to corner the world in full time lifeguards in order to keep their pools open all year.

Incidentally none of the pools at the development I stayed at had a fence surrounding them which we have constructed at Casares. This may be a legal requirement for new pools however and I would not want to comment on that. It is interesting to note that the Majestic Hills development has some pictures on their website and their pool does not have a fence surrounding it! I think the fences add a particularly ugly aspect to the pool areas and detract from the flow of the landscaping efforts. Certainly if they are not a legal requirement I for one would be happy to see them removed when we get the developers off the site. This is not a particularly significant point at present however and other owners may have different views I only mention it because of the discussion regarding the legal requirements to provide a communal pool.

I am here at the moment, security is non existent at CDS particularly at weekends when site office is closed. The opposite development casares golf gardens and country club have people at gate post 24 x 7.  I have fitted alarm (with panic alarm to police), makes me feel better at n ight!

Lifeguard statement is something I was told by someone who has already had a meeting with Amex ........... the swimming pools are now aparantly CLOSED, not sure if this is true cos I am not onsite !!!!!!!!!

We need to set-up the community of owners asap but in the meantime can I suggest that if you are interested in what your money is being spent on that you request a meeting with Amex - it maybe prudent to call one meeting as I am not sure whether the community will be charged for each individual meeting ??????

I have made contact with Amex and proposed either the 2nd, 3rd or 4th January 2007, for a meeting. The date/time still needs to be confirmed with Amex.

Sorry if my earlier response implied that you were providing incorrect information.

 I was aware from previous postings that Ammex had supplied the info and guessed you were only reporting this.

My comments are really aimed at Ammex and the entire management of this project. I do not know why they would want to have the pools closed unless perhaps the pools themselves were faulty and this provided a good excuse for closing a pool and not having to admit it is faulty. When I went through the site last week one of the pools was empty and the walls and floor were covered in a disgusting mud like substance. Don't know what caused this but I would certainly want it cleaned thoroughly before swimming in it.

We were over early November and the rain that came down reminded me of Noah saving the animals it was incredible and all the pools were filled with mud from washed away poorly landscaped gardens.

This will take some cleaning up exercise which I expect to take a while as I would imagine nobody will want to spend any of the owners money they have raked in in so called community fees as these I think are only for items that require zero maintenance.

Regarding break-ins it is common knowledge in Spain that if you do not have window bars and gates your property will be burgled at some point. This is why nearly all properties have these bars fitted. ( of course MLH wont tell you this as it may affect their sales) We fitted bars to our apartment immediately after completion and we received very good prompt service from the company that fitted them. The company was called METALIFACTURE and are based near Fuengirola we found them on the web and the price we thought to be very reasonable.

Our apartment is in Block 2 so you can see for yourselves but I would recommend them purely for peace of mind especially ground floor.

If anybody would like any information on this let me know

We also have done EXTENSIVE research on who to have security gates/bars installed. If only we would have put as much time and research into which Development we would buy into. Seems rather foolish in hindsight.

Anyway, rather than try to plug any company on the main board - if anyone would like a recomendation of a good outfit to take care of security matters - pm me and I will pass on what info i have.

Have recently completed on block 21, would be interested to hear of any problems for this block. Can anyone provide an update on security issues; I thought the site was being gated? MLH appear to have told me only what I wanted to hear i.e. that everything is going to plan!
