Does any other 3 bed owner have their valor catastral(rateable value) yet? and if so how much is it?

i am trying to settle the non resident 210 tax form for 2008 but i still have no ibi, which aparently gives this figure or invoices from local council. also will not be at CDA for another month or so.

i know the value will probably be different to mine, but i guess if i make some payment this will be better than none.

grateful for any assistance.

i have an end three bed with castral value 22.617,30 and therefore IBI tax of 46,29 foer my brother and i each as equal owners.

Alhama Council faxed the IBI forms to me yesterday after calling on 0034 968636780

hope this helps - now for the form 210!

I have a 3bed on Jardine 5 and need the valor catastral value to calculate my non-residents tax.  This phone number for the Town Hall - do they speak English cos if not there is no point in me contacting them.  What details do they need from us?

I am going to use some company off the internet who charge just £19.95 to complete your forms for you, complete with stamps.  All you then need to do is take the forms to the bank when next in Spain to make the payment

Any advice gratefully accepted!

For the IBI tax I phoned the Town council, gave my name although had I my NIE number on me that probably would have been easier to find my details - They confirmed that the property was split 50/50 with my brother - gave me thier bank details to make the transfer then they faxed me a direct debit for future payments - doddle!

Re Form 210 I have taken Jebs advice and used Spanish Tax Forms:

Phoned through first to check it out and have readily paid my £19.95 to a very helpful John Bosdet. Can't recomend them yet as I only did this on Thursday and haven't received the completed forms yet but will update this post as soon as i GET THEM.

i also rang the council office and yes do have one lady who can speak english of sorts, certainly better than my spanish though, and i was surprised how easy it was to get the info i needed.it appears you have to go to the offices in person with certain paperwork if you want to set up a direct debit so it dose not get forgotten.

i am also using spanishforms awaiting the forms in the post, i assume these will need to be sent to my bank in spain.

you can calculate your non residents tax using this formula -

catastral value x 2% x 24%

so if your catastral value is say 22500 euro your tax is 108 euro per annum

so not a big deal really !

Your first year will be pro rated based on your completion date

Is that valor catastral about the going rate for a 3bed apartment then?  I was expecting a tax bill much more than that, and had heard rumour that the bill is nearer 500Euro pa.

For those using SpanishTaxForms, please keep me posted.  As soon as you get a response, please post on here, so that we know that this great deal is no scam

Where did you get this info from for your calculation as I am not convinced it is correct.  Somebody else I know was also told this was how to calculate their non-residents tax and this was by their Spanish Solicitor.  I have copied an e-mail from my solicitor when I asked him about this, which I hope is right otherwise I'm going to have to pay more than I thought.

Dear Mr. Wroe,
 
With regards to the “Income Tax for Non Residents”:
 
  1. Since 2007 the rate has change from 25% to 24% of course if your friend wants to pay a little bit more, the tax office will be very happy to receive it.
  2. It is 1,1 % if the rateable value has been modify since 1994 for the rest of the properties is 2%. That means only a few old properties have an old rateable value. In your case, your property is new so you have a new rateable value so  is 1,1% and the reason in very logical: old properties has a minimum value in the registry of the Catastro this is the reason why the rate is higher becuse the tax office needs to receive money! they increase the %.
  3. Finnaly the calculation is 1,1% of 24% of this rateable value but only since the day we sign for the Deeds not the whole year (you pay this year for 2008, next year you will pay for the whole 2009, 365 days).
  4. The rateable value is going to be less than 50% of the purchase price. If we do not get this value from the Office this year, the Law says we have to use the 50% of the price on the Deeds.
  5. According to my calculations you are going to pay this year:
    1. 1,1% of 24% of the 50% of 142.900,00 €=188,63 €
    2. Nº days 77 (we signed the 15/10/08), 188,63*77/365=39,79 € (19,90 € each) 
Please tell your fiend to check with his Lawyer before to pay because then it takes years to recover this money from the Tax Office (if they make a wrong calculation).

this is what the equivalent of the Spanish Inland revenue site says. I suppose you could read this either way. My first thought was that older properties would be the lower rate but lets hope your solicitor is right and is in in fact only 1.1%.

your IBI (rates equivalent) will show the Catastral value

2.1. INCOME CALCULATED ON URBAN PROPERTY FOR PERSONAL USE.
 

The amount to declare will be that resulting from applying the following percentages to the assessed value of the property as shown on the Property Tax bill (IBI):

  • In general, 2%.

  • In the case of properties where the assessed value has been revised or modified since 1 January 1994, the percentage will be 1.1%.

This yield is calculated once per year, on 31 December.

If you have not been the owner of the property during the whole year, or if it has been rented for any period, only the proportional part of this amount is declared.

  • Tax Return Form: 210, using the general section 210-A and entering 02 as income type.

  • When to file the tax return: During the whole natural year after the date of accrual.

  • Where to file the return: With the Branch of the Tax Agency or Administration belonging to the Tax Agency responsible for the area where the property is located.

  • Tax rate: 24%.
