Regarding the untidy waste land that is set aside for the proposed development of Phase 5.
Already Phase 4B would appear to be several years down the line, so the prospect of Phase 5 being started must be at least 5 years , if at all.
Could it be possible that this area of land could be made into a 9 hole pitch and putt course which would be a great attraction to young lads (and lasses) as well as giving the resort a much more finished and attractive look.
I have no idea of what the costs involved would be but surely it is something worth investigating and if in years to come Roda decided to resume development then that is their perogative.
In the meantime many youngsters would have started on the road to becoming proper " golffers"

I think that is a great idea, we also came up with the idea of a green space almost like a park where families could kick a ball around and play games etc. the other facility that Roda lacks is somewhere for teens to get together like a community should, for instance a games room, as the commercial centre is not to be built this means older kids can't meet up which is a shame. The question is where does the funding come for such improvements?
Phase 5 can not be left like that and I would hope that the community administrators are asking Roda what is going to be done about it as it will put both prospective buyers and renters off.

You know - thats the germ of a very good idea. It would bring money in for Roda and make opting for an alternative property on another phase much more attractive for us phase 4b purchasers. Any more ideas along this line?

We would need someone to put it forward to Roda and I don't think they are in the position to be spending loads on it but it does need attention before they move off site and hand over everything to the owners. Can it be added to the next community meeting agendas? and everyone could put forward their suggestions. We transferred to phase 3 block and got a three bed penthouse with air con and furniture out of it but I guess for others it looks likely that they will be able to get their deposits back after a long fight as Roda can not build it in time.

Why would there be a long fight if we have our bank guarantees? Surely the monetary interest for Calidona /bank will just add up. Would it not be prudent to pay up quickly?
I know I'm probably naive but I don't understand the comments about 'long fights'. Can someone explain? I feel a bit thick about this.

When we explored waiting to see if they were going to build the phase in time last November when offered the chance to transfer to another property our lawyer told us that several clients on other resorts were in long battles to get their money back from deposits paid even though the builder had not built. The spanish legal system is painfully slow and yes it is very clear cut that your deposit is secured by a bank guarantee but calidona may be reluctant to pay out quickly given the current climate. I am sure you have spoken to your lawyer and he would be able to advise on timescales for this process. You will defo get your money back because they are in breech of contract and our lawyer said not to wait until the date of completion to file for refund, this should be done afew months before when it is clear that they can not complete.

Hello All,
Does anyone know how the building works are progressing on phase 4a please?
We have just been offered the builders mortgage........which seems OK, although only about 60% of total cost rather than the 80% we were originally led to believe.

Hi:
I was out there last week and there was a lot of activity. 4 large cranes working, 4 large cement silos, loads of workers etc. Some of the apartments were having windows fitted and were rendered. I saw a big difference in the 3 days I was there. Seems as if they are really going for it. Pools completed. Basically it was a hive of activity (on Sat as well)

Hi all
Airports, hotels, leisure facilities and a developer with dignity, my foot! Were we not promisede all this and more? Roda and Covera were not like the horror stories of before and we would have the protection of the improved legal system that put most sensible buyers off from buying in Spain.
I am pleased some are worried about their long walk to the club house while many others only have £10,000's of thousands of £'s at high risk of being lost and risks to their health!
OK, it is easy to take pot shots at anyone when you are angry and treated unfairly but this effects all. Disgruntled comments will put potential purchasers off, pending legal action against the developer will strangle their already limited debt ridden finances (who will do the snagging then? ) and an unprecidented ecconomic climate that still has not reached a bottom. No one is without concern!
I simply want my hard earned money back. I have not defaulted or breached contract, sold appartments without licence. Surely I have consumer rights??? I can not run my business like this and treat my customers like this. Simple, I wouldn't have 1. Ultimately that will be the consequence of this development, it will fall into freefall splitting the community who will only be concerned with themselves with know one listening.

cjas. I take exception to the trivialisation of the long walk to the club house as if we too have no more cares in the world. Our reality is that we did have to complete on a property whilst in a credit crunch which has left us with a mortgage which we can barely afford to pay and a property which we would stuggle to sell even for 50,000 euros less than we paid for it. At least your reality at the moment is the financial loss of 15% and the ability to walk away....in reality our financial loss is greater and we are stuck with it, worry and all, so in the circumstances we can only make the best of the situation and it is a fact that a shorter walk to the facilities would allow us better rental potential and the chance to at least contribute something towards our ongoing costs.
I am also fed up with all the chat about legal actions against the developers etc etc as if it will solve all the problems on Roda. The fact is that the credit crunch was not caused by Roda, the facilities offered were not misleading, and they did not deliberately sell phase 4b without the intention to build it. If you look back the forum you will no doubt find loads of postings from phase 4 purchasers voicing their concerns over whether their phase was going to get built and the credibility of the developer over this and yet here we are with phase 4 nearing completion. Admittedly late, but then so were the earlier phases.
Yes it is very frustrating that the grand plan has not yet, and perhaps never will, come to fruition, but this is not a case of fraud, it is simply a case of economics. Do we really believe that the developer designed and planned the whole site, marketed it, linked it with Devere etc etc having never had the intention of supplying it? Perhaps the fact that the developer has haulted on the development of these areas is actually good business planning, and I only hope that by being prudent with this will allow them to at least stay in business through these lean times so that maybe one day we will actually see the grand plan completed. There are uncompleted developments all over Spain with companies going into liquidation every day, people on this forum seem to blame this on the spanish legal system but I see cases of insolvency here in UK every day and the circumstances here are really no different. All we can hope for is to ride out the credit crunch and perhaps between the UCE and the developers we will actually get Roda to the 5* standard that we all expected.

Hear Hear! Absolutely spot on Scottebabe. Enough crying over spilt milk. It is what it is and we all need to make the best of it.
I would have thought that as the residents have the community entidas (hope that's right) that sorting out a shorter route to the club house etc from phases 3 and 4 shouldn't be that much of an issue to resolve? I am on phase 3 and it is a pain to take the long way around and especially in summer it will be unbearable.
I was playing today here at my club in the UK and we have walkers crossing the golf course with their dogs etc and no issue whatsoever and the club is over a hundred years old. The local authorities have nominated a number of 'public rights of way' .We all respect each other, and as far as I know no-one has ever been hurt.....(yet!).

hi , does anyone know if the internals ie kitchens , bathrooms etc , have been installed in phase 4 a apartments or is it the externals that are being completed ? thanks

We have just returned from RODA an hour ago and whilst there we drove to see PHASE 4A AND 4B
There were lots of workers on both A and B The plastering and painting is coming on and in some Apartments the windows were in
If I can remember, its what my Husband said is 1st Fix , exactly what is happening now ( and still has a way to go )
2nd Fix , is what you are asking ( kitchens ans bathromms etc ) and the answer to that is no not yet
Its the most workers we have seen for over a year ( a lot of them ) and activity is High
I hope that helps and i got this " FIX " right
